To start getting financing don’t u need like two year tax returns showing enough income - to do that will u get a regular job first ?

@@zibtihaj3213 Yes you do but you can also have a JV partner who will be on title of properties and you can have a set bare trust agreement.

Honestly watched your video from start to end it hit a nerve and emotions too . I was broke , immigrated to USA at the age of 33 with 2 kids , wife left me and I was alone cleaning the streets in the night and doing construction in the day and looking after my kids with the help of a baby sitter . I then decided to cut hair and worked as a barber at the age of 37. And today i am 41 and I own 16 salons and 5 barber shop in the LA and San Diego areas . I want to get into property development too so you do online coaching . And thanks for your very moving yet inspirational video and god speed . Don

Literally the same steps I’m taking. Dropped out of college after my first year, and went to school to be a barber. Opening my first shop at 21, and after opening up a couple more I intend to get into property development. Money moves. 🤞🏽

You can’t go wrong with a barber ship just handle and spend and account for all your cash wisely with a proper accounting system . And never I mean never low ball your price to attract more clients . You know what your worth and clients will pay more if they know your worth it . God bless

Mate you are summing up my life in the first 10 min . I’m 25 my father has pancreatic cancer , they gave him 6 months 11 months ago. he has been a developer and has been training me the last 2 years I’m going out on my own next year. And all I want is freedom to do the things I want to do and never miss out. We have one life ! Go hard!

I stumbled across your video by pure chance, but watched the entire thing all the way through. Fantastic story and it gives me an extra bit of determination to follow my own buisness plan, which is eerily similar to yours. I dropped out of education before uni, worked in some awful soul destroying jobs knowing it wasn't for me, even my own father passing in 2012. Used a small family loan in 2013 to buy my first btl, and working up to property number 5. I am now in the process of securing a plot for build to rent of 14x three bed houses. taking the scary leap to the next level with no prior experience in building sites whatsoever. My skills are interior refurbishments not project management on that scale but your insight has put my mind at ease somewhat, knowing this model can work and be fruitful. Thanks very much for documenting your journey.

This is creepy, I'm now 27 and currently sat in my new home that I'm renovating (I'm literally covered in dust tearing the place apart haha), this property will be the first of what I plan to be a very large portfolio. I grew up wanting to be a police offer, i didn't go to uni like friends did, I worked in TGI Fridays rather than frankie & bennys and then travelled to Australia rather than NZ before coming home last year to start my property journey... i feel like I'm watching my future self. Great video thank you!

Hi, how did you know that the land will be granted planning permission as you have purchased from auction. Secondly, when you refinanced to buy to let mortgage, the ltv was 75%, what happened with the remaining 25%, was you required to show a down payment or a deposit? Thanks

Where was this example built, was it in the North because those types of margins would never work in the south of the country or at least its much harder to reach margins like that

Hi, thanks. This was built in Northampton. Midland. In the south you have an advantage as the end value is higher, which means your profit is higher. The method is the same.

Such a similar story and I am literally about to make a move on doing something similar with potential interested investors from overseas that were part of my business pre Covid. I lost that business but using other peoples' money (even with insurance) concerns me - push me over the edge will you! I wish I could speak with you further and wish I had seen this video earlier!

Great genuine story 👍 Got a question that's bugging me. On your 1st deal, land was £157K and Dev loan of £600K. Built 8 houses. Paid back investors with interest and imagine also Dev loan of £600K which leaves you as you say about £370K profit. If you sold them how are you getting rental cash flow or you refinanced the properties and paid off the dev loan with refinance or? 🤔 Thanks 🙏

Thanks for the comment and question. We refinanced the development on a 10 year mortgage interest only for 75% loan to value against the GDV od £1,180,000. £890k mortgage paid back £810k of total spend with interest so £290k left in as equity and £80k surplus.

Travel-sun-sand with brexit there is opportunity. Prices come down and land becomes cheaper. Now is a good time to start negotiating on sites.

We teach people how to set up joint venture partners, whether is it a construction company or other credible partners. Attend property related network events as the people there are looking at similar ventures. They share a similar interest so start the conversations at those events.

This was in Northampton. We build and then rent the properties. No title splitting. Just 1 mortgage on 8 houses.

Thanks for the comment. We owed £810,000 to investors and development finance. The property was worth £1,180,000. We got a 75% loan to value mortgage which was £890,000. As soon as I hear something like ‘I got a deposit for a house from a family member’ & ‘I got a good job from my mum / have connections to building companies’ etc, I just switch off. This is good advice for solid middle class kids with access to money and who truly don’t struggle for finance, but pretty useless for those of us with low incomes and working class backgrounds. I wish you all well but sometimes you just realise that certain opportunities really are far out of your reach…

I really think you're missing the main points here and jumping to an assumption... I appreciate what you're saying but the reality was nothing like that. The job I had was no real help for me. My mum has never invested any money into our projects and they have been funded by investors... However, that's my story... What I can also tell you about is the hundreds of people who you describe this video is not for that we have helped get into property developments. We taught them how to find investors to invest into them and their projects. Everything is possible... You just have to work for it.

@@WhiteBoxPropertySolutions I appreciate the response - many content creators would ignore/delete a comment like mine. However I do want to highlight that I ‘get’ the point - ie feeling like you’re on the wrong path and wanting to change (it’s why I’m here). But I also don’t think it’s detrimental to acknowledge what your background/advantages are. In my case I’m in a low paid admin job in my mid-thirties and from a true working class family - this was never the plan but life happens and I’ve been stuck for over a decade. I’ve been researching and trying out other careers for years but nothing has worked yet. I always find my mind wondering back to property though so decided to try and make it work. I’m just highlighting that you make your journey sound somewhat easy and the whole ‘you just have to work hard’ mantra isn’t as simple as that, in fact it’s rather patronising to those of us who do work hard and want to change direction, but finances/situation slows or halts progress. I’m only saying what a lot of others would be thinking - I know people on here will think it’s a weakness and I’m going to get ‘you won’t get anywhere with that attitude’ responses, but, that’s fine.

Flight Scanner Nigeria at the time we used funding circle but they don’t do development finance now. We use a broker to get the best finance now

When you re financed to pay them back your mortgage would have been minimum .750k which is around 30k a year if your interest only . Figures don’t make sense buddy for your cash flow

dutch881 for our first development the mortgage amount was £890k which was 4.5% interest only - (£40,050 a year expense) Our income was £6,415 a month (£76,980 a year) Net annual income - (£36,930) Plus the £370k total profit in the deal. The second site was £639k profit which was £1,009,000 total profit. Hope that answers your concern?

yeah, mortgage repayments should start the month after getting the money and they had to build on the land so construction of 8 houses should take months without cash flow. the numbers don't add up.

We pay around 6-8% per year for development finance. For commercial mortgages at the end it is about 4-5%

I will do a video on this as it comes up a lot. The mortgage we took out at the end pays off our development finance and investors. It is long term borrowing paying off short term borrowing.

hi Lloyd, your video was very inspiring and I admire the way you put growth over money as a target. I just subscribed! I am an architect by profession, seeking to realise high quality homes for everyone and help spread the knowledge about what makes a home healthy, ecologcial and energy-efficient. As an architect you work part time as an artist, part time as an engineer but suffer from financial illitercy. What is the best way to gain the necessary financial knowledge in order to communicate and collaborate better with developers/owners/investors? Any suggestions welcome!

You don't need to know anyone now. We didn't pay more because it was our building company. The company still needs to make money. We paid profit to the construction company as much as you would to a construction company. We show you how to find and work with potential construction companies.

I would love to purchase properties to rent out and get in to the property development game but I have read you need the capital in order to keep hold of one property whilst purchasing another. Don't most developers when starting out have to sell the property in order to get the funds for the second, third, fourth property etc?

Beave Thanks for the comment. This is a common misconception about property development. Most people believe you have to have a load of money ‘yourself’ to start. That’s not the case. Inspiring video, I am currently 20 years old and in my second year of uni studying civil engineering. I have took a strong passion towards property development. Hi Tom, Thanks for the comment. Yes and No really... I didn't go to Uni to study but started property development and the education business. The degree will help you with the analysis side, although from what we have seen in the past, engineers seem to over analyse the deal and sometimes talk themselves out of starting it. Investors get a fixed return at the end of the development the mortgage is enough to pay the investment back plus the interest accrued.

My experience in doing this was that I got involved with property agent that kept calling and calling then said I can buy a property turn it around in a couple of months I fell for it paid the money then they wouldn’t answer my calls I had council on my case as well as my credit cards later to find out that there was no buyer leaving me stuck with property that wasn’t worth what I paid for it - three years later I’m still paying for my mistake I lost all my savings (secret property) was the name of the company who ripped me off while I was trying to make a living for myself and my disabled son all I was trying to do was to give him quality of life and to have a better life for when I’m no longer here

Your average bloke can do that as I worked as a pot wash and chef at Frankie and Benny's to afford the ticket, I then got a job in a supermarket and worked most of the time when I was in New Zealand... It can be done if you prioritise what you want. It certainly wasn't paid for without working.

so the idea here is to have family friends with money to support your business plan... what is the idea if you don't have family friends who will support your ideas? At 20:19 you said, "we found investors to invest in our bridging loans." Well, there you go, easy peasy. So the idea here is, just go find some wealthy family friends and some investors... simple. If you sell vacuum cleaners they tell you to just go find family members who will take pity on you and buy their vacuums just before they split town... same thing. Steve Martin used to tell a stand up joke: How can you have a million dollars and not pay taxes? First, get a million dollars..." End of joke. Is this really your advice/business plan. Did I really spend 34 min. watching this? Notice every comment on here is someone with a dream who can't crystallize their lack of startup investment? Everyone has the same ? or is just sycophantic in their admiration but can't get beyond that. Why do all these videos just say "it's easy, just get access to someone else's money?" I already know that part... I don't need a tutorial to tell me to spend someone else's money. Wow.

Thanks for the comment. This was how we started our first deal but have done 206 property deals since so we certainly know how to find investors now. It is not as simple as going to find family friends with money. That's just how we did it at the time. We did it when we didn't have education to show us how so we had to learn ourselves.
