For a full remodel project who do you recommend to hire first: Designer or GC? And if I have a budget in mind do I let the designer know first to draw up plans for my GC to stay in budget? Please share you valuable wisdom. Thank you Purchase price : $410k ARV: $750-$790k

Thanks Jason, keep it up. Discovered your channel thanks to Enes and I was wondering if you could give advice on how to choose a good contractor. As it gets technical in the building process, and if someone is not an expert, it's easy to be deceived.

What application you use for cost management? How much do you pay your sub contractor to start a job ? 10 percent or 30 percent ?

we use spreed sheet that weve created through excel. and usually 10 percent depending on the trade. some need more to buy materials and get them to the site

I want to do a small garage conversion. Can I get away with just a drafter to do plans to submit the permits myself.

if the engineering is standard then you may be able to, but youll need to pay an engineer regardless to get the stamp!
