I had a resident that was never late on rent. He had lived there for many years, never a problem and again never late on rent. Then all of a sudden he was late, then just never paid. I did a welfare check, his girlfriend answered the door, he was ok, just on the road. He was an over the road truck driver. I left a letter for him regarding his rent. He was two months behind. Normally, I would have already started eviction process on him, but his past on time payments made me a little more easy on him, and seriously want to work with him. Well a day or two later he came storming in my office yelling at me, his girlfriend in tow. He paid his rent, he has copies of his money orders, blah, blah, blah. I asked him for the receipts from our office. Hilariously, he produced this oh so fake receipts. I called him on the fake ones, showed him what our book looks like. It then dawned on him, his new girlfriend that he gave the rent money to was spending it, then writing fake receipts for the payments. I just gave this bitch the nastiest look, called he an idiot. I asked her to leave the office and then worked out a payment plan with this poor man. He just met her, and moved her in. I advised him to either buy the money orders himself, and drop them in the drop box, or write me post dated checks, but under no circumstances should he give her any more money to pay rent. It got better, he went home and kicked her out. What kind of person does that to someone, then expects it all to work out.

a short sighted drug addict or someone with a severe shopping addiction. I guess maybe someone with destructive personality disorder too but that lady was stupid. glad it worked out with your tenant, don't want to pass up a good tenant like that.

Not a landlord, but my wife and I used to live in a townhome community. There was a gentleman across the way who swore he had a feud with me but I brushed it off and did our best to avoid him. One day I’m in the living room reading when I hear a knock on the door. It’s the police who apparently were there to serve a restraining order. After straightening out the miscommunication (It was for that neighbor), the petitioner reached out and apologized profusely. We later moved out but I still see her and her kids from time to time and crazy guy eventually was sent to jail, for yep, violating a restraining order.

Omg, my dad is a landlord, and just this October, finally managed to get rid of 2 shitty tenant families. The people who lived in the 2nd floor, were beyond disgusting!! They moved in February 2020 and immediately struggled to make rent. By August they were behind 3months, but even worse, had managed to infest the entire building with roaches, bedbugs and rats. Multiple attempts were made to fumigate, but these nasty fucks never cleaned, or put down any traps or poison for the roaches between exterminator visits. When they left, they didn't turn in their keys, or emptied the apartment. My dad walked into a nightmare. There were SO MANY rats, from all the garbage and FOOD LEFT IN THE FRIDGE WITHOUT ELECTRICITY; the rats chewed thru the rubber lining of the fridge to get in. Flies and fruit flies swarmed, and there were maggots and roaches all over the kitchen. Whatever clothes, mattresses and furniture were left, were crawling with bedbugs and there was rat shit EVERYWHERE !!! Even stuck to the floor, which was filthy, and obviously they never bothered cleaning the shit, and just walked over it. The white tub was black and moldy, and the faucets in the sink and shower broken off. The place looked like it had been lived in for decades, not 8months. The other tenants in the basement were not as bad, but have 3toddlers under 5yrs old, who trashed walls, carpet and the new blinds. But they too, were kinda dirty and uncooperative when the exterminations were scheduled, or didn't clean properly. But they sure as hell whined about the pest problem . My poor dad is still trying to get the place cleaned up and remodeled. He has greatly reduced the vermin numbers, and is VERY relieved that these animals and vermin are gone.

I feel bad for my old landlord, it was a housing complex. Some people wrote all over the walls, one person painted every room black, so many many things they had to fix. But my favorite was probably the worst: my neighbors decided they wanted to paint their livingroom, so instead of painting over the old color or using white primer first....they tried to sand it off. Off the drywall. With sandpaper. And Im sure you can imagine that if they're stupid enough to do that, they absolutely weren't smart enough to sand everywhere evenly and the entire room looked like the walls were warping. They had to replace the entire rooms drywall.

I heard of a tenant that moved and didn't tell the owner. the next door neighbor called the owner and said I think you should come over and check out the place something is very wrong. It was a three story house, when the owner got there he found that the renter had left the water on in the tub on the third floor and it had gotten from the third floor all the way to the first floor and the damage was totally in the walls on the floors and completely devastating to the property. I believe that was the cruelest thing any renter Could do.

This girl my sister used to be friends with got evicted for nonpayment so her and her kids (6 and 8 I believe there was a baby too) clogged every drain in the house and turned every faucet on. Smeared dirty poo diapers all over the walls. Broke out the windows ripped up random sections of carpets and stole all the copper from the walls and stuff. Crazy

My dad’s been a landlord for about 20 years now. He owns 3 townhomes and a split level home. The family living in the split level has been renting with my dad since he bough his first property and they are great tenants. I think the worst tenant my dad has had was the single mother of 3 who was a crackwhore. She spray painted porn on the walls in black paint, she stopped paying her utilities but kept going to the washroom in the toilets so the house smelled like sewage, she left so much garbage behind that we had to do multiple dump runs, and we found so many broken crack pipes and bongs that it was crazy. Thankfully her 3 kids were removed from her custody. This happened 10 years ago and I live in that house now and I still occasionally get mail from her. I even found some court documents tucked into the back of a closet from her when I was cleaning.

Easy answer is the group I called the vampires. Two guys, one with two kids and both with girlfriends. Ohhhhh! So many stories. I call them the vampires because they stayed up all night and slept all day nun to quietly for sure.They would tear their car engine down on the hard wood floors in the living room, rebuild it, put it back in to test it by revving it up at 3am with no muffle on the car. One of the girlfriends tried to commit suicide late one night bleeding all over the bathroom. Left pot on stove and almost caught the kitchen on fire. And my breaking point was having to hear Billy Ray Cyrus's Achy Breaky Heart over and over she's lucky I didn't hurt her for keeping me up all night for two week . Forced my mother to evict them and now there a clause no one moves in without pre approval.

I tenant let his junkie mom move in then he left. We changed the locks but she went through the window and snuck a key out to make a copy. My step dad that looks like Grizzly Adam's had enough at that point and came over. He forced her to move immediately

We had a downstairs neighbor the only reason they got in is probably because my mother requested them since they were a bus drivers mine in past years, they had just re done the whole downstairs butt they basically destroyed, moms boyfriend was a jerk and I could hear him screaming at them in the middle of the night and there even more then that they never paid on time and then broke their lease.

My friend's father owned a duplex and rented out half of it. The tenants left in the night and left most of their stuff behind. Friend's father ask me and his son-in-law to go through the place and take inventory of everything left behind. I used to work for the department of natural resources (Forestry service in Canada) so I know what a dead animal smells like and that is the first thing that hit my nose when we walked in the door. Turns out the tenant's pet Iguana died and they decided to put it in a garbage bag and left it in it's aquarium. Also they left cans of grease in the freezer and the power had been off for several days. Needless to say, that fridge went to the dump.

Not a landlord, but so when I was in middle school our neighbors from across the street decided to rent the bottom floor of their townhouse which isn't all that unusual around here. The first (and to my knowledge only) people that rented their bottom floor were quite the drug addicts. The guy looked to be in either his late 20s or early 30s and his girlfriend looked to be in either her late 40s or early 50s. They were always late on rent and were also the kind of people that believed in those conspirecey theories about stuff like chem trails and like the government being out to get them. Eventually they called the police on my stepfather saying that he was threating to kill them with a shotgun and our Pitbull which of course wasn't true but the police arrested him anyways for some reason that me and my younger sister never found out. At first our neighbors believed their story but after having a talk with my stepdad a few days after the event they started to believe our family and kicked them out of their house and called the cops. My stepdad got off with no charges the guy and his girlfriend went on the run and we haven't seen them since

My Memaw was renting out a house and the residents ended up making it a drug house. Needles and baggies that had cocaine residue in them were all over the place. The place was filled with roaches and mold. It was so bad they had to tear the house down and the guy was put in jail. She got screwed for 300k. I also was bitten by their cat trying to save it after being attacked by their pitbull. I had to get a rabies shot.
