Any buyer who takes 2.5 years is not serious. She wasted her time. She should have asked what his timeline was and maybe allowed him to move his timeline a few times but not for 2.5 years. She should have let him go and focused on other buyers who are serious. Sure, 2.5 years later he bought but everyone buys eventually. He wasn't serious and obviously had no loyalty. Set rules for your buyers to follow and make them understand your time is valuable. If she got a wholesale fee of 15k for 2.5 years worth of work, that is not a good deal for anyone.

When you file a memorandum does that affect title if the transaction goes through like normal, or do you have to repeal it how exactly does that work

Shady stories everywhere in this wholesale subto creative financing sector. This was a disgusting buyer for sure and two wrongs don't make a right but are there any snakes on the deal maker wholesale side of the business out there as well? I hate more government regulation but this wholesale industry is ripe for it.
