I disagree that most fail. Most is an assumption because there is no data to show how many investors there are and how many fail. Research, for me, is only buying in my area. I know my market and the public's perception of different neighborhoods. I never invest in markets that I don't know. This includes rental rates. Realtors know zero about investing. They know retail sales and price per square foot. If you are using banks as a lender, they will not let you over-leverage. They are your partner in the deal and if it doesn't meet DSCR, they won't make the loan. If you don't have enough down, they won't make the loan. You mentioned cap ex and then you mentioned long term maintenance. Same thing. Cap Ex is actually a commercial property thing that is overstated for a SFR by people like Bigger Pockets. You first said, people don't do enough research, then you said paralysis of analysis. If they don't pull the trigger, they are not an investor.

I think both can be a reason someone fails at real estate investing - they either buy wrong or they analyze and never pull the trigger when their intention was to grow a portfolio!

Do not start with debt. You will get run out of real estate within a year.

It's all about managing debt carefully. Most investors will need to use debt to build a real estate portfolio, but taking on more than you can handle will never end well!
