@@munemrabadi809 I was on the "it's going to crash" wagon until I read, "Secrets of real estate and banking" You need to read this book. It changed my perspective. Credit will become easier and easier, powering a larger boom in real estate, prices will grow more rapidly than the recovery from 2012 bottom. Only then will the crash happen around 2026 when credit is tightened. The fed is making sure our economy is going to boom and will continue to do so. Banks won't have to worry about mortgages going under cuz the fed is supporting land prices, values will go up.

I have been getting a lot of calls and mailers in the mail if I want to sell my house and it's got to a point that it pisses me off because now I tell them and if I want to sell it I will call A realtor and the other side of that is the solar companies calling do you want to get solar or they're either knocking on my door

And that's a fact brother. 1 seen a 800 Sq foot home sale for 160k and it had not been removed since it was built. Brand new home going for 300k and is all siding no brick... I done! Lol

Well so long as the govt continues to borrow to suppress interest rates this can go on as it has fueled real estate boom , stk mkt boom , let's see them stop borrowing and see what happens. One thing you did not mention was real estate affordability in a economy where inflation is on the rise , and individual salaries do not ascend with inflation. There was a home that was very meh. Had 10 piers just put in with tile broken out at all the locations they did it at. They sold as is and still got 30+ bids. Wasn’t even marked down a ton... Insane market

Yeah I'm not sure if the translation of that concept is what all the click-bait 'experts' and shock-jocks claim it means. How many times have you had a car, wanted to sell it, had to reduce the price to way less than anticipated, but yet breathed a sigh of relief once you finally unloaded it? Imagine a more efficient system of lease, or even share ownership? Less cars on the scrap heap, less valuable resources constantly wasted. When the mainstream media put down a concept, try to think who will be at a disadvantage?! Less people getting into debt to buy a car, for example (or even house), less control over people as a result. Plato had a similar concept in his envisioned city-state, and it was way more efficient than our current boom & bust economics. Let's face it, the current system is at breaking point. Remember the words of Captain Picard: "The economics of our time are somewhat different to yours."

Prices can't go much higher. Fed can't drop rates much more to increase demand (who knows maybe they will go negative) and people aren't going to all of the sudden going start get 10% increases (be lucky to get 3%) in pay each year. If the fed is forced to raise rates, then the inverse of when interests rates are low people can buy more is true also. If/when fed increases rates people who want to sell will be forced to sell for less. Also long term demographics are horrible, granted thats 50 years out but I've seem people saying that they already expect 10 million fewer people in the US in 2050 due to decreases in birth rates from the pandemic alone. Not to mention its already decreased life expectancy by 1 year and the pandemic hasn't even run it's course yet. Other counties demographics which will affect the overall economy are way worse. Most of Europe and part of Asia (China and Japan) will half their population. Only place expected to grow is Africa. This partly the result of increase housing costs. Homes are not for investment. They are for people to live in and raise families.

Your right, home prices have gone up! A 2x4 piece of lumber used to cost $1. at Home Depot now its over 6 bucks. And that is just one reason home prices have gone up. But with the population growth in the USA, along with people living longer, more homes are needed and cant be built fast enough.

In addition, the Pandemic has artificially limited inventory. Once the vaccine has been fully distributed all of the people who have wanted to move over the last year will come on the market. Personally, I have canceled buying a home due to the pandemic. Traveling to view a home outside of my city is a non-starter.

Inflation is the decline of purchasing power of cash over time. The rate at which the decline in purchasing power occurs can be reflected in the increase of an average price level of a basket of selected goods and services in an economy over some period of time. But one rule you want to watch is where people are migrating from and where they are going. Places that are obsolete or where people are leaving usually don't do as well. @@JerryPinkas oh that certainly helped. Back then the tax benefits of home ownership were much better than they are now. I live in Ct and real estate here tends to not appreciate so I always viewed home ownership as a necessary evil. I have a friend who bought his house in 2005 for a little over a million dollars. He sold it in 2019 for $835k. Thats not unusual here. A lot of realtors here will tell you that if you break even on a house you're lucky. Maybe it's different this time, but the current panic buying reminds me very much of 1986 and 2006. Both times ended up in disasters.

@@JerryPinkas no i i did not see it i will take a look at it thank you. so im guessing i missed my chances around the 08' days (i did try to buy a few houses but were out bid by cash buyers) houses then were for 70k to 100k or so (houses now that would be 200k or more now). as i mentioned prices are so high and if you are right with things going to stay that way im sol on getting a place or i will have to relocate to another state with lower housing market.

I do draw Inspection on properties being built with bank financing and most of the homes I inspect are at or far above the million dollar range. These aren't crazy glamorous homes they nice but not show stopping amazing.

There are so many factors playing into the elevated housing prices. We have the Feds printing so much money and pumping it into the economy. Our dollar is worth less and will continue to in 2021. We also need to consider supply and demand. Less homes for sale means that those homes are now selling like a hot commodity. I was going to buy in a few months but I'm definitely going to wait until the bubble bursts!

Can't speak for other areas, but SW Arkansas is seeing high demand, few listings. Prices have increased steady the last few years. I have had rentals, fixer- uppers, and a Brokers license for past 40 years, and have not seen this much activity for quite awhile. People want out of the cities, low interest, low property taxes , high construction costs are all factors. Quality land and homes has always been a good investment and always will. Better than money in the stock market.

Several things to consider: 1) Once the vaccine has been fully distributed and most people feel reasonably comfortable about getting out...It is going to be remain crazy busy for those what have been holding off on buying a home. 2) Home prices will continue increasing since a 2x4 piece of lumber used to cost $1. at Home Depot now its over 6 bucks. 3) With the population growth in the USA, along with people living longer, more homes are needed and cant be built fast enough. 4) Interest rates are at their lowest ever. It could be a good time to lock in for 30 years. 5) Plus making payments on a property you own is better than paying someone else... plus you get the tax advantages of home ownership! So 495,000 house should be worth it bcuz the low interest rate. But what With a low interest rate a 30 year fixed and also 20% down is that still a good deal if you have the 20% down but what if you don’t have that 20% down or not much of a down payment to put down

Why? This government will continue to print money and will not let the economy drop. The problem with that idea...it causes inflation and in many cases will cause massive inflation. I can’t just keep renting for the next 5 years either. Rent is expensive too and it keeps going up up up At least my payments will be stable if I buy. I just don’t want to buy a shithole for $300k but it looks like that’s where this is going. Mid 2000s all over again with prices and it just makes me so pissed. Either let the foreclosures happen now or kiss first time buyers goodbye. We need supply up now!!

Well your right, all the money you pay in rent just goes away with time. But if you own, at least part of that payment goes to you and your future. You also get the tax benefits as a home owner. I would buy if 80K enough to cover ur downpayment, closing costs and insurance, and plan how many months could you use remaining saving to back up your mortgage. Interest rate is fluctuating this month. Soon interest rate will rise above 3%. Take advantages of using rent payment to pay mortgage.

Any benefit we may have had by lowered interest rates were all washed away by the rising prices. In some cases made it worse. Here in San Diego the interest rates dropped 1% but home prices shot up 20%. lowered rates actually made it worse for us trying to buy because now we have to pay higher property taxes as well. Last year I looked at very modest homes for 400k... after the rate cuts the same homes are now selling for 500k+. It's crazy.

The prices imo are propped up for the ones not in the know because it makes the economy look bullish however FED prints money increases the price of goods and resources *inflation* it's a cycle we've seen before like some of the comments said only time will tell, Cali and Oregon if you're looking at the west coast end the eviction restrictions end between 05/21-06/21 most are lifting not throwing tenants out till 04/21 so it's getting close to that by the end of this month and after the stimulus round 3 goes out, it should start to dip soon enough after that. So the second quarter going into the third quarter will determine economic strength or weakness and the house of cards should fall if the latter. Imo if you're looking for answers research the vicious cycle, what occured before or when the stock market is propped up, housing market and inflation, this all plays a role with policy/ACTS, politics, economics. So there is no real answer, if you're in the market like myself play it safe, idk if this housing market is considered a *bubble* right now! low-key it could be I'm not a realtor or a financial investor or advisor, if you'd waited this long like me what's another 6 months 1 year the prices have fluctuated and sometimes it's up $10k or down 10k so play it smart don't buy on the bubble if this indeed is a bubble, the market is in demand and there are plenty of homes across the board/US supply is there as well, prices have doubled in some cases/states. good luck 🍷

only way home prices will drop for any length of time is if 100,000,000 homeowners die in USA in an epidemic, then prices will drop and not return for about 20 years. price means nothing if you get a home now with 30 year mortgage @ 3% and plan to live in it . People that buy should not be allowed to repurchase a home for 10 years after foreclosing simply because house is worth less than mortgage unless they do infact loose their job and all other assets are depleted. Just like stock market, if you buy high and sell low, that is your loss( my way of buying stocks)

Calls most of the people that lost their jobs were in retail working part-time and restaurants and other subprime jobs and they didn't buy houses anyway so that's why the prices aren't falling but it's true there are some people who got laid off or lost their job but the percentage is very low and the prices are going to go up because every time we have a downturn there's always a reset and everything goes up higher

Another thing too as the interest rates are so low in my lifetime they have never been this low and that allows more buyers to compete for the houses which also drives the prices up it's a no-brainer and secondly another thing everybody knows the Democrats now that you're in office will raise taxes and hopefully a home will be the only thing you will have for write off unless they get rid of that and the increase in minimum wage will drive the labor cost of housing up along with the materials that it takes to build the houses and another thing The New Normal will be a lot of people working from home they don't have to be in the San Francisco office complexes doing their Tech work they can do it from home which means there will be no turn over in housing because everybody will be staying home and this will also cause the price of homes to go up because everybody's got to have a place to live and it's called supply and demand the free Marketplace

Thanks for watching. Yes I did say that places like NY Manhattan Has multiple years of inventory based upon the current buying and absorption rate. Next I did say that there is extremely high demand for homes in other places around the nation. 7:49 First time home buyers imo are what's adding to the other factors that is really the "new thing". I heard a NewsHour story saying this is millennials started to buy houses. Millennials have been less inclined to buy their house than people before them. But they have been getting married and having babies which pushes them toward buying. The covid happened and many millennial found they could work from home indefinitely. Their employers are doing whatever they can to enable working from home. And this makes perfect sense to millennials that many jobs can be done better from phone. They're more comfortable with the idea than older workers. It looks to me covid was a tipping point, sped it up. When some millennials start buying they post every detail of their lives online. And of course what they post is a highlight reel so other millennials read this posts about moving out of the city is just the best idea ever. Not wanting to be left out other millennials rush in too. If this is right I can see a pretty big supply of millennials looking to buy. This could go on 18, 24+ months. No idea how hot the market will be or not be. That will depend on other things like jobs and salaries. If jobs get hot, Fed keeps rates and down and inflation at least somewhat in check as they intend it could be a pretty hot market in many areas. The most interesting areas will be the bigger cites. Especially commercial property. Another interesting thing is people are watching this trend of working from home but I haven't heard anyone talk about what's next. Other than some saying the millennials will miss the cities and move back. Sure, some of course. But there's a possibility something new will be created. Looking at Digital Nomads I think maybe that type of thing could spread within the US. Co-working spaces. Many small towns in the US have a lot of boarded up and/or extremely cheap retail type buildings on main street. I can see some of these being converted to co-working spaces for the working from home people in the area.

I just put an offer on a new build home (earnest money) will be complete in June, here in Seattle. The development is an hour and a half away from the big city out in the middle of the mountains and have a few hundred homes and they're selling 11 homes a day with people not even looking at him it is nuts

You can buy a real house for $200-$250K in california. But it will not be in area where you want to live. Either very remote areas or very high crime area take your pick. Realestate market is inefficient, so once in a while you might get a great deal, even in California.

Money is too cheap too borrow, foreclosures aren’t allowed to happen, shortage on lumber for new construction, national migration people seem to be leaving higher income markets for places in north and South Carolina for example and now sellers are not selling bc they can’t buy. I feel that the only solutions for the Carolinas is higher mortgage rates and allowing foreclosures. However I do think once COVID is gone the migration will slow down greatly

Exactly what's happening here in Texas (I'm in North Dallas). My husband and I were looking to buy a bigger home further out north. We bought our home as a foreclosure in 2014 for 168k, can easily list on market for 300k, and buyers will swoop in and bid up at least 20k. If we sell we'll have a pocket full of money, but where will we live? It's 5 of us, him, myself and our 3 boys. There's no way I would buy anything now, market is overpriced. Then you have people swooping in from literally all over, because compared to the rest of the country, Texas real estate and the south overall is still somewhat affordable, compared to the rest of the nation, but I don't think that will be like that too much longer. I think California's high overvalued market is a prequel to what the nation as a whole will eventually get to. Even when all these eviction and foreclosure memorandums in place, when the memorandums end, and the foreclosures hit the market, there won't be a crash because the demand is so high, plus you have people on the sidelines, like myself, waiting to buy. Yes, rates are higher than what they were literally just a few weeks ago (literally 3% vs. low 2%). It seems like it's not too bad bc of what they used to be when they were 13% and 9% and 7% etc. But with low interest rates, and inflation on the rise, the value of the dollar is decreasing, and fast. Feds have said they are not raising interest rates, but prices are going up? Things are about to hit the fan. It's a complete setup for an economic reset. Unfortunately people really don't understand the very basics of economics that is evident in our everyday lives, but not taught to us as a fundamental in early years of school. The government is giving away free money to people, not to say people don't need the help. But the reality is it's doing more harm to the economy than good. Giving away money like that actually devalues the dollar and, that's what is causing this inflation. Foreclosures aren't hitting the market at their average pace, causing a low demand of homes, and rising prices since the demand is far advancing the supply. This is why we see the cost of commodities, like keeping a roof over our head, food, gas, etc. going up. I don't think the housing market will be the next to crash. It will be something far worse, perhaps the dollar itself. It's so sad because this will impact the world globally. The middle class is being wiped out as I type this. Covid is ushering in a brand new economy at the expense of people (to control population), and for the love of money.

I may buy a house this year they give a interest of 2.6% but the house it’s a new built , was going to be worth $229 but now it’s at 249k . I believe house market won’t crash unless maybe huge city’s but in my city no one has lost there job and prices keep going up I don’t think it will go down

Just like 2006 2007, then the crash. I predicted 2022, follow the historic trends. The house prices went up longer than the traditional 7 year up 7 year down. Usually recessions come in 10 year cycles, but the first wave of boomer retirees forced that up an additional 3 years. So instead of a recession in 2018, it will take an additional 3 years, Here we are 2021, but due to forebearance, we add one more year for the smoke to clear, 2022. The deals will be phenomenal. I hope to get a USDA Direct loan at that time.

Sounds like you have made smart moves for your future. Its not about the price or the investment properties are all about the cash flow! If that is right...then the time is good. If the economy is up or the economy is down don't try to time it, always look long term! As far as purchasing an investment property...Interest rates have never been lower. Its a good time to lock these low rates for 30 years. Don't over extend your self and you will be happy in the future! Hope that helps. Just trying to be as helpful as possible.

Appraisal certification? Not sure how to rely on that. If you are looking for areas...People may be moving to certain areas, but an appraisal is based on the specific plot of ground and property. There is so much WRONG with this video. I don't know where to start... PEOPLE ARE NOT LIVING LONGER! Average lifespan has increased because less babies are dying due to things like antibiotics and better health care. Wages haven't kept up with housing prices. Average price of a home is beyond affordable for median household income, especially for first time buyers. People that bought in 2006 lost money on their "investment" etc etc etc

Wow. A house for under $300K? I'm 28 miles N.E.of San Francisco. The house down the street was on the market for 3 weeks. It was listed at $1.67 million and its in escrow for more than that right now. Holy smokes! Who has this kind of money and qualifies for that kind of loan? Its a nice street but these are 4 br 2 bath homes built in the 1970's. Maybe these guys are thinking it will be worth double that in a few years. Who knows. I think it will be cut in half when the foreclosures begin in earnest.

Many people are sitting on the sidelines waiting for things to cool down...Unfortunately, they are getting even further away from actually purchasing because the prices will continue to increase even further. Why? This government will continue to print money and will not let the economy drop. The problem with that idea...it causes inflation and in many cases will cause massive inflation. @@JerryPinkas Thanks, Jerry. I watched it. It helps to have input about possible paths our uncertain and scary future. In 2017 I sold some property and bought my son and daughter in law a better home than mine. Smaller, but previously owned by a contractor who was a perfectionist. Oh, that inlaid oak floor!!!! Its in the San Francisco East Bay where an outhouse on 400 square feet sells for $250K... A random conversation with the owner at his garage sale led us to hammer out a deal we could both sleep on. He used an online realtor who arranged escrow, documents, title insurance, inspections, etc. The terms... 10 day escrow, all cash to seller, as is. The Title Company even hand carried the documents to the County to record it hours before the Labor Day Weekend started. The home they admired for months was finally theirs and was paid off before the key went into the door. It was one of my prouder moments as a dad.

We've had people knock on our door and offering 100K over what we paid in 2019. It's absolutely nuts right now. Problem is you cant find another house to replace what you are selling.
