Waqas. I think following are main reasons of dha phase 8 declining prices 1) Investors who don't have any plan to construct houses always move their investment after possession for maximum gains. Although peak these days is achieved before the possession and after possession prices see decline. 2) before possession prices were too inflated. With no construction activity price of one kanal in W block was touching 3 Crore. If I have to construct I can get prime location plot in phase 5 for 3.25. 3) plots are too deep in phase 8. So people will have to spend a lot of money to fill them or have to construct basement which add a lot to price of house. I only see the situation improving once construction activity picks up there. Btw in comparison where do see phase 7. Specially upper blocks of phase 7 which are near to main boulevard / defence raya? After phase 6 reaching saturation do you think builders will rush towards phase 7 considering plot price is bit reasonable there and it can give good profits. Where do you see phase 7 in next 5 years and where do you see phase 8 as well in next 5 years?

Farhan Bhai i am working on your querry and will answer all your possible question in DHA Phase 7 discussion video ... here i want to add fake price were inflated bec of rumor 8 marla Broadway commercial become more expensive than 1 kanal plot on M.M Alam road gulberg ... people were thinking that phase 8 has more prime location for business activity just because it fall in front of Lahore International Airport. Now DHA Phase 8 Property is taking correction in its prices just like any other money market Real Estate market also take correction but unfortunately in Pakistan we only have 1 money market so whenever it take correction many of us get disappointed but i hope it will be soon on track in a year or two ... Phase 7 is one of the biggest sector of DHA Lahore and it also have big size plots in large quantity it is town in itself i just saw a map today and preparing a good discussion on it ...

I think best time for investment in DHA Phase 8 will come after September because thing will become more clear till then as Ramzan is approaching so real estate activity including development will be slower down in near future ...

Salam. I am looking to invest 50 lacs. Considering DHA Rahbar 5 marla, Bahria Orchard two 10 marla plots on installment and anything else I can get in DHA phase 6,8,9 or 10. Not looking for a very short term gain. Can hold 7-10 yrs. What do you recommemd?

Salam, thanks Waqas bro your video was much realistic and honestly analyzed DHA Phase-8. I need a help from you, I am looking for a residential plot for self living in coming max 1-2 year to be ready to shift-in but my budget is around 50 lac. Please provide an honest advice where schooling and health facilities should be easy to reach. I preferred DHA Phase-8 but I have not seen it after 2012 till now, no idea about ground development and trend. Even not confident whether this will be ready for living in coming 2 years.
