We bought 50 acres last year with a brick ranch house (needs updating) with a new HVAC and roof, large double door garage and barn for $150,000… it’s still relatively close to town but far enough out I can do anything I want… consider myself to be lucky in this market.

We found our land a little different through an auction. A little different but not exactly normal way of doing it. Your videos years ago helped us dream and research the best we could. It was never going to be perfect and we weren’t going to have all the questions answered. Scariest thing was to just do it. We knew we couldn’t just dream it our whole lives; we eventually had to put our money where our dreams were.

A lot of people can't see past the trash, overgrowth, etc to see what a property can become. A couple days of bulldozer work can dramatically change a property for a couple thousand dollars. Great advice Troy. Good to see you again.

I bought land in Summers County in 2015, just raw vacant land, and I live and work in Florida. People that I work with always as me about it and now all I hear is people talking about moving to the mountains. Florida has over 22 million people now, paradise lost 😞. People are looking for a new paradise. North Georgia, the Carolinas and eastern Tennessee are practically unaffordable now days if you want to buy a decent tract of land. West Virginia is next.

I think you could probably find a partner who does want more attention to their listings who would gladly give you access for promotion. Finding one who is comfortable with honest reviews might be harder, but it's clearly an area where there is interest in viewership so it could be a win for you, the realtor, and your audience. Lot of work, but it's an interesting idea for expanding your efforts on KZbin. What I would find interesting personally is more information about the various areas of WV as I've enjoyed visiting and would love to eventually move there (although in my case it's unlikely due to personal circumstances) but don't have a solid grounding of the geography of the state and the different areas and how that would impact lifestyle and opportunities available from the perspective of starting a homestead, however we define that. Thanks for the video!

Thanks for the great video! I too like countryside, farming etc. The biggest problem that I can think of is, what if someone gets a heart attack or stroke? Won't it take a long time for paramedics to arrive? I heard that getting treatment within the first 4 minutes or so is very crucial for survival. I once asked this from someone who lives in the countryside and looked over 55 years old and she just said that she is not planning on dying soon lol

Just visited WV and while quick it was a great surprise, very beautiful, and as you say the stereotypes are pretty much untrue everywhere in your and all other states. Great video, but be careful what you are advocating for. If the country side fills up with assholes from the city it will change the culture of your area forever. I live in a rural area of South Carolina(not near as rural as where you are) we are about 45 miles SE of Charlotte NC and for years people moved away. But for the past 15 years people have been moving here for cheap land and taxes. The sprawl from Charlotte is getting here now they are starting to build housing developments. The area is nothing like it was 20 years ago. The price of land has went way up I am sure property taxes will increase rapidly as more schools and infrastructure needs to be built.

Regarding your last ' negative ', that is really interesting because you are failing to recognize that being an ' influencer ' is in itself a job. You spent time, effort and money to get to the point where some of your videos are hitting 100k views. Or to put it in your sense of humor, you are just a less pretty Kim Kardasian. I don't think the paywall idea is terrible, even if it is just $10 it serves the purpose. People who are just bored and watching your videos aren't going to pay it. And especially if the owner is your friend, it would be fairly easy to remove it once the land is under contract. The other part of it, and again I"m a capitalist too, is if this is your friend, maybe have him pump up the price $500 or so and then underhand it back to you once the sale goes through. If he has 10 listings and they are decent properties, your advertising and Kim Kardasian impersonating should be rewarded.

You provide a product and a service. The realtors hire you to post their property on your channel. If a sale happens, you also get a commission.
