Is it actually 0.5 Trillion, or 0.5 Trillion in ‘notional value’? Given the full value of an off plan transaction can be registered on DLD based on only 10% down, technically, the value of the actual cash changing hands is much lower. It is essentially a form of leverage in the system. As sales prices are valued off a comparable of recent sales (with 10% down) prices can get bid up higher and quicker than a market with less off-plan sales. The market is 50% off plan sales. That’s a very large % compared to other global markets, and thus, can cause the volatility we’ve seen in previous cycles. Why is no one talking about this ‘feature’ of the Dubai market?

For now for example London and New York are still ahead compared to Dubai But that will change in the future for sure, because London and New York are declining in status due to the ever growing unsafe environment.. they are heading toward a failed society.
