Just keep learning. I know a lot of men that wish they studied investments early on. Don't let anyone say you're too young, have older mentors teach you what to say and do and it should never matter. If I started as early as you and stuck with it despite set backs nearly all investors experience, I believe I would be worth around $10 million now. Its not get rich quick, even Trump lost deals and nearlu lost it all. Just keep studying various teachers as your knowledge and soon to be business grows.

Great show! I think the most valuable part about this show is when Grant is running through the deal and dissecting the numbers. Knowing what Grant looks for and how he looks over deals is where I find the value. Great stuff guys.

"Intention is senior to mechanics." How is the neighborhood? When did the deal last trade? How much did he pay? What are the taxes? Divide the gross income by the purchase price for the cap rate.

Grant, what about the taxes on the Cleveland deal? Shouldn't it be NOI $146k- 60k debt-$33k taxes=$53k ... 10.6% return on his $500k

I'm currently a franchisee of 2 locations and the cash flow is there but I'm looking for the equity and assets. Thanks for the advice!!

on the Cleveland deal, how does Grant know what the top is? What does Grant mean every time it reached the top it crashes? how does holding on to the property through tough times indicate a good location? how do you figure out what the seller paid?

Let's say I want a 6-plex (if anyone can help me out here) what should each unit provide me to be worth the hassle of tending to each of those tennants and the price that would be worth paying for the MF property? I figured, let's say, I want 1k per unit to be content. I would make 6000/month = 72000/year. I want that yield to represent a certain % for what I purchased the property for so let's say 7% return each year, then I would need to buy a property that is worth 1.038 Million. BUT the location affects this so maybe the vacancy could be an issue depending whree you buy it even if you grade the return you like for the price... What would be some advice on this dwelling on my mind?

Grant, what about the guys that own 50,000 houses like Invitation Homes, American Homes 4 Rent, and Colony Starwood Homes? Even the smaller guys that own 6000-7000 homes that has raised private equity money? Don't underestimate the power of owning Single Family Homes!

OK, so now that we know the property was purchased on July 12, 2011 for $3,500,000 - how much was the caller saying he could buy it for? I don't think it was for sale and no, you can't buy it for $1,500,000... Should I buy a 16 unit apartment for $30,000 in a horrible location(in the ghetto), every other building around it is boarded up, completely vacant and the inside is half burnt? Rents in the area are $488 for 1bd - $650 for 3 bed. Last sold for $125,00 in 2013 and short selling it now.

Grant said dividing the taxes on the Cleveland deal for .02 means the seller is in it for 1.6 what does that mean?

average propery tax rate across US is between 1-2% (0.02). He took the property taxes of 30k which are calculated from the most recent purchases price in '08. when you divide 30,000 by .02 you get 1,600,000 which would be the price of the deal assuming that 2% property tax. AKA when you multiply the 1,600,000 price by 2%, you get the 30k property tax. if anything, this is the lowest the owner could have paid for the property with the given conditions. he likely paid more than 1.6 million for it

Omer Palka I mean when I am looking at investment properties I don't talk teach about the property on my first visit. I get the seller excited that I am there so I get shown extra attention. Watch the full video, he was saying he does the same and I think it's great advice. It's an amateur move to come in and talk about all of the Cons of a property. It turns the sellers or the agents off to you...

Why does Grant teach instead of fully focusing on his real estate business? His advice is great but I don't get it. The only logical explanation can be that he earns more from teaching than he does from real estate. Or he's doing this for charity purposes.

At 43 minutes and 20 seconds above the guy with the accent says the owner paid $350,000 four years ago. In reality, the owner paid $3,500,000 in 2011 which is 6 years ago. Somebody help me. Could anyone help me understand what he was talking about when he said, he's making 4% on the banks loan or whatever? All I got from that is that it's better to split your debt if one is going to make you pay less interest. So before, the guy was making 86,000 a year and after he changed to two lenders, 1m at the same % and the 500k at a lower percentage he came out with 90,000 a year instead. To me this seems obvious but the reaction from everyone in the studio seemed like they just had a revelation. Did I miss something?

He's not saying split the debt. He's saying, even if he had the full $1.5M he would borrow $1M from the bank because he can make 4% on the banks money and then 10% on his $500K that he puts down. His point is to make money off of the borrowed money. Instead of just making 10% on HIS money, he is also making an additional 4% on the banks money.

Mortgage money can be the cheapest money at times, but be extremely careful where you use it. There are so many things that can crash your property with over financing such as balloons, person guarentees, rates being higher up renewing a loan, the rents tank, the market tanks, your idea for the money fails, etc.

I've focused on 6 unit apartment buildings in Hispanic neighborhoods. I've had great luck with those, they generally sell for around $225,000.
