I know I'm about to get so much hate by saying this, but... I'm a building inspector in a large city. The amount of rejections I give for people just straight up not giving a crap is ridiculous, and its only been since Covid. If youre looking at a home, new or not, built by a major builder, DO NOT. Theres about a 70% chance your foundation will be on air. That stuff doesnt get past me in my area, but there are inspectors in my city that i know will not even check. It comes back on the builders for just not caring in the slightest, but these homes should be rejected so much more than they are.

Yep. Friends bought a Lennar new build here in Venice, Florida. Husband dropped a spoon on the tile floor. Hollow. Tapped all around the house. Hollow everywhere. Slab was slanted. Tile was floating. Lennar had to repair.

Don't underestimate older builds. Yes, they have their own separate issues but when renovated you'll likely to end up with a better product. I'll pick plank and brick over osb and vinyl any day.

Absolutely agree. I just got done renovating a 1962 home and the quality of lumber is off the charts. All hand nailed and one of the best framed houses I have ever seen in my life. Not one piece of framing was rotted. There definitely are some cons when it comes to older homes, but the bones are absolutely solid.

The problem with that is more people are finding this out therefore driving up the price of older homes through the roof. I'm from South Florida and some of our matchbox old homes under 1k sqft are worth more than a new construction 3/2 w/ 2 car garage under 2k sq ft.

I’ve been in Georgia for the last 30+ years and saw the population increase and the advent of tons of subdivisions that builders introduced into the metropolitan areas. It didn’t take long for DR Horton to develop a terrible reputation for build quality problems that turned out to be a feature instead of an anomaly. This reputation has NOT changed and anyone that buys a DR Horton house is begging for problems and disappointment.

A real estate broker "contractor" a few years ago renovated a 2-story 1990 home and at the open house said everything had been redone, all the flooring etc. When I went upstairs the floorboards creaked. I asked him while he was replacing the carpeting why didn't he fix the squeaky joists? He didn't answer but gave me the evil eye. When 2nd story floor boards squeak it is actually an easy fix, but the contractor too damn lazy to fix it. I would not recommend buying that home for that reason alone. What else wasn't fixed properly? When it comes to construction and renovations it's all half-assed these days. What they call lipstick on a pig.

Inspections will only reveal so much. I have my unlimited building inspectors license as well as my home Inspectors license, and they're two totally different ballgames. Once the frame is covered, you aren't going to see anything.

I seen D. R. Snorting walls off plumb several times when i worked as a carpenter. Caught pure hell on trying to get proper alignment for vanities and kitchen cabinets in certain units. That's when i went shopping for a older home. If haunted oh well😂😂😂

I walked up to a DRH home inspection while sheathing was being nailed to a gable wall over an 18 foot garage door opening that had no top plates on the studs. Their representative said that's how they build them and nothing would be done to correct it. That statement was enough for my client to bail.

Hate to tell that last lady but as a custom home builder for 40 years my guess is she has foundation problems. DR Horton probably has built that same exact house dozens of times and if those other houses don’t have these exact same issues then the one difference is the soil conditions under the footings. Exterior and interior wall crack that have to be repaired numerous times tells me it’s a settling issue with the foundation.

House was built in 1962, 2 STORY, 4BD, 2BA, 2200sqft, $119k, bought in 2015, $94k left on mortgage, zero problems with foundation, walls, electrical, plumbing, or structural integrity. Just *_REGULAR_* sh-t... *AND COULDN'T BE MORE GRATEFUL.*

Never ever ever ever ever ever, nevah evah buy a home that has been built in the last 30+ years. Unless it is a custom build, if it is built in Texas it is garbage. It's like that in most every single state but I've only built homes in 4-5 states so I cannot testify to their codes and products used. They wrap houses with cardboard now....as the structural sheeting....1/8" thick cardboard. You're refrigerator comes in a better box.

As an inspector whenever I would fail inspections ,I would receive a call from my building Official advising me that I'm holding up progress. I have done inspections for D.R Horton, Minto group, Pultie Homes, Lennar, DelWeb, Taylor Morrison, from Homestead Florida, to West Palm Beach, to Port St Lucie, Sarasota, Naples, and all of them use just about the same suppliers and materials. Don't think just because you see hundreds of mofos developing houses that's its being built to perfection. I guarantee that at least 50 percent if not more of the newly built houses foundation shifted some of yall probably got a crack running up your walls now. Don't blame me, I tried to do what's right and I was reassigned every time.

A friend of mine had to have her foundation lifted within 5 years. sure, bentonite clay is all over here. I echo - Do Not - buy a new build house. The same friend had to walk away from a 10K deposit because the builder did not prep well, then left the foundation open. Tons of back mold and several remediation attempts, RE attorneys told her the builder contracts are airtight and draconian - they could force her to close on a moldy house.

And even as an Amazon driver that delivers to Jacksonville, Ponte Vedra and St. Augustin, I see the crap quality of these new houses in these HOAs. One house almost killed me when the railing I grabbed on for balance bent 90⁰. Found out it was made of PVC.

Unfortunately, it has become the American way. workers can barely read a tap measure let alone use common sense. As a flooring contractor i see more General contractors lay their own flooring to save a buck. when it fails it is obvious they lack mitigating skills that would have prevented the issue. believe me its not cheap when a floor fails! but when building a death trap designed house that puts peoples health at risk that is criminal. its not funny anymore!

Our forefathers built homes to last at least 100-years. All they worried about were their aging roofs, termite damage and concrete typically having 50-years of hardening and another 50-years of softening.

There's good craftsmen out there. I'm one of them. These builders won't hire a guy like me because I will take 3 times as long to get a job done and it will cost them 3 times as much at least. They don't like hiring contractors who cut into their fast money. Even if it means sacrificing quality. I did finish Carpentry on new builds and I took 6 days when the other guys took two days. The difference was that my work was perfect and they even used the houses I worked on for model homes. The other guys had all kinds of problems that they just let fly and they ended up letting me go because I wasn't getting the houses done fast enough.

This happened with me with GE and my new washer that was under warranty wasn’t working so when I called to have them come out they said that there techs were busy but they could get a local company to come out and service it? Nope!! Because the moment the subcontractors touch it then you will lose the rest of your time on your warranty!!!

Seeing people like Matt Risinger here on KZbin build such high quality homes with such care and attention to details and then seeing the state of new construction homes makes me upset In a way. I know Matt builds the best of the best high end high performance homes that are out of reach of most of us but new builds should at least have that same care and attention to detail and should be the best possible code compliant house or above code. Especially since we’re paying 500k- millions on these homes.

Just another reason why air yandlers should be in the garage and easily accessible and not in the attic. The whole idea of yaving a fan and cooling unit in a hot attic is beyond stupid. American building design and code for construction is a sham. Houses are stone in other countries and last for centuries not months

Sad part is its unavoidable when building a home. I saw a guy show the quality and rings of old wood versus new wood and even the strength and structure was low quality..so even if you get a builder that follows the rules, the materials still aren’t giving you your moneys worth ..I dont want a plastic box built out of toothpicks and nails..give me the old house 😅

the lowest bid was not low enough, so they went with the immigrants instead. inspectors and builder are not around when the work is done. the guy running the neighborhoods does not speak Spanish or know construction, he just keeps a checklist on the schedule. your home is 3rd world built on American property.

People need to stop treating illegal immigrants like they are some godsend when it comes to skilled labor. i’m a finish carpenter, aka starving artist. i always find it interesting that customers businesses rely on profit. When a builder, makes profit, it is all of the sudden a rip off. Know what you are buying. Fools buy stupid things. Stupid things don’t buy fools. If you know value, you will never have a problem.

DR Horton probably doesn’t have anyone that works there that could figure that out I’m sure they have to hire that thought process out! Now days their are NO True Home Builders Period!!! They are scheduler’s!!! Horton scheduler’s don’t know which end of a hammer to use much less know what in the hell is going on with framing, roofing, plumbing, etc, all they worry about is getting it built out the lip stick on it and get the buyers to sign off so they can get that bonus!!! I have seen a guy that went from sweeping out houses to getting thrown into a builders position in less than a month and that is not a lie. This guy did care about the quality of his houses and I had to hold his hand for about 3 months to teach him the plumbing side of the build but ya that’s the way it is with Horton! These city and county inspectors should be held liable also that’s should be the final say so in the process. And home inspectors, got to watch out for them also, they are like builders, extinct! Sure you can pass a class and be book smart but do you really really know what your looking for or at! Most have a program on their computer and they just check yes or no. It’s ridiculous out there!

How many union people work residential. You want quality you gotta go to the unions where they pay their workers what their worth and they qet a quality product that reflects that. FYI public unions like police, firefighter, teacher thats where you see waste. Show me the waste in private unions like the IBEW. Thats why people hate unions because they are thinking of public unions where you can't fire people but in a private union i can get fired for not producing enough in my 8 hours theres the big difference between private and public unions.

The first few tract houses that these national builders put up in the beginning are usually the best quality (for the elevation/design/true cost). Why? Because that's their A-crew that does it from the blueprints like a competent builder would. The rest of the house are cloned (no kidding, just copied and pasted to the other sites like a template or jig) from those first few houses by the B or C-crew, especially if they cannot read blueprints, cannot square their framing without someone telling them how much to cut, or had no building experience. Whatever you do, DO NOT buy the last few houses that would close out the community, even with massive incentives/pressure to close. It would had been a) the dumping site for the builder, b) being build by the sub-subcontractor, and c) not inspected at all by the city/municipal inspectors. Builder would be in a hurry to transfer all the liabilities, duties, and managements away to owners and HOAs, and the city would be in a hurry to adjust the property price to get the maximum taxable value up.

I encourage anyone with the means, who live in rural-suburban transition areas to buy up the surrounding property around their land, if available, because believe me; if there’s any space, these cheap bulk build McMansion companies are coming to your village, township or city. I bought 100 acres of ranch land around my current acreage for pennies on the dollar when I found out these fools were planning a build near my area & all I can say is really??? In a semi-rural area where your prospective yuppie gentrifier customers are going wake up to the smell of cow shit & the sound of diesel tractors in the morning in their brand new cardboard shoeboxes they overpaid for by atleast 200k. Either do what I did or stay on your city council about barring these companies from polluting your pristine land with mass produced garbage. I know of some people in Colorado, Arizona & New Mexico who have done what I did, I hope people in other states do the same. Don’t let these companies into your communities if you can help it.

I want people to know that a lot of this falls on the homeowners fall.. instead of getting a license and someone who specializes on the traits and skills.. many homeowners whom want to save thousands of dollars by getting someone less qualify and knowledgeable.. bottom line you get what you pay for.. I'm a general contractor second generation home builder working hundreds of homes through my life.. I seen this through decades over and over..

This why i quit construction, contractors dont care. I just walked off from a builder here because they couldnt stain a deck properly. And when i said something i was the problem and threatened me with lawsuit. They stained everything except the deck then tried to clean screeens, siding, rocks, driveway, and utility units. I laughed and left saying i want no part. They were lazy and didn't tape anything but wanted the payout quick. So they sent 3 people to clean and touch up everything they missed, which was a joke in its own. 2 inch paint brush for 1500 sq ft deck hahahaa. Some building codes call for double cripples because builders shortcut the headers. Money grubbing chumps.
