Cuz there are lots of states with barely any rental protections and the rent is still very high across the US. The free market didn't bring down prices. And why would it, we've structured our economy around the concept of endless growth

13k for broker fee ONLY that’s just something you pay the realtor. Not included your deposits and other fees landlord want to add in there. It’s crazy it’s like a down payment on a home you other places of the country. I us to live in NYC and once paid a broker fee but way less than that

This is what happens in Rhode Island. Also, my city has been overrun by New Yorkers fleeing lockdown during the pandemic, who decided to stay because they could work remotely, and short-term rentals like Airbnb. So the city is considering a limit on how much the landlords can raise the rent each year. I think they want to limit it to 1% max each year. A two bedroom currently goes for about three thousand with utilities not included.If you want anything under fifteen hundred, you are sharing a house and renting a room. And with a large portion of our population working in the tourism industry, fifteen dollars an hour pay does not cut it if you want to live alone.

A broker's fee makes it neutral to the owner if the apartment changes tenants frequently, which is not good for anyone, apart from adding an extra, pointless profit to the subcontractor. If the cost is pushed to long term rental costs for the owner, it's more profitable if the tenants stay longer, and there'll be no extra profit + tax on that margin

I hope there is a regulatory framework built into this bill that prevents landlords from just passing off this cost to renters. Whether it is a cap on the increase percentage, or rent evaluation estimates on buildings/apts that are being placed on the market.

What people in New York should do is move out of the city by the millions and by having vacant spaces and landlords not having spaces occupied would send a clear message that jacking up rent prices and screwing over the little guy for greed is not going to cut it anymore people need to understand that rent needs to be a fair price according to what the people make as a percentage and not just a flat fee or landlords can be greedy and once the tide is turned and the landlords learned their lesson then a discussion can be had because if you keep jacking up the prices you're not going to have any tenants

They already do. This story of housing requires good reporting. The actual amount of empty is a lot higher than the market will be honest about. Why should it if the legislature doesn’t force them to be transparent? And if they were guess what happens next for them? I mean the legislators. They should be treated as a group. Landlords, realtors etc. All involved meeting a standard. Oh wait the only thing close that actually applies to real world differences for renters is a heated topic. Rent control. Or as I like to call it a simple thing about greedy folk needed. But screwed up by zombie sheep types. And spineless legislators Look they can’t even get child protection laws to pass there without setting precedents for years around the country. There is a balance between capitalist, who are money makers, juxtoposed to the working person. 2019 rent laws, Vouchers, FARE Act facilitated by the defenders of the working man; there zeal to insure equity, has opened a Pandoras Box. If the election pointed to something, it is that NYC has become over-regulated, this coupled with the migrant issue is changing the trajectory of city politics. What is ahead for NYC, is a move towards Republican leadership as inroads are being made. Congestion pricing is the next tax on the horizion.
