I would prefer radiant heat in the floors and ceilings instead of a furnace. Do any homes have electric radiant heat?

These are all going to have gas heat with the furnace and the gas fireplace. It doesn’t get very cold here and if it does, it doesn’t stay cold long. Natural gas is also cheap here so it’s more affordable to heat with gas than electricity

How many miles is it to Costco? How is the traffic?

It’s about 10 miles and would take about 15 minutes to get there. Traffic is very minimal
