A fellow Malaysian told me it's risky. Because a foreigner (like Singaporean) buying a property in Malaysia, he can only sell the property to another foreigner. So if he want to exit and make a profit for example, he had to find another foreigner to buy that Malaysian property. And in the previous recession in 1997, Malaysia can restrict sellers of properties in Malaysia.. to freeze the money and not able to bring out of Malaysia. (You can still use the ringgit to reinvest or buy another property in Malaysia but they can restrict you to exchange it to SGD and bring out of Malaysia, as it will cause the currency to weaken) So there are risks to consider if you are buying JB property.. for investment

If you are thinking of making profit from buying and selling M'sian properties, forget it. 1) Maintenance is not up to par in comparison with Sg. M'sia has ample land to build more new and better properties as time goes. Buyers will go for new properties and not old ones. 2) The ringgit has been depreciating. 3) The govt is not so stable. A change in govt may end up with a different set of rules and laws. 4) Foreigners can only sell their properties to other foreigners.

Never buy a foreign property with expectation to resell and make gain. I refinance a fully paid SG condo to cash out and fully pay a JB condo. I make repayment on my SG condo using its underlying rent, and will thus earn the entire JB condo for 'free' after 8-10 years. I merely get JB condo as an option to stay as retirement home while collect rent in SG

There is more besides you unable to sell it, the tons of vacant apartments and empty land in JB and the poor maintenance/upkeep etc. 1 - You cannot stay in it 365 days unless you plonk in S$150k in FD in Malaysia for the long term visa. 2 - You have to pay the monthly maintenance for as long as you are stuck with the property or get sued. 3 - You have to pay for property taxes and join in the heart pounding Malaysian election every 5 years. Don't be surprised one day PAS takes over Malaysia and your house is considered haram and needs to be torn down. Even Anwar's position as PM is not stable, what more your pathetic JB property? For Malaysians, it is probably alright for them to buy cos they are already part of the community there and sort of 'stuck' already. But Singaporeans should not foolishly join in.

Of course S'porean can't stay 365 days, but even SG once a while take a trip to JB for getaway, just come back to SG as getaway and stamp passport. Malaysia has way more land than SG, taking back land and make foreigners hate them? I think if I am a leader, what for? I should find ways just to milk the rich, not taking their home. something must be wrong when you see a lot of listings in popular areas such as horizon hills, bt indah and princess cove. too many sellers and too few buyers, added to the oversupply due to the hype of RTS and misleading marketing it is common knowledge that malaysia properties are a bobby trap for foreign investors.

There are alot of project which with consent from the state that Singaporean and foreign can buy with RM4xxk - 5xxk for 2 bedroom. Also its a freehold not like the Medini 129 years. I feel Singaporean should talk to the local more instead of just Agent, if i was an agent i will also sell the premium unit first.

You may be able to own a "home" earlier in Malaysia but are you willing to permanently live in Malaysia and transit to and fro every day? Not to mention If Singapore govt give out U-Save vouchers, CDC vouchers or benefits to Singaporean living in HDB you may miss out. I would advise to still buy a HDB BTO but get a smaller flat that you can afford. You dun need that $700k flat if you can't afford it.

A “99 year lease” for a flat is an international regulation and is practised worldwide. Even buying a flat in Malaysia also required a 99 year lease. Some states in the US offer only 50 year lease for a flat. In China, all flats are sold for a 70 year lease. In Singapore, it’s 99 year lease, better than the Americans and Chinese. My advice to you is don’t buy anything in Singapore if you want freehold. Try buying a flat somewhere else, pack up and leave.

There's a lot of criticism on Johor property investment and I can understand why. Unlike Singapore, Johor property investment isn't easy but for my case, I invested right after the border opened 2 years ago near Bukit Chagar and making 30% profit so far (even with SGD - MYR currency change). It's all about timing and where to invest.

Work in Singapore, get high pay in strong SGD ($1=3.5RM), live in JB with cheaper costs of practically all things....what an ideal combination. But policies can change with political changes and properties are unmovable assets not easily converted or transported. So Singaporeans, be very careful with spending your money.

JB is not Shenzhen, it is only good for retirement. it doesn't have the population to sustain the property prices. Singaporeans try to think JB can be SZ. it is much cheaper to rent than to buy. BTW, most parts of the world are not doing well, and Singapore property prices are not realistic. after all, maybe 20 years later we may be like Holland under the sea level

My aunt had bought an apartment in Penang 30 years ago. She has retired and want to sell and it's price has increased 3 folds . With the exchange rate at 3.5 to 1.0 and converting sell price back to SG dollar, she still lose money . It is not worthwhile to hold any assets long term , when the currency is falling .

The topic is about Singaporeans buying properties in Johor, not Penang because of its close proximity to Singapore. Properties near RTS are selling like hot cakes because it's 1 station away from Woodlands North. Singaporeans generally do not buy property in Malaysia as a form of investment, they are looking for a retirement or weekend homes that can be passed down to the next generation.

No. Property in Malaysia are not leasehold like HDB. People buy it for retirement or weekend homes that can be passed down to the next generation. The SGD can stretch further if it's spent in Johor compared to SG and many Singaporeans buy monthly groceries in Johor because it's significantly cheaper. You think you can afford to retire in Singapore with the CPF retirement plan until 80 years old? In Malaysia, it's possible for ordinary Singaporeans to retire

Not many bot into JB. Singaporeans are not stupid, properties across the causeway are grossly overpriced. They are of lower quality in terms of built compared to Penang and KL but priced like them. Its prices are quite stagnant coupled with the depreciation of the RM it is a poor buy even with a relative long time span. Why buy a property that depreciates over time. Buying JB properties is like buying Yishun but paying downtown prices, it will take a decade to break even. To me it is depositing your money into a bank account with zero interest.

Buying a property in Johor is meant for retirement and to pass wealth to the next generation. Many Malaysians who work in Singapore can afford to buy a home, a car and/or motorcycle. This is not possible in Singapore because of property and COE prices. Some of my relatives own a property at Bukit Indah which is meant to be a weekend home where else others rent the homes for years until it's time for retirement. Also, some properties near RTS are desirable since it's only 1 station away to Woodlands North MRT.

It is goldmine, not 99 years return in investment but freehold. Working with malaysia, one have to understand not to expect a full 24 hours from them. They have other more major priorities. Must have a clear mindset when working with them. Is a two-way traffic with two-way control. Operation will be smooth of one way control but like they say ”when you put two people together supposing to be good but most of the time two times of every things are needed to complete one projects” especially one party feel more superior than the other party. Or what appears to be two parties is actually one party project irrespective who came out with this idea
