These limits would not impact me, if I were to sell each house individually, If I sold as a portfolio however, the limit would effect me. by putting a limit of once a year, this takes away from Flippers and there use of the 1031 exchange. Anyone holding larger real estate this would effect, Unless you are able to pull the money out of the property before selling it.

I think it would shutter transactions for sure. But strategies would just shift a little bit. I think you'd see more installment sales and I think there would be an increased demand for commercial properties and nightly rental opportunities because the potential for bonus depreciation in year one would help offset the gains from the sale of a highly appreciated residential unit.

Agree. Keep in mind bonus depreciation is going to start phasing out soon... to make matters worse :)

Bro, have you paid attention that mr. Gates has purchased ton of farmland. I personally don't see any ethics in the 1031 idea. I mean of anything a limit of 2 exchange has to be posed. No wonder such a large class gap has amassed over year
