After seeing few projects of TATA I have come to an opinion that the over all project would be spacious and green, less dense from the outside but when it comes to the house and interiors it feels like 90’ design. If the prices are lower than market than one can move in and do some interiors overhaul, mostly with kitchen and small washrooms, and overall opening up the space.

Inr 4 maintainence is quite normal. Ppl are supposed to buy the size they can afford to buy and maintain. If someone could buy a 10cr villa, they can also pay 30k maintanence
