We wanted to buy land for a project some years ago in Lagos. Our project engineer advised, "don't buy in this area, this is NNPC pipeline route, don't buy in that area, that is NEPA high tension wire route, don't buy in this area, it is federal land". It is crucial to engage professionals when building or buying.

When I was a child, growing up in Nigeria, I used to think that the government is a ghost anytime it’s mentioned. When I traveled the USA and Europe, I realized that government is simply one or two or more persons who bears responsibility in the state affairs. But here in Nigeria, what comes to mind when government is mentioned is terrible. Yeah a scary ghost.

God Bless you for this comment. This is the main issue - the procedure, steps and sequential documentation required to purchase a property is not formally known by all citizens. You'll notice none of the ladies here could even make a comment on the appropriate steps. Everyone keeps on saying get a lawyer! Get a lawyer!!!..Are citizens not expected to be formally and publicly made aware of property acquisition steps. This is the very reason innocent buyers will always fall victim. Sad!!

I just realised lately that the holistic problems in that country lie with the citizens. In the Western world, especially as I am widely travelled, two major important things of purchase are property and a new vehicle. They go about the purchase with care and due diligence. Despite the fact that they have strong and sanguine well structured legal systems that equally protect the consumers. I see most Nigerians being very gullible, reckless, and liking for shortcuts. There is no need for a few self-styled media panels critizing the government irrespective of some corruption going on among the officials who are charged to deliberate on some of these issues. We have citizens mostly with their brains 🧠 under the dining tables. Why do they fail to reason through channels of all legalities? That is why we have to obtain services of lawyers which is part of their duties. Most Nigerians citizens always think they are 'wise' or naive about key issues, even overseas, some of them are caught off guard. Ignorance is bliss sometimes. What is the excitement of making a big purchase, and you failed to engage your brain in the right channel. Apart from a sense of high irresponsibility, which is the accepted norms in the society 🤔 . Whenever I am around, I usually weigh and measure their psycy officially, along with the type of work ethics they display day in day out is appalling as thousands of hours are wasted on irrelevant things which send someone into mental re-examination. It is quick to critise the government, who the government is? The citizens of cause. Just count your losses and move on to clean up for better reasoning. That is the way it is, as changes

People should understand that before acquiring land in Lagos State or anywhere should carry out a reconnaissance survey about the area provided because some land falls in government acquisition. Purchasing it is a huge risk because such lands has been mapped out for either a CBD or commercial areas. I advise it is better you go through the state government they will refer you to lands & bureau to know the land that is free for you to acquire.

Even there is a law in Lagos that if you acquire a land without developing or encroaching on it after ten years. The government will ask you to pay more to own otherwise it will be collected & your money will be refund to you.

I worked as a litigation clerk with him 1996 to 1999. He showed me many things about all this stuff. He will go to TRP Town Regional Planning office to chatted the land maybe is acquisited for residential or commercial before his clients can go ahead to make use of him. He always told his clients and if they refused,he always told them that they can look for another lawyer to do it for them. God bless you and your family sir. There is a deeper level corruption going on in Lagos state especially with the state parastatal who are in charge of Monitoring real estate development in Lagos . Who approved the land for development. Who helped this developers to get approval for C of O for this properties. No government officials have been prosecuted nor found guilty for approving such project. Many have done search in Alausa and gotten approvals for this properties only for couple of years later they are told the approvals are not genuine.

As heart-breaking as the woman's story is, it is important to emphasize that LASG must control development and follow the master plan. Failure to do so, we will all pay the price for years to come. For example Lagos traffic is one of the worst in the world...why is it so? Because when people were building on both sides of the roads, or in the middle of the road, nobody did anything.

Since this is an ongoing thing, why doesn’t the Lagos state government set up a panel specifically for people who run into trouble. This young girl for example bought a house from someone who had to have known that the property would be demolished. There should be a separate department within the housing agency that she can go to and they will speedily handle it up to even getting a court order to place a warrant on the seller and/or developer who sold it. Nigeria is full of people who put Barrister before their names yet people can’t easily get someone to represent them.

Hi Morayo, Lagos was planned the corruption started in the late 80s and 90s by government officials especially town planners and the citizens are culpable. I know houses that are over 30years in Lagos that are built on roads on master plans tomorrow if a govt decides to enforce the original master plan people will scream murder. We also aid our corrupt officials many houses were marked X at the beginning of the construction but the developers or Landlords will bribe and the constructions will continue. We need to educate ourselves about the planning process.

Our people are also a part of the problem. During a fire outbreak in Lagos Island about 2 months ago, fire trucks could not get to the buildings that caught fire because people have built on both sides of the road. LASG removed all the illegal structures. When LASG officials went back a few days ago, people had started building back all the stalls that were removed.

See guys, demolition takes place in every country. The issue is Nigeria lacks professionalism. The ability to engage the services of a professional is almost zero in Nigeria. Most so called real estate agents are even students who know nothing. Almost everyone in Nigeria have turned into a realtor even if they lack common sense. This lady is rich, yes for her to afford to buy a house meaning she is very rich to hire a lawyer to legalise every paper work concerning that building. Do you guys know how important land deed and house sale is? Relying on the stamp offices and housing agencies is not enough cause those government workers take bribe from the house owners intending to sell out. The most important thing is hiring a prestigious lawyer to do the work for you.

In every developed country, the Government is the most reliable channel to follow for investments. Nigeria is just too fraudulent and retrogressive. Yet after the owner spoke to you you agreed, probably or definitely he has settled them in cash and kind . You then allowed him right now that road is flooded no where for water to go through because someone is building on the access road and the right of way for both human and worse still water has been blocked this is a recent happening at Ikorodu

What makes her think she will be treated differently and I am sure she is from the south east and possibly an Ibo lady. Ojukwu warned the south easterners against investing in Lagos but they paid deaf ears. Mazi Nnamdi Kanu advised them to relocate to the south east and take their businesses there but they refused to listen. Now how market?
