The main issue with the housing system is that the housing allocations are tuned for Japanese server populations. The average NA/EU world typically has about 2.5x the amount of active players as the average Japanese server. Just looking at NA vs JP: -NA has about 800k active players split among 24 worlds. -JP has about 500k split among 32 worlds. -There are 7200 housing plots per world So there are 4.6 active players for every housing plot in NA and 2.2 active players for every housing plot in JP. So even assuming perfect substitutability for housing (ie player A will happily accept any plot they can get which is not true), only just over a fifth of the active playerbase on NA will ever be able to own a house. In JP, you're looking at more like half the active playerbase being able to own a house.

Redlining is still very much in practice through "Financial Devices" because nearly all first-time home owners can only start leasing/Mortgaging if their Parents also sign onto the Collateral credit applications and must have excellent Ratings themselves which most poor families going back several generations would never have had. While it absolutely does affect poor white families at equal raw sums, the practice of political correctness ONLY looks at proportions meaning Minorities "suffer most"

There is, it's called apartments, you spend your gil and you get an instanced somewhat medium sized room you can decorate however you want. FC houses also have these rooms so individual members can have their own individual space and you can unlock more rooms the more members in your FC.

One time purchase. And that would hurt the regular players way more than the person running multiple accounts to try to buy an entire ward (Which isn't really a thing now that it's one per person and before the lottery it was pretty random if you'd get the house with a dozen other people clicking on it). The kind of person with the money for multiple houses will not be hurt by any kind of upkeep cost. The player who's been saving since they started for a house definitely will.

Despite what you might think, the amount of data that can be stored on servers IS finite. It's also why you don't have unlimited inventory space. And if you want more space for your hoarding you need to pay real money for extra retainers, you're basically paying SE upfront for extra server space for inventory. I'm sure you know by now how many players FFXIV has, and growing after Endwalker's infamous queue problems. Giving every Timmy Freetrial and Joe Bot an instanced house with customizable decoration and layouts is just not feasible.
