For many Americans, the dream of owning a home has slowly become a pipe dream. According to December 2023 figures from Zillow, the national average home price has skyrocketed to over $340K.
Most Americans still holding onto that dream have started hunting for places it can still be achieved without living near a toxic waste dump or in a city so dangerous it could be the backdrop for the next installment of Mad Max.
Today, we look at places that might not be the best but have homes for $100,000 or less.
Obviously, these aren't beachfront cities in Hawaii or charming towns in New England. That isn't where you find $100k homes. Want a cheap home? You're going to have to deal with some problems. These are cities, not small towns. If you want to see a small-town series of these videos, let me know in the comment section.

Small town would be awesome. So many of us are so tired of the BS associated with cities. Areas maybe Northeast, Southeast, Midwest and West. I would love an affordable small town any day.

​@@richardsteiner8992 I planned on moving to Iowa in a few years because it's safe with good jobs and not much crime but still has very low housing costs. I'm just afraid though that people are going to start moving there and it will become expensive before I get the chance. I hate when that happens 😓

Love seeing my city Milwaukee on list it’s really a hidden gem 💎 very affordable compared to most of the USA and it’s not in a desert or where any major storms or earthquakes happen 😊

I've lived in Louisville my whole life and I love it here. The cost of living is low, home prices aren't overly expensive, tons of things to do for the kiddos and adults alike. Plus, it has a small hometown feel despite being a city with a population of around 630,000. We also have several smaller cities in the metro area that are nice where you can purchase a home with some land. Brandenburg, Flaherty, Elizabethtown (aka E-town), as well as some smaller cities across the river in southern Indiana, all of which are less than an hour from Louisville, so you have small town privacy and are still close enough to enjoy things in the city.

Check out Miami, AZ. Seriously! I rented a nice cottage there for $300 a month! Only problem is there's Scorpions in Arizona and the only scorpions I like are the Band!

Oh yes please, Sir Briggs. I'd love to see options for small cities and towns.Big cities can be overwhelming for many of us. Two of my favorite places have populations of about 6K and 20K. They have great coffee shops, bookstores, parks, lots of trees and medical providers. But they've been discovered so the pricing is very high. Thank you!

Go to a rural town you can get a very nice house for less than $ 50K. Pay a few hundred a year in property tax and never have to fear crime.

I spent a night in Albuquerque when I was moving from California to the East coast. Where I stayed was nice with friendly people. The rest of New Mexico ? If I ever have to drive through it again, I’ll fill 3 thermos bottles with coffee, strap on extra gas cans to my vehicle, and drive really fast.

😂😂😂 St Louis, whew, you got jokes huh. I was born and raised there, the best part of growing up in St Louis is leaving St Louis for good. If you want to go to a place where dreams die and depression is a daily normal then St Louis is for you. It's not worth it no matter how cheap housing has become. Don't do it save your sanity.

I'm sorry to hear about Albuquerque and New Mexico being such awful places. I've only been to New Mexico and Albuquerque once. That was around 30 years ago. I really liked visiting there, but like a lot of places which at one time were nice to live and visit, Albuquerque seems to have slid down a path of decay.

I live in rochester. other than the winter its good, like you said. But the housing is going up. If you want something that will still need some updating youll be paying at least 150k but overall compared the rest of the country its not bad. but yeah a lot of cheap house off north clinton. everything under 100k is in parts of the city most people dont go into. technically its upstate, but typically around here if referred to as WNY

STL here. Yes, there are lots of listings under $100k (I'm only talking city of STL, which is where I live and pay attention to; not the county or larger metro area), but very few livable homes for anywhere near that price. Vast majority of those will be full gut rehabs or full tear-downs. Which, if that's your thing, awesome. But you are not "moving to STL to live for less than $100k".

I'm Brooklyn born and bread, spent all my summers as a kid in Binghamton (just below Rochester) and we always, always, always called it UP STATE N.Y. In fact everything above Yonkers is " UPSTAE N.Y.".....thanks for the laughs but more importantly all your effort and hard work👍👍

Whoa! Living in Oregon (and paying $1900 rent for a 600 sq ft house), I'm blown away by prices in these other cities! I'd be interested in seeing a video about smaller cities close-by these big ones.

I would definitely like to see a "small town" version of this (and yes I'm typing while less than a minute into the video 😂) And preferably one where I could find reasonable in-person blue-collar (not office or waiter / cashier type or management) job. (I do like using a computer at home when not working, but think I'd be happy if I wouldn't have to touch one while I'm working.) If you break it up into regions, I'd especially be interested in west of I-35 (in Texas & Oklahoma), east of California, south of Montana/Idaho/Dakotas, and north of I-10 in Texas, and would also consider Tennessee and maybe some other places that don't get hurricanes or tornadoes or too much snow, although some is okay. (Also I'm okay with 100+° in summer, if humidity is low, like under 20-30% or so.) I'm looking at moving out of California (east of San Diego now), hopefully soon, probably going to Utah (south Salt Lake / Provo / Orem area) for a little while to do an internship, then we'll see from there.

I’m pretty sure for that amount, it either very old and/or it needs a lot of work. For my Wife and I, we paid approximately $331,000 in Indiana and it STILL needs works in the house!!💯

I bought my 3700 sq ft in Carmel Indiana for 370K in 2021, and it’s built in the early 2010s. So far I had no issues.

Thanks! Louisville had, probably still has, a great music scene. Affordable clubs and quality bands - country, rock, alternative, dueling pianos. Just be sure to check that where you are planning to buy is not in a flood plain that has proven over and over that it is part of the Corps of Engineers plan as the sacrificial area where the Ohio River can overflow. THEN, be sure you are avoiding mobile home heavy areas that get devastated over and over only to shortly after tornado season advertising lovely country living. Do this, and you can have a good time caving, hiking, music, food...

I appreciate the effort you put into these reports which I find at least a credible as similar "ten best" listings from other sources, i.e., Newsweek, AAA, Forbes, etc. because it's not just a slavish devotion to quant stats but some real lived experience, or at least visited experience, behind your reporting. Having said that, the sociologist in me has to comment that so much of what is making cities great livable places or so so places, actually reflects larger nation-wide problems, or advantages, randomly spread across the country. A lot people want to "polsplain", my word for a political spin on a cause or reason, for success or failure in an urban area. So you're hear things like "Well cities like Dallas, Phoenix, Tulsa, Butte ( is Butte even a city?) are great because they have Republican mayors", or Republican governors, ditto. It's easy to get rid of the homeless if your police are constantly harassing them. And there's a certain Florida governor who'll pay your bus fare to the North if your skin is brown enough and your accent from south of the Rio Grand thick enough. But no, urban problems reflect larger societal problems that have been festering for decades and the focus on urban failings throws a smoldering fire blanket on rural and small towns that have experienced their own share of disinvestment and poor policy governance. And then someone like Trump comes along and pulls off the fire blanket and the smolder turns into a raging conflagration. If we can become better at fixing inequality in this country, and I define that as a more equitable sharing of essential services like education, health care, and yes, housing too, the rising tide lifting all boats will make our cities safer, more secure, and even happier for all its citizens, rich and poor alike.

Do Texas small towns, like Sweetwater area, the Panhandle, Wichita Falls neighborhoods. Towns away from Las Vegas and Reno in Nevada would be good, too. I’m personally interested, and looking on Zillow for those above mentioned places.

Rochester, NY is BAD, full stop. I have lived here all my life, and it has genuinely become a shell of its former self. I have been looking for a house here for 4 years, and anything considered "decent" is minimum $180K but usually $200K+ (if you get lucky). Anything under $100K is in the ghetto parts (more and more of the city is becoming ghetto) and the house is one of the original homes built in the 1950's, so they are so outdated and not up to code. I have also lost 2 relators due to them giving up on Rochester and moving to different states. I wish I was kidding. Thanks to NY, all the city schools have become horrible, woke garbage, some of the worst in the country. Taxes are going up and NY in general is trying to take away more of your rights every day. For the love of God, reconsider your life choices if you are thinking of moving here. I am planning on moving out of NY by the end of this year. Hope this helps.

Also, most of downtown Rochester has become vacant and abandoned. This city used to be so beautiful and thriving, but it's dead as far as I'm concerned. More and more parts of the city and outlaying areas are dying off. The "good areas" that are doing well, they are just skyrocketing in prices and costs. Average people are being forced out and leaving due to the huge spikes and increases in everything going up. Also, RG&E here (your only energy source) are increasing prices so insane, that Congressmen and Senators are now investigating them due to horrible business practices. One month your bill is $150, then next it's $700. No joke.

My home city of Rochester, NY has plenty of homes under $100K. As long as you don't mind living in a gang and drug invested area that is cursed with lots of poverty. You won't find much at all in that price range in the suburbs outside the city, unless you are buying a tiny condo, foreclosure, or a big-time fixer upper being sold as-is.

In my country denmark if you can do that then its probably a DIY offer with a fix it/renovating list a mile long. You might not even get approved for a loan because banks dont like these houses as they cannot count on selling it...

Upstate is technically the entire state of NY besides the city; however, the area Rochester is located in considers itself Western NY. My parents live in Geneseo and I lived there for my time in high school, graduating there. Western NY is the *more* correct way to label that area.

I would question the air quality in Tulsa. Oil fields are nearby. They stink and they attract a rather large bug. Ugh.
