A wise decision, regardless of whether the risk calculation that you've assumed is correct or not, one certain thing is any further capital gain is taxable, any rental income when you leave HK is also taxable. And since your property is 'foreign' after you immigrated, and it is over CAD 100,000. Form T1135 must be filed yearly...that means CRA will know that you have a foreign property and potential income. IMHO, if one done enough research and decided to leave, don't leave any 'bridge'. You'll have setbacks in any country you go and that's just part of life, with that 'bridge' you'll always have this temptation to use it to go back, resulting in a half-hearted effort in the new place.

豬兄, 除了樓價變動的因素 之外, 其他因素亦要考慮, 例如政治及經濟等, e.g.(1) the importance of HK as a world financial center will be faded out, peoples' earning power may be reduced. (2) HK may follow PRC on foreign exchange control (3) the chance of unpeg of HKD to USD (4) HK may follow PRC in electronic currency. etc..........
