UK 財政不能同老尾比,因為老尾可以印$,另外點解保守黨知道工黨要加稅,因為知道國家財政差到無輪不可持續會破產,外債多還不了咪破產囉,點解今年24年度預算唔可以預計負220億,政府唔洗洗$😂當然不可能全賴上屆政府,但現任政府也不敢亂減支出,所以都係等破產😂

All the letting agreement is listed in the contract, as long as the tenant signed the contract he/she has to follow the T&Cs in the contract. If the tenant does not follow the contract there could possibly a breach of the property landlord insurance, eg sub-let or Business use needs to be clarified for landlord insurance. If the tenant breach the T&Cs, he/she will have to move out as per contract law.

Tenants could appeal if contract terms breach new laws. Even tenant signed terms, it could be overthrown if the contract didn't compile the law in the first place. And according to the mentality of Labour Party, these appeals will win.
All depending on contract, we will go by the contract. So there won’t be any issues at all. What if I don’t pay for the mortgage, I believe that the bank will come to claim the property anyway 😂

@@jeroendenny6430 It is a bit difficult to compare the situation with other countries. And an country's economy is dependant on many factors; we could not conclude the high proportion of renters benefit to the economy. Most of the Asian are money-minded undoubtedly, but they should not be discouraging or treated in negative because of social and political structure, and historical factor. What I would point out here is thinking the effectiveness of over-interference of governement policy to the market. Market reaction or peoples' behavour are unpredictable and irreasonable. Some outcomes are unexpected when government implements new policy (好心做壞事). The new policy increases the costs of landlord definitely, some costs would be transferred to tenant eventually.

@@wingcheung813 Housing and health are fundamental human rights, and that is why I am always proud of the NHS in the UK. You can invest to create an innovative brand or product in the UK, but not properties. I wonder if you would like people from China to buy the properties in Hong Kong and push the property price up. Before Margaret Thatcher, homeownership was less than 50%. The Council House is the solution, which the Labour government agreed to build more of. If the government provide enough affordable rental accommodation like council houses, we don't need greedy private landlords.

@@jeroendenny6430 I assume Singapore would be your ideal model to segregate the public housing and private market. Is UK government financially capable of providing enough council house to fulfill the demand? I am reluctant to see the soar of property, like Toronta, Sydney, SF and HK, all youth are suffered. However, I wonder this new bill could ease the current situations in UK.

@@wingcheung813 I worked in Singapore and Hong Kong for a few years. However, I prefer Europe and the UK because of genuine democracy and work-life balance. Germany has the best housing system, with long tenancies, rent controls, and more tenant rights. That's why Germans have the lowest house ownership in Europe.

我覺得工黨Rental Reform Bill 會令到買賣和租務市場失去平衡,業主唔會再攞物業出嚟出租,業主索性將個租盤沽出,繼而租盤會加劇減少,而租客未必得益,租客更加難搵租盤,另外業主係未出Reform Bill 之前會狂加租。 呢條Reform Bill好難通過囉,因為政府將會少收好多稅。無人投資房產買賣,只有自住物業,個樓宇買賣成交會僵化。 「工黨」咁樣搞係唔掂喎!

@@kinfaiyiu8435 Ontario of Canada is still under rent control (for those built before 2018 Nov 15). It is not past tense. The rent increase is capped at 2.5% (just as you mentioned). So, even if the inflation rate is > 2.5% (like this year), the allowable rent increase is still 2.5%. As to whether it is good or bad. These few years' average rental value tells it all -- rental has been increasing steeply. That's what many academics have been telling the government: rent control will give the reverse effect -- the rent will increase instead of decrease. But government won't listen. Btw, the rent control is not the doing of the current provincial government. It was done by the previous provincial government but not yet un-done by current provincial government.

@@jeroendenny6430 唔好響度扮local講英文喇🤣🤣,講德國之前有冇做research?近年樓價租金都爆升喎,供求問題。況且我個comment純綷以事論事,左膠將業主同租客放響對立面,攞幾個extreme cases出嚟將業主打成邪惡魔鬼。其實解決問題方法好簡單,減租金收入稅就可以,多咗業主肯放租,租金自然回落,業主亦要提升租盤質素吸引租客。但咁做左膠肯定會唔開心,講到尾就係仇富,只有”punish the rich”可以令左膠滿意,但實際上對富人毫無影響,亦解決唔到問題。 比起locals,香港人業主只係九牛一毛,唔好成日以為香港人果少少錢可以買起英國先得嫁..
