@@PyjamaLlama Yep with the massive amounts being asked from us. The rich or those that own a home with no mortgage arn't affected at all by high interest rates. Don't believe the saying 'we are all hurting' because it's absolutely not true. The only argument you could have is for renters where some of those high costs are passed down. But it's not to the same degree of servicing a home loan. I'm only telling you the facts.

Bingo! Almost a weekly story about how ONE property has exceeded reserve by hundreds of grand. It builds a perception rightly or wrongly and the media knows exactly what it is doing. They could of course focus on many stories but they regularly choose the one that creates FOMO.

Creating Government jobs is inflationary, because more bureaucrats that don’t make any goods, or supply any market services, just adds to the demand side of the equation

Unfortunately the previous government removed too many jobs and there is an enormous backlog of work that needs to be done by all government departments. This is never reported. We cannot have a functioning government if there aren’t enough staff. The previous government also outsourced a lot of jobs to companies their mates owned. This cost us more as outsourcing costs more money. Bringing in more jobs within is saving us tax dollars. That is why so many pensioners waited months for the pension, or Medicare backlogs and infrastructure backlogs. Things are improving, slowly but surely.

@@josephj6521 The backlog is from inefficient government trying too manage over regulation at every level AND that is never reported. If we had government that did not insist on being involved in every aspect of our lives and a population that did not turn to government to solve its problems for them, then tax payer funded resources could be directed where its needed.

Sadly there needs to be a huge housing price correction - lots will be hurt by it but needless Australians are paying some of the highest real estate price in the world and wages have not gone up only interest rate, in other words a complete mess.

Not going to happen… it would collapse the banking system. Every economist has predicted “huge” corrections over the last 10 years…. NONE have happened (except mining boom/bust towns… which should always be excluded) And with more people coming in… house prices won’t come down - replacement cost is too high. Just look at Sydney.

Interesting but the biggest error in the data discussed is.. Australia per population is already building houses at a rate that is as fast as anywhere else in the world. There is a maximum speed for everything and if we are at max building level already, saying we need to build more is nonsensical. We need to drop immigration typical levels 230k or more like 150k per year so infrastructure building can catch up. All these new houses don't have any infrastructure. It's nuts. This would cause a technical recession right away but better now then this painful limbo we are in if we keep this stupid conditions in play for political power reasons at the expense of years and years of per capita recession. It will hit a technical recession eventually as more and more people get squeezed anyway. Stupid high rent and mortgages also kill business as you have to pay them enough to pay those costs while everywhere else in the world is 1/3 or less requires less pay for staff. A country full of social workers paied of by minerals tax. It's all going to end very badly.

The australian govt needs to put its money where its mouth is and take the singapore approach and start building good quality government housing. Actually, starting their own housing board PMO to build for themselves. Also, build schools and hospitals in these areas too. They had the perfect opportunity to do that between St marys and the New Western sydney airport. But instead, they sold it all to greedy developers. Australia is a lost country for young people. I work with a lot of migrants and they are doing 2 to 3 jobs at least working anywhere between 12 to 18 hours a day. They do this because they have left countries that are way behind australia in terms of govt, safety, and health services. A big step up from their wartorn or poor countries they have come from. So it is all relative. 2nd gen aussies will not work 18 hours a day to get ahead and shouldn't need to. In order to own a house, it's just ridiculous. The oz gov has let the whole country down in terms of housing.

Government should form new Infrastrure department and to issue tax-deductible infrastructure bonds to fund projects like roads, rail, and water systems. The Labor Government is importing voters, putting them in government jobs instead of employing Australian residents, who may not vote Labor. The USA has being doing this for years, so Democrats there and Labor here control the Government from within, regardless of who is in power at the time. Eventually you will see Labor governments being returned term after term because of mass immigration, and they have plausible deniability for high levels of immigration, because we need people to build houses for the immigrants that now have government jobs.

Interesting...just one element that did not get a mention is the impact of higher wages overtime on mortgagees ability to pay for their loans. By the way rents in Sydney have certainly and asking rents are certainly on decline. The media can in Sydney can certainly take 'crisis' out of their headlines. Peter M

All future investment properties should be 100% new builds only, leave existing homes to first home byers/main place of residence byers, too many existing homes are being snapped up by investors making it out of reach for people to enter the home owner market. Government also took away first home owner grants for existing homes and made it for new builds only, the only ones profiting on that is the developer with mark-ups on new builds. Just a thought.

Sounds too simple, too fair and too effective to be true! There are several types of investors. My old PPR is a solid reliable IP (we all rented once, didn't we?)and a new build I did which I couldn't sell at one point in the cycle is an IP to a lovely young family. I am not greedy and I still make (unrealised equity) gains and I have still helped the housing stock and rental stock and pay my land and income taxes! Simple!

So are you saying that all investment properties (and hence renters) should only be living in brand new houses out in far flung new suburbs? Are you saying that renters should only be living in brand new properties? They are only brandnew for the first occupancy, after that must they then be sold to only non investors? Are you saying that I can't buy an inner city property as an investment with the view to move into it at a later stage?

Context.... glad Mark retorted with 'alot of them are government'... trust me for many industries it is bare bones. They cut back alot of jobs over a ten period .... a little bit of growth in one area does zero for the economy. Honestly, houses that are 100 years old should be losing money considering they need to be knocked down and rebuild .... yet somehow they're multiplying in value. The economy is broken when everyday Aussies are defeated before they start.. even those who have a head start are now well and truly bogged down. It should not be this hard.

When I watch this I feel like I’m clearly insane because there are a lot of massive issues and all that happens is Mark nods and the guest nods like less than 1% vacancy rates is ok and more people moving here is ok and record house prices with a gdp of .1 or .2 is ok and builders going bust is ok and the high density housing in built up areas is ok. And china struggling where we send all our resources is ok. And they closed all the mental asylum’s so I can’t live there either haha

I an oversea investor and all i see is that Australians cannot build enough houses (their way of life and governance makes it impossible to dilute the supply) , their productivity is proven to be so low by the IMF that migration is the only path forward to avoid recession. Their society is based on narratives and not merit i.e every public infrastructure projects are overtime, budget and in court, but they still celebrate success on completion, they use obscure words to deviate from realities of failure i.e they say gambling is bad but ordinary people putting money on shares base is managed risk. That's why we keep buying houses in Australia.

question, if the economy has been bolstered on record migration which primarily influence Melbourne and Sydney why is the property dropping in these two areas? I think it's up to the buyer's due diligence to protect them from bad deals rather than blaming real estate agents. Obviously selling agents will try to sell at the highest price with the least hassle as possible. Caveat, did they do anything illegal during the sale process, or just not disclose all the information?

Yes its a factor. But only small contributer to it. Real problem is the investors and people who are sitting with 10 to 15 homes in their property portfolio. Most of those people are Australians.

@ and the reason for investors to buy all these properties is because of immigration. The investors knows there will be people that will want to rent their properties. Making it a lucrative investment. I’m pretty sure it was brought up in this video that the Australian birth rate is 1.5 to every woman. We aren’t even at replacement rates. So this massive influx of immigrants is making it beneficial to invest in the housing market, making it harder for everyday people to afford home ownership. So it isn’t just a small contributor

Do you think with rental properties there’s been a shuffling of the deck chairs, so to speak. Ie if we didn’t have high immigration vacancy rates would have been higher. Hi i i 'm in my mid 70's and invest in term deposit not much between 100,000 and 200,000 dollars i carn't understant why i only get a very small rate on this money don't people like me help the home borowers i realy struggle where i once had a little intrest to spend when my term deposit matured

You’re losing money then. Term deposit interest doesn’t keep up with inflation and you’re also tax on it. You’re actually helping the bank to profit I know you’re 70 but still, you can do better, a lot better to the point you could give a few hundred away to people that really need it instead of give thousands away to the government and banks

You could have purchased gold. It’s increased 30% this year and 74% over two years. You don’t have to sell the lot to access funds. You can access fund any time you want. You only pay tax on the portion you have sold. If you sell nothing and sit on it it’s tax free. You have full control Much better than any lousy small interest paying term deposit

The way forward is to allow negative gearing only to 'new builds' and not existing dwellings. This will create more housing and prevent established homes from becoming capital.

Developers cry about regulations but have profited for years, only serving their own interests-I see it firsthand in construction. Mark, you need to brush up on your economics. You keep talking about how economies need to thrive, but a strong, capitalist economy allows for some free-market dynamics where companies go bust when they fail. Banks and developers game the system; they shouldn’t always be bailed out or propped up. We should have measures, like slight taxes on multiple-property owners, with that revenue directed toward supporting first-time buyers genuinely looking for a home to live in. It's about building real support, not an endless cycle of boosting property values for the few.

such nice meaningless virtual signalling word salad of no substance. How are developers and banking gaming the system? Multiple taxes on multiple dwellings, where are renters going to rent if there are no investment properties, or perhaps the Greens solution by letting foreign wealth funds buy all your rental property may be the solution, obvious better to pay rent to a superannuation fund than the Aussie landlord right? who's really going to pay the tax?? the landlord or renter?? developers and builders are going broke at record rate, reason why you can't build anything today, whats your suggestion?

@@sometingwongwai9679 My suggestion is for state govts to create more house lots, by subdividing land, and build new towns/cities ! But they cannot because they have not planned or built a new water supply, anywhere in the Eastern States since Canberra was built ! Blame stupid Bob Brown; he turned off any govt for building anything big ! Look at the vacant land either sides of railcorridors in NSW , VIC and QLD Land is there, but is the water? And the will to provide the services ?

The greens and your description which is 100% correct is why I invest in property, they are the biggest driver for property growth via limiting supply. Today, its cost of energy, renewables will add cost to building houses and if the replacement cost is more, so is my existing house. in the past the house depreciated to near zero whilst the land when up, today my 15 year old house itself (not land) is valued 4x to what i built it for.

We need AFFORDABLE housing, and that's not what is being supplied by investors. Nor will it be! We need for first home buyers to not have to sell their futures either to buy. This absolute squeezing that's in a vice like grip, is going to fail. Not least of which is the effect on discretionary spending. Argue all you like sport, this is going to crash. Not all at once but slowly then suddenly.
