I spent a total of 30 years working in debt management, debt collection and anti fraud. What I very rapidly learnt is this; whenever you are dealing with money always, always, ALWAYS do your own research and your own due diligence. Sure, take advice from others, but at the end of the days it is up to YOU to ensure that you are not walking into a financial trap. If you fail to do that, and get stung, then you cannot complain. I'm not saying that you will 100% negate the risk of losing out by doing so, but you VASTLY reduce your chances of that happening to you if you do undertake your own due diligence.

Decades ago I got a £1k loan for a car. I wanted to pay off the loan early and told my bank account manager that. She said oh you should have the flexible rate then, I was green and young and just agreed that's what I wanted, it sounded like what I wanted. A while after I checked all the paper work, it turned out that there was a "over paying rate" and a "flexible rate", the "flexible rate" was of course more expensive because you could pay more some months or less some months. I made it clear I just wanted to pay early as possible ( I was nervous about debt back then and a teenager), a small anecdote and small amount of money, but she successfully squeezed a bit more out of me due to be being ill informed and naïve. She knew exactly what she was doing.

Charlie, I get the message but the reasons you put forward seem somewhat illogical and nonsensical. Divorce, inheritance, rates going up, down or not moving, twins, redundancy...none of these life events can be predicted with any certainty, we're all just guessing, including the broker. Situations change all the time. Just because you got trapped by mortgage terms doesn't (necessarily) mean the broker did a bad job. It would be useful if you could comprise a list of all the things brokers do to match you to the best mortgage so people understand the value added. I genuinely feel like brokers are good for some people/situations but not necessarily needed by all.

I tried to move house during 2020, the mortgage broker I spoke to told me at every opportunity that a 2 year fix was the best way to go no matter what I said. Fortunately, it all fell through. I decided that I could do a better job and have since start my own independent whole of the market mortgage broker business. Selling a product that not is not top of sourcing for a client isn't something that is easy to do given the strict compliance we are subject to and very good reasons need to be applied to the case. The difference in commission between the lenders is marginal at best and doesn't affect the mortgage for the client in anyway. Not all good brokers charge big fees, charging a big fee doesn't make you a better broker. I have had plenty of clients speak to me then taken months to find a property. Always happy to do a DIP for them at the earliest stage.

I was forced to use the estate agent’s broker by threatening to put the property back on the market after the offer was accepted. Did not like him as a person but the rates he offered aren’t that different from the ones other brokers offered me

This is an excellent video. I am a mortgage broker and it frustrates me that so many of my fellow professionals believe the role is about selling. It is not - it is about genuine advice and putting your clients' interests at the heart of everything you do, and from this having faith that integrity will grow success. Honesty and integrity are the best sales tools in my industry, yet too many brokers just don't get it, or they work within toxic organisational cultures where income targets come before ethics. The industry has come a long way since the financial crisis, but there is more progress to be made.

If I have time, but short version is: pay the normal rate but with a lower purchase price. They're subsidising the discounted rate with your overpriced home.

@@MovingHomewithCharlie until you have a tyre blow out when you have taken both hands off the wheel as you do at 8:22.........Even 35 years of driving experience doesn't help when you literally have no control of your car at motorway speeds!!!!!! Love the channel, but not the best response to a quite reasonable statement. When you are talking as you are here you are NOT concentrating fully on your driving, don't care what anyone says.

Many brokers are looking to repeat business as soon as possible. Zero insensitive to give proper advice, they loose the opportunity to churn that client.

@@MovingHomewithCharlie I think I have covered this in my reply above.............Accept that a few of us do not think what you are doing is safe.......Explanation given, and I bet if you look back on this video you will not have even remembered letting go of the wheel for so long as you did.....and that is because you are not FULLY concentrating on your driving, which is all you should be doing. This video was not that important as you tried to imply, other than to direct people to your "own hand picked guys".......Of course.....
