Great property !! I can see, you guys are already looking for my property in tuscany with lots of stone, wood beams, terracotta tiles, etc, 😂 this property has lots of character for sure! I have been trying to educate myself a little bit about a very important subject. Taxes in italy! I can tell they are pretty high! Thats a bummer, i am trying to get out of the us, cause of the high cost of living, and high taxes ( specially California) and I find out italy it might be higher when it comes to income taxes. I understand there are certain areas in italy where they have a flat tax of 7% however it applies only for areas in the south of italy, so I guess i would have to reconsider moving to tuscany. Would you guys please explain to your viewers how taxes work there and what can those planning to relocate do in order to minimize then? Thanks a bunch ❤
@wanderingwithwine6 ай бұрын
Hi Ana👋🏼 Glad you like this one too! We almost always feature a home with character because that's what we are looking for in our future property. Haha, yes, dreaded taxes! Taxes do vary throughout Italy, and that's why the 7% flat tax regions are so attractive for us Americans. Here is some additional information from a website we reference often (link to website below): "Folks can benefit from the tax break whether they're a foreign national or an Italian citizen living abroad. The 7% tax rate does not apply only to pension income. If you meet the requirements, you can take advantage of a flat rate personal income tax of 7% on all your foreign earnings of any nature." Those regions are: •Sicily •Calabria •Sardinia •Campania •Basilicata •Abruzzo •Molise •Puglia In addition, some towns in Lazio, Marche and Umbria can also qualify. Here is the site with some great info: www.studiolegalemetta.com/legal-questions-and-answers/italian-7-per-cent-flat-tax/. Umbria might be a good option for you if you're interested in Tuscany, it's considered the "quiet Tuscany." Here are some more details regarding taxes from a website we also reference (link to website below). "In addition to the federal income tax, individuals in Italy pay a regional income tax of 1.23-3.33% and a municipal tax of up to 0,9%. Each region and municipality in Italy can change the tax rate for its residents. Wealthier areas usually pay higher rates." Website for more information: immigrantinvest.com/blog/italy-tax-system-en/. To make sure we are covering the bases here, there are also taxes for the property purchase. So, like the states, there are a few things you have to consider when purchasing a property in Italy. There are transfer taxes and stamps, notary fees and agency fees. There is a great blog we reference often, here is a blurb from it and below is the website link... Transfer taxes include: registration tax, the cadastral tax, mortgage tax. The registration tax is payable for purchase of properties for personal use (not business or companies), is usually a standard amount of 1.100,00 Euro’s (one thousand one hundred Euro). The ‘Cadastral Rendita’ is a taxable value calculated by the government for every building in Italy. Cadastral Rendita: Cadastral meaning an official record of the land and property used for the basis of taxation; Rendita meaning revenue. The Rendita is used to determine the amount of taxes due at the time of purchase and later to collect the amount of taxes that have to be paid yearly(2). Be aware that these calculations are not based on the price of the house, they are based on the Cadastral Rendita. Here is a link to the blog with lots of specifics and calculations 😊 www.abruzzoruralproperty.com/blog-en/entry/how-to-calculate-taxes-and-costs-when-buying-property-in-italy This might be our longest comment ever, haha! Hope this helps!✨🇮🇹

Most houses in Italy unfortunately have two problems: 1- The windows have a horrible view of the roofs of other houses, which devalues the property 2- The villages have almost no infrastructure, especially for those who have children of school age or at University

Hiii Jane!! It’s really all a matter of individual needs and perspective. We are searching for a home in Italy and while we haven’t located the perfect region or town for us yet, we have found that there is really something for everyone. A lot of the folks we chat with are retired or retiring, so schools aren’t a factor, but we do find many homes with several schools in the area. For views, if you want to be in town or in a city, you may have that classic Italian view, with rooftops and mountains or sea in the distance, that many enjoy. Several in-town homes offer unobstructed views as well, and if you go outside of town a bit, the views can be simply spectacular. Thanks for popping in to join us! Have a great weekend 🇮🇹✨

Ok, sorry we missed the live feed - took the day off for a little mountain time... Question: If you had to pick a town today and move tomorrow, which one would you choose? (Obviously not meaning to pry - just curious considering your daunting weekly research). I've found myself focusing on finding the right town more and more. Curious if you're refining your personal search or if it's inadvertently expanding.... Great job guys.
@wanderingwithwine7 ай бұрын
We missed you guys but can’t blame you for getting in some mountain time😍 …and we hope you got Shirell a glass of vino after she made it through Lent! NO PRESSURE😅 B said “great question!” If pressed, B said he’d pick Marsciano in Umbria and he loved this property: kzbin.info/www/bejne/nYXLi6eVqZljq8k. I don’t think I can pick the town quite yet but for a region, believe I’d pick Abruzzo or Umbria, love Piedmont too though 🤪 When we started, we were all Abruzzo. Now, we often let the properties drive our research, which may not be the perfect way, but there is a specific type of architecture we like, we want a killer view, amenities, temperate weather, and I’d like some land. Depending on where you are, Abruzzo can check a lot of those boxes. There are SO MANY towns, places many haven’t even heard of, so that’s why finding the property first helps us. Our search is definitely expanding, but it’s a big decision and we want to be sure we choose the right region, town and property. YOUR TURN… Any towns on the top of your list??? Thanks for popping in to join us!! We expect to see you guys next Friday 😉

@@wanderingwithwine Yeah, we swung by Trader Joe's on the way home and picked up your House Cab for our evening viewing...lol. (kinda weird, i know, but kinda funny too) If I had to pick right now - Tagliacozzo is ticking off the most boxes at the moment. I could grab a book, walk to the train station from old town and be in Milan in 5+ hours of awesome scenery for $100. But I know that's not the final answer - and will likely change within a week... Last week I was big on Pitigliano, but (to me) it just requires a car if you want to get there. I'd just love to have a car-less option (and I'm not big on long bus rides). B's pick is awesome - that's a solid choice. Well played. So right now I'm searching for a medieval town in Tuscany (less earthquake risk that Abruzzo - but decent weather) with reasonable train access. And driving myself crazy at the same time - as you can probably tell. Sorry - go back to your weekend... You deserve it. Thanks again.
@wanderingwithwine6 ай бұрын
😆 Was it your first time trying Corvelia? If so, what’d you guys think? If you can find their Zin, it’s even better than the cab. You may have seen a subscriber recommended Barrel Heist from TJ’s too - we haven’t had a chance to get to TJ’s yet to grab a bottle. Ooooooo… going to have to look at Tagliacozzo, sounds really great!! Don’t blame you for wanting a car-less option. We don’t like being “stuck” on buses or anything like that… need an easy escape plan😂 Tuscany!! We totally understand trying to avoid earthquake-prone areas. We’d love to live somewhere outside of Florence but haven’t found anything yet. You guys have to keep us posted on your search!! Hope you’ve had a wonderful weekend✨
@ChrisWhite_CO6 ай бұрын
@@wanderingwithwine Shirell grabbed the Corvelia after the first time you mentioned it. It was a big hit - hence the return trip. :) Yeah, Tagliacozzo might deserve a visit. Seems to have the amenities I'm looking for - but I can't get a good feel for the vibe... I know that the perfect town is there somewhere, just have to find it. Plan is to take a trip next year and "town shop." It's a beautiful distraction from the day-to-day... Yeah, we'll keep you informed - you're like the old friends that we've never actually met...lol (crazy times)

Haha, that’s awesome!! Glad you guys like it too, it’s a great price point. We need to make a TJ’s trip to get the Barrel Heist. Started looking at Tagliacozzo, really pretty town with a decent number of residents!! You’re right about being aware of the earthquakes, looks like a few years ago there was a quake about 17 miles away with quakes around the area every once in a while. A lot of Italy is prone to them though. Believe the only area that is considered “safe” is Sardinia, ha. “Town shop” love it!! That’ll be such a fun trip. Haha, seriously!
