the majority of the prefab/modular homes that are *actually being built* are big $$$ (250k or higher), there is STILL a massive shortage of companies/contractors willing to build low cost homes. *ALSO* most cities/areas stick tightly to existing building codes, which is unfriendly to modular homes. (as of Oct 2022)

Here in CA, the laws are changing/keeping up with the times. It’s legal to build a secondary unit in your backyard. Retirees can rent or use their backyards for secondary residences-use the space for extra income/in-law unit/nanny/air b&b, etc.

Agreed it is VERY difficult to find an affordable larger prefab. I have been searching for almost a year now and I have yet to find anything more reasonable than traditional construction.

This is really getting exciting! We plan to move in 3 yrs., by then they will really have it all figured out. Not everyone wants to live in a tiny home, making these homes larger is a game changer. What would also be great is if they made villages with huge organic and sustainable gardens, parks, grocery stores, and other businesses, all within walking distance. Thank you for doing such awesome posts every week! I'm really hoping someone will start making these homes in WA. State.

they still use big long steels and gypsum so not a good design at all there is better available AVOID this shit.

I really like the floor plan and as you said it makes sense to have smaller bedrooms and larger living area. That seems to be a very decent size and as big or bigger than many two bedroom condos or apartments.

I'm with you. I like that floor plan with smaller bedroom and more living space. The bedroom only needs to be big enough to fit the bed with some space around it so you can change the sheets. And a closet. Need a closet. Now, if we could just get someone to get something like this rolling in Canada

Just don't like the idea of wasted space like big bathrooms, hallways, kitchens and entry ways. You just don't do much living there. Hopefully this method will reduce the cost of housing.

The closet space is still too small! We make full use of two walk-in closets in a unit that has about the same total square footage.

More and more information and choices! My feeble brain cannot handle it all. Since local municipalities have their own building codes and regulations, I think the multi-home development seems to be an excellent option to pursue. Thanks for the information. Always appreciate your videos.

WOWWWW. Amazing developments. I just discovered your channel and I LOVE it. I lived in Alberta, Canada for three years and saw a lot of construction and how much waste goes into each build. A friend of mine would go to these sites and offer his services to collect the materials they throw in their bins in order to re-sell or recycle them for others to use. With this kind of trend in construction technology happening right now, I can see how the current housing construction industry is going to be revolutionized. Makes me wonder if a lot of the machines they are using now (along with the materials) will become what telephone booths and typewriters are in the 21st century. If you think about it, what's to stop the evolution of this revolution so that you can "Lego" together three to five of these pieces together? With the tiny house movement which has grown in the last ten years, the prices on these prefab homes are a no-brainer. Also, it does NOT look too improbable that these same companies could easily enter/create a mail-order tiny house marketplace. The water shortages are very easily addressed by using incineration toilets which are fast becoming more common in the tiny house builds. Totally enjoy your channel. Glad I found it!

My guess as to where in the Caribbean they are setting up would be in the Dominican Republic. Their hard work and love of country and family has strengthened the country beyond what people thought could be possible. Willing to risk their lives at sea to be able to find better opportunities they leave but don't forget those left behind. Most have a suitcase (s) they are permanently looking to fill with things for their family and friends for when they return which is often and usually on holidays to be with family on those special occasions. Most put away money for elderly parents and often build homes for their retirement long before needed so their parents can have a secure structure to live in while they return with all the appliances included. This has to produce blessings of many kinds and has held economic growth yearly at about 8% for some time now. I am Cuban and have a lot of admiration for these people that don't forget the people they love and the land where they were born. They are very creative and recently I saw they have converted their horse drawn carriages like the ones in central park for tourists (where the horses are worked to death and die) in electric vehicles sans horses which are fun, whitty and colorful for the tourists to ride!

Kerry, I just called them to find out how to see in person what units look like. I talked to the person who answered at their Oakland office. He said that at this time they are using a business model that works only with developers constructing 40 units or more. He said that in the next year or two they would offer individual dwellings to individuals. Probably.

Flat roofs are a problem and there appears to be nothing provided to drain water that makes it to the edge. How do you clean the solar panels? Gypsum Board can be a mold machine depending on the climate.

In the current environment, I can imagine an average couple wanting an office, and maybe not wanting to give up the guest room. My wife an I moved into a 3BR plus half basement home and it's surprising how big it isn't (around 1700 sqft.)

The cost of construction is one reason I live in a 74 year old home. Community development works for stick builds too. You get homogeneous neighborhoods where everyone keeps their home value. I’m sure the power and utility companies love that too.

They should focus on tropical house like the Caribbean. It would be huge to be able to buy some vacation property and not worry about having all the construction materials imported and going thru a build project in a foreign country.

I like this home and I want a home that is well built to withstand hurricane strength homes with very little maintenance. But I love the homes you feature with an abundance of outside decks including ones with a roof top deck off of the upstairs bedroom.. lots of rodents and bugs in FL and I desire a home that will not allow bugs in my home.

Kerry - you bring awareness to a broad amount of manufactured housing that I appreciate. Be cognizant of your broad audience - please mention if its heavy snow compatible . Many of us are looking for these types of homes in mountainous regions. This one is another flat roof I feel like 80% of the homes that you highlight all have flat roofs. Would be great info to know. This is all great and innovative, but I really want to know how well these prefab homes fair against say a stray bullet(s). This may be relevant for certain neighborhoods but also opens the opportunity for potential buyers there from an affordability standpoint.

Appreciate your efforts, as always, Mr. Tarnow. However, building code requirements, logistics/availability and costs are all still very far away from where they need to be in my country. The need for affordable housing options has never been greater, but so much needs to change/improve before we can really see any meaningful progress. I remain hopeful, nonetheless, and am optimistic by the slow progress that /is/ being made in this area.

Going to the Mighty Buildings KZbin channel, I notice their latest video is from a year ago, and there's no video tour of this home yet. Replacing concrete and wood is a good idea in the frame of a home, but any new material is going to take years to prove to people that it will work as well, which is difficult because with the new materials sciences, there very well could be something that is lighter, stronger, much less environmental impact, and last as long or longer. I like the simple, clean interior design, but the exterior isn't that exciting, but it probably fits well with the mid-century modern look of Southern California. Neighborhood rendering kind of reminds me of a bunch of small Walmarts, LOL.

Unfortunately, R19 in the walls isn't enough for the Northeast. We have a certified passive house in New Jersey and it's about R36 in the walls, and roughly R70 in the roof. With the solar panel array on the roof, it's net zero.

I can see a need for more floor plans that have "convertible" space, moveable walls that retract during the day to expose more living room area and move away to make the bedrooms larger with the use of a Murphy bed.

I have been to the factory in Oakland California near the 880 freeway, from the outside it looks like a nice large manufacturing facility, however I have yet to set up a tour or actually see a finished or near finished product. Maybe in the near future someone representing the builder will allow me to tour the factory. There are developers looking to buy smaller 2&1 and 1&1 units, like a 700 sqft 2&1 or a 500 sqft 1&1 for rental purposes. So Kerry what is the cost of these units per sqft? Richard again

The problem with this new business model of partnering with developers is that another person tacks on added expense before the home makes its way into a home buyer's hands. Also, I don't know a lot of people who want to live in a close packed community like this. Most people in my area either want an apartment downtown for convenience or a house out in the country with room to breathe. Unfortunately getting a home built is getting too expensive and giving another middle man his cut like this just makes the dream of home ownership even more of a dream for many people, instead of finally becoming a reality. It's a shame because the houses looked pretty cool and I really like the idea of being net zero.

I think it’s a miss by focusing only on PUDs -it blocks a global market disruption so none of us with ideal lots can partake. I don’t see why they can’t do both unless it’s a matter of shop space and funding

The biggest cost in home development is actually the cost of the LAND the house sits on. Especially if you want "mod cons" like a flush toilet (as opposed to a composting toilet or septic system), running water out of the taps (as opposed to harvesting rainwater or using underground water), electricity, phone/net connectivity and finally not living way out west where it can take you an hour to drive to the shops. How do we solve the land problem?

With a stampede of hopefuls rushing into the prefab market like a gold rush but, unable to deliver, I'd want some assurances. Their website however, isn't exactly forthcoming (no dimensions, prices, project addresses, etc).

Kerry, let me guess..only renderings on their website? some ridiculous waiting list to get one?, way over priced?....what I've come to realize is that if you want the fastest most cost effective way is to have a slab poured and good ol wood framing is your best bet. I appreciate you showing all the different options though. There is always a middle man in all these prefabs, they end up not being worth it.

I truly like what this company is doing in terms of sustainability and energy use; however, concentrating on building residential communities, especially with added ADUs, sounds like they're out for the big bucks. Though it's definitely interesting to have the info, and I'm happy to know there are companies actually thinking of the environment, it's tough being tempted by something one probably cannot afford. Aside: I enjoy your dry sense of humor!

they use big steels and stupid not fit for purpose gypsum board = NOT sustainable and zero innovation. just greenwashing pish.

One thing I keep seeing over and over again is the placement of the laundry in or near the kitchen. Why? I do not understand. Like the model you showed here in this video you have to haul the clean laundry from the kitchen back to the bedrooms where it will be put away. It makes more sense to me to put the laundry as close to the bedroom closets as possible. Small changes to the floor plan would accommodate this idea.

I think increased density will be the norm. I was walking through a subdivision build in the 80s this morning and the lots were massive, it’s definitely a way nicer feel.

this sounds good but its very frustrating that these companies seem to only cater to the rich. i am retiring soon and looking for something like this but its always out of my price range. they need to remember people like me. thank you will keep looking

It's made from polymer and acrylic. So in other words, plastic. Plastic is a petroleum product. Probably go up like a torch. In my high altitude these plastics decay very quickly.
