Of course the actual numbers are very location based. If rates do come down, I would expect appreciation to pick up based on higher buyer demand.

Why are you going to a subscription just to listen to your podcast! A lot of real estate agents are already struggling and now you’re just gonna keep adding fees to them. I used to be very large supporter of keeping current matters and I actually have a subscription already, but I can’t get any of the stuff because I have to upgrade the subscription. Poor choice

Great video. Keep them coming. So with capital loss on stocks you can only claim $3K per year this figure has been the same for decades. It needs to be changed. Well looks like Congress needs to do some work and increase the amount before you are taxed on capital gains as well if that figure has been $500K for married couples for over 20 years. Inflation and such as drastically increased home values. Maybe they congress needs to have it changed for the IRS tax law to $650K per married couple and $325K for individual filers. Just a thought

You lie by omission for commissions. Rates down means prices up. Affordability same or worse. You want to trick people into juicing demand making things worse when it's already unaffordable. Screencapping this to prove you delete comments. ❤

This is more about eliminating realtors than anything else. Large corporate internet brokerages were bounded by MLS rules to provide compensation now they do not need to pay buyers agent, allowing them to steer the buyer not only to their properties.. but their mortgage company, title company, insurance company etc… eventually being the only players in the game. Sellers will be more willing to accept a lower amount for their home from these corporate brokers because it will be easier than selling their home on their own. The next step is changing how buyers obtain a mortgage making it harder for individuals to own property.

And still less choices for real buyers cause they're all still far too exorbitantly high priced for people to buy to live in. So these houses get shuffled between sellers making the price go even higher till even renting the place is a bad price.

As long as large equity firms like Blackrock and Vanguard keep buying them all above asking price, then they will keep rising. I don't foresee it getting any better any time soon. Just stay where you are and keep the seller strike going, fuck em.
