She should not have downplayed government loans. An approved loan is an approved loan.

Government loans can be good for some buyers! However, they also have some pretty significant downsides such as having to pay mortgage insurance for the life of the loan, regardless of down payment or DTI. Conventional will drop it once you hit 20% paid off (once the value goes up over time). The home condition standards can also make government loans unappealing to sellers, thus harder for buyers to get their offer accepted on some homes.

Sorry, nothing in the northern Subs: Coon Rapids, Blaine, Anoka, Andover, Dayton, Maple Grove and even more North. Cheaper with more land $. But will say this, we moved from St. Paul to Anoka and LOVE IT. Anoka is a hidden gem with an actual downtown that has zero open real estate and thriving. So much extra events for families, kids and adults, I would not trade it for a "southern" suburb as not many newer townships acutely have a downtown...its pretty lame.

Building with Hanson right now, they offered a $30k lender incentive if you use a preferred lender ie Huntington or Old National. Very good design process, not always the best options (like HVAC) and customizations can be very expensive but so far I’m happy

I nearly choked when the recommendation for "I want to get a better mortgage score so I can get ready to buy a house" was "take out a car loan or a personal loan". Yes, I understand that isn't the fault of this or any lender who wants to give accurate advice on the question of "what actions will improve my credit score?" This will, certainly, do that. It's just such an indictment on the credit score system itself. For a system that is built upon the question "how likely is this person to pay back debt and make payments on time?", the fact that "does this person have a history of paying back debt and making payments on time?" is weighed less than one third of the overall calculation is just maddening. This comment isn't helpful for FTHBs, so I apologize for the tangent. Just speaking for a number of millennials and younger who constantly find ourselves questioning why certain structures are set up to work the way they do when we're told "this is just the way things are done. Them's the breaks".

Not much of Minnetonka actually borders Lake Minnetonka. Kind of misleading. Not sure who your talk is aimed at, but I’ve never thought much of northern suburbs. Prefer south, southwest.

Is realtor commission based upon level or work or is it a flat fee? If a buyer picks out a specific home online and asks you to put in an offer that home are you paid the same as if you would spend days with the buyers shopping around? How does that work?

It's always negotiable between you and your agent. Most of the time we're paid a percent versus a flat fee, though there is that option, and it's to represent you for a period of time (say, 6 months). Usually we're paid at closing, and the majority of the time it's paid by the seller on the buyers behalf.

So what's your plan instead? Should I have said to get off your [butt], quit whining, get to work and make it happen? Should I have said to throw yourself a putty party and hope it happens? What instead my guy? I'd LOVE for prices on everything to come down! I think the economic situation absolutely sucks, especially for younger families! And I also know that nobody is coming to save us. YOU have to make it happen, and a positive mindset absolutely helps make it possible. What's the alternative??

This housing market SUCKS my wife and child just had to move in with my inlaws because rent in our apartment along with all of those other costs were so high. Going through life with rose colored glasses will do nothing for you. I bust my ass and I'm making more money now than I ever have and it STILL isn't enough to put a roof over my family's head and barely enough to keep food on the table. I'm just supposed to ignore all of that and "pretend" everything will work out? If life has taught me anything, it's that things don't always work out lying to yourself that it's all sunshine and rainbows when it's not is called denial. Sell people the truth. We've had enough of fairy tales.

Where can I find info on Outstate MN market updates? The Twin Cities market doesn't really represent what I see in outstate. We own a lake home in Southern Minnesota. Thinking about looking for a 2nd home. Maybe on a lake up north.

So most sellers agents are starting at 0% for buyers so they can leave room for negotiation...It's already a sellers market? Im surprised that this kind of settlement can go through at a time when so many people are struggling to get into housing. The real question is, how our policy makers going to react? We saw the supposedly $25K subsidy for First time home buyers (probably just bait for votes). I dont understand why we shoot ourselves in the foot... again. Serious question though, Doesn't this help large corporations/firms buy up more housing because they don't need an agent to buy? So now firms get a discount on middle class families>??

I do think this has the potential to accelerate our markets shift towards becoming more balanced (see my last market update regarding that). Not dramatically or super quickly, but it could help. As for corporations - I guess I haven't really thought of that too much. I would l'd love to see the government stop/slow the mega corp buyers like Blackrock from being able to snag up single family units, and could see that happening. But who knows. Will this settlement help them by more - I guess I'd doubt it will make a big impact, but I couldn't say. All I know is it's definitely not helpful for entry level first time buyers.

Also worth correcting - it's not most that are starting at 0. In my experience so far it's close to 10-15%, I would say. Likely to rise, but certainly not 'most' right now.

I grew up in Shoreview, and HUGE agree with it's number 1 spot. It was a fantastic childhood, and, although certain things have changed, it still seems like a great place to raise kids. We were right between a couple lakes, playgrounds, 5 min walk from the school - I loved it. Had we stayed, we'd have needed to work on the basement - it was a bit prone to flooding, but it was a solid, nice little starter house that I'd have been happy to be raising my family in (if I was still there).

If you want to keep the commute down to 20 mins or 15mins to the Minneapolis center, want to have a little vibe of a suburb, ideally with good schools for young kids....am I asking for too much? I love those western lake regions like Minnetonka, but the only down side is the commute.
