Actually lol. Look up history of Del Webb. The very first DW development was built downwind from a rendering plant. Often wondered how the heck they sold them. Only posted open when the wind wasnt blowing?? In an unusual court decision the court did find the rendering plant a nuisance for the residents BUT ruled that DW had to pay to move it.🎉 So yeah leopards dont change their spots. Once a cheater always a cheater. He likely got the land at 10cents on the dollar because of the proximity of the plant and knew if the residents sued they would be forced out of business and he could rake in millions from the sale of thr lots. Btw good chance your salesperson is paid a salary not a commisdion AND if he's willing 2 do their dirty work for them I dont have much sympathy for him. I hope you went after them legally. You should have. But understand you are thankful you dodged a bullet..

Thank you. We are just now seeing your video because we were considering looking at a Del Webb community in Texas. I decided to see if there was anything on KZbin about these communities and saw your video. We also read the comments. Needless to say, we will not be looking at any of these communities. These corporations need to understand the power of social media now days. They can't get by with the things that they used to, they will be outed!!!

Your bad experience, with lack of back up, is not indicative of Pulte Dell Webb developments. I know Many happy seniors that have gone through purchases with this company in Dell Webb and other Pulte communities.

These people are all evil. Stay away from HOA’s. They are all a bunch of assholes. Don’t put yourself through that torture. You need freedom. You don’t get freedom when you buy something in an HOA. You have to abide by stupid laws by other idiots.

Interesting. Confirms my suspicion that these real estate development companies are pieces of crap just like I suspected. Real estate is a shitty business. Also, I would bet if you bought a house to be built the finished product will be crappy cheap construction. Also, if you take possession and move in and find any defects or crap construction the builder will NOT come out and repair the problem. Do not deal with Pulte or any other new home builders, anywhere in the country. You will NOT get what you paid for, you will get crap.

We have made that mistake already and we have a lot of issues with them.

This was three years ago, but I just noticed it. I remember you saying in the beginning of the video that your home sold for over what you were asking and you had multiple offers. it looks like what happened to the other interested buyers of your home who were offering you the selling price and didn’t get it is a similar experience where you offered the selling price of the home in Pulte but the over bidders got it instead. I’m not trying to make you feel bad about anything. I just hope that people think about what they’re doing because it may come back to bite later.

When it comes to Del Webb communities in AZ and TX, I would only purchase the older homes built by Del Webb before Pulte took it over. That does not give you a brand new house, but with a remodel of an older home to update, it would be close. However, if you follow any financial gurus, Pulte and others will be begging folks to purchase a home at a loss when the market crashes later this year. If you folks can hold off 6-10 months, huge opportunities will be available nationwide.

Once again, I can relate. My dad's father remarried and his new wife had several daughters; one of those daughters gave their son to my grandfather to be adopted. They absolutely insisted that he was my uncle and not my second cousin despite me being significantly older. Then again, this is the same grandfather who, along with his... third wife tried to get me arrested for identity theft and steal our house.

We totally understand your plight, for we have had a similar experience with Trilogy in NC . Luckily, we rented in the 55+ NC community. We never got the full story on purchasing lot, home, extras, or restrictions. Other times, we were told half-truths. We explored another brand new 55+ community by Epcon in Mooresville, NC. Again, we faced the same issues plus a bait and switch on the entire community. What was to be 55+ is now not. Disgusted by the duplicity of 55+ developers, we went back to selecting a no-age restriction community and builder with a good sales history and a far better location. Given that we too had sold our home, and we were renting, we needed to explore and decide ASAP, as our rental expires this summer. We are now building with a semi-custom builder and are pleased, so far, with their communication and transparency. Hopefully, that continues.

I got caught up in a pulte scam 30 plus years ago. Don't do it!

You dodged a bullet.

This was common practice during Covid when rates were very low. You were outbid by another buyer. You stated the rep called and asked if you wanted to raise your offer. That should have alerted you to another buyer. I know you are upset but every builder was doing this. They are in business to profit and when another buyer wants to outbid you, they took it. I wonder what your emotions are like after realizing what happened a year ago was happening all over the US and not just new homes but ALL homes and homebuyers were competing against other buyers. I hate to say it but you seem a bit entitled. .

You took over list for your house and if someone offered more you would have threw the current buyer to the side. You did the same thing to the people who bought your house. You dont like when it was done to you but you did it to someone else.

we purchased del webb stone creek in ocala fl 3 years ago. Everything was perfect. The community is great. this was our 11 new home purchase and the was best finished product we ever received.

Reminds me of Fox and Jacob's houses from the 1960's-1970's in the Dallas, Texas area. The worst idea they had was putting the insulation inside the air ducts: "Where the cold air is, not on the outside where it is hot." Great, now we are breathing insulation dust every day, and rats love building nests inside the ducts!!! LoL 😅 Pulte homes are no better. Buy an older house, (Say a 1968 house), and make it your home. Tract houses always have drawbacks, because they designed them with no buyer in mind!!!😮

We have been working with Pulte/Del Webb and having a great experience!

We closed on our home in del Webb Sunbridge. It was a horrible experience. The sales person are poorly informed and the building personnel responsible for making sure our home was going to be delivered on time and assure the quality of the home were incompetent. On our closing date our home was filthy. All the items we found that needed to be corrected or fixed was incomplete. I’m am beside myself and very very depressed. The builder has ghosted us and turned us over to warrantee to fix the things the builder team Neglected to correct. There was no care or pride in our home. The interior looks like it was worked on by day laborers rather than professionals. I am so Sad because I have no confidence in this company or it’s people. They have a mission statement and they completely ignored it. Now I feel my only opportunity is to sell this home and hopefully get what I paid for it. My heart is broken.
