Thank you for your comment.However, the housing crisis has been caused by shortage of properties to buy and to rent. You have to blame successive governments for failing to build enough, social housing or encourage more private building and letting. Now, even more landlords are pulling out because of further redtape and BS from the government

Good great security for your fellow humans to have a bed and a roof over your heads and not be moved on when the landlord deems necessary. 99 percent of people who rent can barely afford the extortionate private rent prices but have no other choice as their wages/savings won't allow a mortgage and once the private landlord has got you on his clutches there's no getting out.

@@Chubby713 Thank you for your comment. I know tenants have problems with affordability and getting the mortgage, but is that really the landlords fault? Is the landlord responsible for the housing shortage in the UK and around the world? You say that Tenant should have some security. Is that for one year, two years, five years or 20 years? Private landlords were never meant to replace government built social housing for long-term tenancy is. Blame the government for not building social housing in any great number since the 1970s.

@@charleskellymoneytipspodca9121 the housing market has many problems. Second homes being a major issue being left vacant for most of the time when family's could be in them. You need to have a real think about the whole concept of private landlordship. It is certainly not to provide anyone with any home security. Be honest most private landlords are only interested in profits not people. How would you like a mortgage company to say " You mght have leave your home and find somewhere else to live in six months or a year or two years" these are the kind of contracts tenant's have to sign as they have no other choice. Where's the morality in that? As for your question, how long should a tenant have security? It should be for a minimum of 20 years unless the tenant wishes to leave earlier.

So do I. The market needs first time buyers and they are being priced out. Not because of landlords, but because of massive money printing by Central banks. Now you have hedge funds and banks buying up, thousands of properties.

Lloyds Banking Group, Blackstone…do your research. I don’t agree that buy to let landlords come out bid first time buyers. Buy to let landlords have to buy a property that will produce a rental yield. This has become increasingly difficult as prices have risen faster than rents. A first time buyer can pay more because they are buying the property to live in. First time buyers also pay less stamp duty then landlords. Landlords are pulling out of the market and the numbers of new landlord is coming in is falling. The model is not what it used to be. The problems for first time buyers has not been created by landlords, but my government policy and central banks.

I agree. I’ve seen people in big houses that they cannot afford to heat and everything is falling apart. I’ve got all this money tied up in equity that they want to leave to the kids. If they release some equity they could make their life better and give the money to the children now to help them, and possibly save inheritance tax.

Paying Tax is just the same as paying Protection Money to gangsters. It started thousands of years ago when bandits realised that instead of robbing travellers once (and then the travellers would avoid that route) they could 'tax' them on every journey and offer 'safe passage' on that (shorter) route. Then we got toll roads/bridges/gates/ports. Import tax. The two worst taxes are Stamp Duty on homes (stopping people from moving closer to their work) and IHT.

They had to lower the interest rate Charles and they will need to continue lowering the interest rate, yes we have seen higher nominal interest rates in the past but when you correlate today’s 5.25% to the amount of national & private debt swishing around the system todays interest rates are literally the highest since Jesus Christ. I’m not so sure about the rates only falling back to 3%? General conception’s especially amongst educated economists are normally massively wrong, i personally think we had 13/14 years of rates below 1% mass economic migration legal and illegal and the economy had minuscule growth in that time. So if the labour government (As they say they do) and most of the other western world economies want economic growth their going to have to have very very low interest rates. Apologies for the diatribe essay against interest rates Charles.

Stock markets usually do well and there’s more money about and lower rates. Fixed rates and buy to let investment will not look so attractive against an income producing stock portfolio. However, it’s important to note that most of the big markets are at an all-time high.

A good well balanced explanation, i did own 5 properties, i now have 1 remaining......... its just too much hard work now, and getting very unsafe since Labour got in, many more of my colleagues will be doing the same. All my houses went to FTB'ers, not other landlords, what does that tell you !!There is a storm coming, and the councils will be taking the brunt of it. Good luck folks trying to rent somewhere in a few years. Adios.

@@charleskellymoneytipspodca9121 Thank you, i agree, i have a very good friend who works in my local council, they are having a nightmare trying to house all the now '' settled status '' asylum seekers who have been rushed through by the HO, and are now not eligible for free hotel accomodation, so onto the councils they go ......... its causing chaos. If they had not targeted us and had not attempted to turn us into Social Housing, it would be better than it is now, but the elephant in the room is our net migration figures 😬 How can we possibly supply enough housing for 1.5 million people every 2 years ? And that is not even taking into account the 4 million backlog....... God help us all.

Charles- will I as a landlord be able to terminate a tenancy agreement ( after 6 months or whatever) if I need to sell the property under the Renters Rights Bill? Is it clear yet whether this is a valid reason for repossessing a property?

@@SIMON8958 we do not know all the details of this bill yet. Under the renters reform bill, they said that there will still be provision to gain possession of a house for valid reasons, such as wanting to sell the property. I would assume that this would also apply in the renters rights bill. It’s also not clear how possession will be in forced, and whether this will mean going through the courts which are already inundated with cases. It should be remember that not everyone squats in the property until they are evicted. Most reasonable people will leave at the end of the tenancy to move on with their lives I hope that answers the question and please watch this channel for further updates as we get them from the bill This is still a bill and not an act of parliament yet

This could be for very good reason, and anyone interested should try the book Taxtopia which is a "tell-all" by a tax accountant around all of the creative (and legally questionable ways) tax accoutants hide money. It's a great book. Of course, not all tax accountants will be the same, but it's good to be aware of the questionable methods

I realised system is not perfect, but I would put this down to successive governments not building enough social housing for decades.

Hi. What about landlords protection? Housing association which takes care of neighboorhood refuse to cut overgrown few metres high ivy bush which comes into my property - garden and fence from outside. Ive been busy with this since autumn 2022. Recently went to speak to manager of their greenery maintenance and he was absolutely rude, saying basically what is my priblem and dismissing my concerns. Eventually said they will be cutting hedges in october, november maybe. Which i dont believe in as they havent done my hedge since years, even when they came to cut hedges they didnt touch mine. What legal rights do i have? Can i arrange for it to be cut privately and bill the housing association?

You are right to ask about landlords protection as they are not covered in this bill, hence the name “Renters” rights bill. In my previous experience, as a councillor, I found that housing associations had a poor record of maintaining properties. I dealt with a number of complaints on behalf of tenants and was shocked by the state of some of the properties which had damp problems. In one property are dealt with, there was not even smoke alarms and the housing association manager said that was not their responsibility! I later challenged this with the council, and they quickly smoke alarms in all their properties in the borough. I’m not sure what your rights are, but I would suggest that you write to them recorded delivery with a final warning or get advice from your solicitor. I would send a copy of the letter to the chief executive of the housing association. You could do this via email and just copying everybody including the local councillor. The person who was rude to you is out of order really, and probably not acting in the best interests of the housing association Good luck

She said she is going to have a look and log the complaint in for me and soneone will get back to me within 7 days...Guess who got back to me today? By writing the letter? The very same guy who was rude an uncooperative the last time! I didnt know his name but it was suspicious to me that it was signed "team leader" G.D. when i made request to speak to the guy's superior and i thought he was the manager. In the letter there was only vague apology for me not being satisfied with their service and that hes going to revise the complaint about the hedge and would let me know by tomorrow. What a circus! Hopefully hes going to sort it out this time in my favour, if not,I will follow your advice and find out who is on the top and write to them describing exactly what i went through with the guy... Thanks for your reply anyway. Also, if there's any problem with housing association is it worth to contact local councillor?

Correct me if I am wrong but they don't want longer tenancies. They are having rolling contracts. After a 4 month contract the tenant can gibe noice to leave so landlords have a tenant for a 6 month minimum period. AST contracts will be banned.

What the housing market needs right now is a 100% mortgage for first time buyers with a repayment length of 35 tp 40 years to give the first time young couple a better chance of getting on the housing market. 'Buy to let mortgages' have had it too good for too long.

I agree that hundred percent mortgages over 40 years would be a good thing for homebuyers, as the repayments would be cheaper than rent. What does it matter if the mortgage is over a lifetime? I have suggested this to government ministers, but my ideas fell on deaf ears. 100% mortgages have been used in the past, but thanks, have shied away from them since the financial crash. Also, the Bank of England restricts London. Bankers live in a different world anyway 😮

Wait until the banks get scared and stop 'buy to let' mortgages or tie the landlords down harder when applying for one. Being a landlord in the future will not be a good investment for a pension pot. More and more houses will be on the market for first time buyers for young couples just starting out on the housing market.

From us good landlords if crazy rules are brought in it will quickly lead to a meltdown and crisis that am sure Labour won't want to pickup. But for us a complete mindset change. For example I currently have like yourself only increased rents for existing tenants very rarely so the longer they stay, the further behind the current market rate it becomes. Never issue Section 21 's unless malicious damage. Hence Tenants very happy and a good deal all round. In the future if laws are introduced that limit possession I will increase rents by the maximum allowed every year. Nothing to do with exploitation, but having a tenant in your property long term and with a great deal could spell disaster. If they naturally look round every year as the deal is no better than alternatives, that's better news for Landords as it will provide regular opportunities to sell, move into themselves, or rent out again at that point. So no way are these type of measures are realistically going to help tenants . The government would be far better looking for as ways to target bad landlords that hike rents, issue bogus Section 21's so the rest of us can carry on offering a fair deal, but criticaly without the worry of losing control of our own assets.

Greedy people will never see the struggle of 'poor people' as so many in the comments state, its disgusting how landlords are allowed to rent there properties through schemes to the disadvantaged. Meeting the minimal standards to rent your property does not mean you will never have issues with the tenants/property. The system needs a major overhaul and as a person forced into a rental scheme for circumstances out of my control I hope it does change. After almost 5 years in such I still have carpet without underlay a energy rating of F- the list goes on, why should I invest in someone else's property when Im not even allowed to paint a wall but will be called on for my deposit when the white walls are no longer white. It's ridiculous to think this could carry on, landlords should be happy they grabbed all the money they could while it lasted

I’ve also heard that that was suggested a few years ago, but it’s not part of the current Bill or Labour’s plans. There are some in the party who would probably like to seize all property but fortunately they are in the minority. It would be wrong of the government to take away wealth from individual landlords in that way. It would be a massive transfer of wealth, so I wouldn’t worry about it. However, I wouldn’t rule out some sort of wealth tax in the future!

@@01menyou '' Your Error '', really .......... i purchased my first house 20 years ago on a capital and repayment basis, it was mortgage free 18 years later and apart from the deposit which i paid, the various tenants over those years purchased me that house....... ERROR you say. The other 4 i purchased were on the same basis. I have provided homes for people who either could not be bothered to make the right decisions or were unable to and needed to rent.

I'm going to struggle to feel sorry for the landlords on this one. I was paying £650pm in 2020, now it's £1300. No one is persuading me he's just covering his increases.

@@Daisy-tl2lh I must have spoken to 10 different people who say they're estate agent called them out of the blue to tell them that they could easily put their rent up by hundreds because people are desperate. So yeah not going with that one.

⁠ that’s a good point. Why don’t they blame the bankers, the Bank of England and the governments, who printed billions of pounds, euros and dollars that caused the inflation in the first place. It’s always left to the people to pay the price for their incompetence.

Landlords will sell and/or stop renting and there will be even less rental stock. Exacerbating the existing problem and push prices up. But if socialists understood basic economics, they wouldn’t be socialists

i’m not suggesting that you put assets offshore. You should always take good tax advice before making any decisions like that. Yes, governments can change legislation, but at the same time, they don’t want to kill the goose that lays the golden eggs

When you rent a car for a week....should you be allowed to keep it? Landlords will withdraw their properties if they lose ownership!

I agree. Just like you don’t go to a hotel for a week and then decide to stay there until you are evicted! The idea that you have to serve notice on the tenant who has come to the end of the tenancy is crazy. Of course, tenants need protection and we don’t want to go back to the bad old days, but most people would agree that tenants have more than enough protection and have the upper hand over landlords.

Good. The majority of landlords with lower end properties are both limiting 1st time buys, and often turning a humble 3 bed terrace into HMO. Costing Councils and tax payers a disproportionate amount

Cast your mind back to 'right to buy' Councils where obliged to sell housing stock at a massive discount, with all the proceeds going to Central government. In turn they got around 10% of the sale money. Given the value of housing was shooting up exponentially (as well as building from new costs) this had a predictable outcome didn't it? 1. Reasonably well maintained and affordable social housing disappears. 2. Councils cannot afford to build even 5% of what they are forced to sell, and what they do build they're forced to sell in the future. 3. Councils lose a source of income, and tenant's are on the unscrupulous LL rent increase + eviction merry-go-round. 4. The very properties that LL's buy (from ex social housing stock) are now being rented to Council tenants. These are at inflated rates, but councils have no choice due to legal guidance and laws obliging them to provide housing. 5. Notice the amount of councils going or near bankruptcy? Come on Charles? Wake up sweetheart! A rental society isn't necessary bad, but only if the sort of tenant protection you get in France / Germany / Spain is in place. Without that you get what's happening in the UK.

The majority are not turning terrace houses into HMOs... That's utter nonsense, it's a tiny minority and they're only in certain areas, usually student areas but either way it's a very small proportion... They are also not limiting properties for first-time buyers!... That's hogwash too!... Look outside London and there's absolutely tonnes of terraced and cheap housing on the market... The average deposit of first-time buyers is well over 50k and the average mortgage for first-time buyers is nearly 230k... They are not buying terraced houses with those budgets lol, you could buy 4 terraced houses up North with the average first-time buyer budget... So in summary, the properties landlords are typically letting out are in massive abundance and they are 100% not competing with first-time buyers, they are in a completely different market... Most landlords I know aren't wealthy either, they're usually in the 40s upwards, have worked their fingers to the bone and I have either had to do it to move house or are doing it so they have an half decent pension when they eventually retire because either they are self-employed and don't have access to a private pension or had no access to an employers pension so are investing in property to supplement the pathetic state pension... Every landlord I know really look after their properties and tenants too!
