Good resource for further discussion. Especially on the danger of nuclear power plants (to the world) as a target for warfare/terrorism, on top of the simple misuse or mis-design that produces a Chernobyl or 3 Mile Island permanent nuclear waste site.

I strongly support movement of the Senate bill to remove HOA's ability to restrict solar development. We recently circulated a petition in our subdivision to allow rooftop solar and got over 200 signatures out of 218 households we spoke with (254 total in the subdivision) and the HOA STILL refused to allow rooftop solar in the subdivision.

The paradox of The Fifth Law of Thermodynamics: "No matter how highly mechanised and fossil fuels self-powered, fossil fuels extraction requires a number of people - as if the process is executed by hands using buckets and ropes". Today, this number is 8 billion people - working flat out 24/7 - strong. Humans were not ready morally, ethically and intellectually to start the mass extraction of fossil fuels with the advent of the steam engine 300 years ago. The Magna Carta indeed requires now overhauling - adding to it the right for humans to understand what Energy really is before any other commandment. "In any system of energy, Control is what consumes energy the most. No energy store holds enough energy to extract an amount of energy equal to the total energy it stores. No system of energy can deliver sum useful energy in excess of the total energy put into constructing it. This universal truth applies to all systems. Energy, like time, flows from past to future" (2017).

I like to walk the peak of the roof above the array, and push the snow off from the top. I can't stand to see snow on the panels once the sun is out and looks like it's going to be a sunny day. Go get that snow off!

If Peter Sinclair's lips are moving, he is lying. All Sinclair's video friends were former township officials that were recalled and removed because they would not write a protective wind ordinance. They wanted to let Apex, the wind developer, destroy citizens homes. Now Sinclair is advocating for State control because local officials have recognized the damage RE can do to a community. Sinclair is delusional or deceptive regarding a vast right wing organization. It's just local housewives kicking his lying ass. I like the idea of prohibiting people from talking at township meetings; sounds like something Sinclair would come up with. Social Media does not work for Sinclair or RE developers because nobody wants their homes destroyed. 25 people on this zoom, how many live next to wind or solar facilities? None. That garbage is for non-elites. Cops are almost never at meetings, Sinclair lying again. Why does Sinclair hate outsiders? Isn't he an outsider 100 miles from Midland trying to trick people into hosting public nuisances? Wait, Sinclair is welcomed because he is an elite.

The payback period is peanuts because we should be considering the lifespan of the home, not our lifespans. With fewer fires and better construction technology lifespans on home should average two hundred years. And it the mechanical parts only last 30 years. But you have mentioned that half of the cost was in the digging of the field. So the combined lifespan of the system should be figured at at least 150% of the mechanical portion of the system. There are other externalities in addition to our Carbon problem. Things like ice storms take out the community supplied power and with minimum batteries you can continue to run the geothermal system. That alone can save the house from having frozen pipes. But it could be as serious as saving lives when winter storms are so bad that you can't get away to another location.

I'm in South West FL. The underground temp is warmer as you go south. Average temp is 72 down here. Heat exchangers do NOT work in SW FL bc there is very little delta between the above ground temp and the below ground temp. I love the edea and states like Michigan or Wis should be exporting this energy. Florida is also not ideal for wind energy. Winds here are not consistent and more likely to be still in the AM and kick up with afternoon storms. Solar is the Holly grail in FL BUT the politics is focced up and FPL has a very tight grip on the politicians. FPL is installing solar but it is no benefit to the residents/clients. Even as the cost of solar goes down, the benefits of FPL's solar only go to the shareholders and the residents suffer from higher rates.

Correction: The actualized prices per watt realized by the City of Ann Arbor quoted in the meeting are incorrect. Average PPW after Solarize discount has been around $2.50-$2.70/watt, with some outliers above and below. Julie Roth, City of Ann Arbor

It's just intensely irresponsible to not promote climate control measures for older homes as the weighted criteria. The notion that visibility of a supplementary and temporary structure would supercede its energy resilience necessity is insane policy. As acknowledged, the panels must be oriented in a particular way. Further, the guidelines are NOT laws, and Detroit's HDC's *interpretation" and *application* of the standards are at odds with comparably sized cities in the US. They reflect individual preferences more than any historic or architectural argument. Wonder why so many houses here are dilapidated? Because the burden HDC policy places on needed work is onerous for a city with an average annual income of $24k. Given the choices allowed, people just have to not do the work until it falls down and they are somewhat relieved from the Standards INTERPRETATION novel to the city's HDC.

We also took electric water heater off the interruptible meter and put it on the main panel, after getting more solar. The slightly lower interruptible rate is not that much less, plus the monthly meter charge, is more cost than the benefit of more self consumption direct from solar with the WH. Further, the WH can be controlled to run preferentially when there is extra solar.

I'm inspired by anything she does, and would like to draw applications to create a project here to meet a need. I live in Nova Scotia. Hoping there are like-minded people viewing this video. The guiding principles in the community build could be useful knowledge to keep such a project from deteriorating into a handout for addicts and low ambition types who expect to live on a government handout, and provide hope for people desperate for good, temporary housing as they move up from their current situation. In my mind, it could be an answer to the desperate housing crisis at the moment, as well as providing really decent accommodation for incoming Ukranians until their country is livable again. I understand the distinct need for creative thinking and controls to keep such a project on track. These houses she is showing in her community are something anyone would be proud to live in.

I wish more was said about how the perimeter landscaping will look. Pine trees to block this horrific view? I have 20 acres a stone's throw away from this site that we planned to build our dream home on in two years. Our neighbor has a 10 acre parcel that he was planning to build his forever home on this spring. Looking forward to the CAD presentation before we put shovels in the ground! I wonder if you would still be so excited about this project if you too had this view out your front window? You would think Manchester would prefer families building homes in the community for school/property taxes would out weigh $5M over 30 years??

Dan, I own West Michigan Solar LLC and sell and install solar. I'm curious why the installer used some methods that I find questionable. A. Why Landscape? B. Why different types of panels on the same array? C. Why did they place the conduit on the roof? These three items I would not do as a normal install due to visual impact. I do agree with the non lifting of the shingle to mount. As to the placement of the panels in varying directions, I encourage the S, SW, W, E and N in this order. As you did note the cost of electricity from CE changes in the summer during the peak hours of 2pm -7pm. West facing solar panels can make a large impact on generating the most valuable kwh.

Interesting discussion! Great to have homeowners who have gone through the process with both DTE and Consumers like Andrea! Also, it was great to see the current DTE Insight program has the capability to measure power generation going back to the grid. The original product just when nuts when an array was generating.

Thanks for presenting John. I agree with your concern of selling on the main meter and buying back on the geo meter. Not sure you'll get DTE to address it though. I would file an mpsc complaint, or do some rewiring to allow you to use directly from inside the main meter for the geo. A couple of contactors and control, some complexity. Or change the main meter to time of use d1.2 which is somewhat similar rates to geo, but I think not quite as low.
