1982 is the magic number. Houses/apartments before this yr are constructed differently as there was different earthquake protection regulations. There are a few cities to look at in Japan, Tokyo, Osaka, Nagoya. There are places to buy within Tokyo - and it is a misperception that tokyo is expensive. Even in the 5 central wards of Tokyo - there are still affordable properties. And yes, japan properties can be cheaper than HDB flats.

おはよう Aaron san! Actually, Osaka is a developed city, as long they are within the city district. Homes get cheaper outside of the city area. Perhaps you can also cover some Akiya houses that are really hot in the foreign buyers property market! Some notes on Japanese property - they usually calculate in LDKs, which are the number of tatami maps the room can fit in. - Be weary of Air BnB; Japan has strict rules on rubbish segregation and noise. As Air BnB, your clients may not obey these rules, and thus causing huge issues with the neighbours. - Japan usually does not have en-suite toilets to the rooms ~ - In Japan, one is required to wash yourself before soaking in the tub, either in PTE or in the onsen/ setto. Hence the habbit is culitvated from young - Japan houses usually gets bigger the further you get away from the city. These houses are usually not near any train stations as well. - Minimarts in Japan has EVERYTHING, hence so long one is near the minimarts, groceries are covered

My case is developer accepted my application based on Salary submission, paid 5% down for option with developer, but HDB reject adding bonus to calculate salary as I am self-employed. Is there a chance I apply again next year, after I adjust my salary and bonus down?

Totally agree with you on your sharing! I was anticipating your decisison while i was watching your video and am happy to know we share the same thoughts on what to change and what can be saved. one fully renovated toilet can cost up to 12k, tiles water-proofing all in, without the toilet bowls and basins. Windows can consider to change if previous owner did not clean it nicely... I think most people will not want to have a dirty window and frame especially around the hard to reach areas. If owners are planning to re-sell later, do consider sticking to basic and calm colours and avoid extensive customisation such as knocking down walls as most people like to have a standard unit for their own design. To protect the next gen of homeowners, the prime and plus is definitely the way to go. And I hope moving forward, HDB will slap the prime and plus label on more BTOs and also those under SERS. Controlling the HDB resale market will inadvertently control / stabilize the private property prices.

The first BTO needs to wait 10 years before selling. The buyer who bought from them will still subject to another 10 years. By the time, the second buyer decided to sell, the property is already 2 decades old
