This not an apples to apples comparison because in the real estate example it’s assumed 10k is the cash down payment and the remaining 290k is debt. The debt acts as leverage. So the 8% return is higher for real estate because you are using 290k in borrowed money (the home mortgage/debt) to make the purchase/investment in the house. You would have to include a margin (debt) amount of 290k in the stock example to make the two examples comparable because currently the stock example only assumes 10k in cash but no debt while the home example includes cash and debt so it’s not a fair comparison. In addition to this each asset could have additional costs. For stocks certain etfs will have small fees while regular company stocks won’t have these fees. In contrast, real estate will have maintenance costs, closing costs, property taxes, etc. stocks are overall more passive with little to no maintenance costs/fees while real estate has more costs to consider

Health care traveler here! I am currently taking time off in between assignments - since the money is good, I'm fully capable too! If I meet with a mortgage lender now, and don't have a month of pay stubs (since I've been off for a month just to be home) would this be a bad look? Could my interest be higher, even though I'll be starting a new assignment within the month?

Hi! 👋 so the lack of stubs are fine and don’t have an impact on your rate. Since you’ve only been off for a month, that’s an easy enough gap in employment that it’s not too worrisome. For most travel nurses I pre approve, we average your income over 24 months, since income can vary based on length of contract and where you’ve signed on. Let me know if you have any other questions!

Unfortunately credit bureaus sell your data once an inquiry is made. Best you can do is go to something like prescreenoptout to minimize that from happening. The only way your credit would be checked is if you authorized it. I would contact any banks that made inquiries you did not authorize to have them immediately remove them from your report.

It depends! If you have an FHA loan likely the only way out of PMI depends on how much you put down initially. If it’s conventional you should be able to easily call your servicer and request removal.

Purchase a condo in April 2022 at 5.25%. My current loan amount is $283,128. My monthly PMI is $80.83. Original appraised value is $303,000. I estimate the new appraised value being $320,000. At this point I am thinking of renting even if it means less square footage. Owning is just such a difficult, expensive challenge.

Hi! 👋 I know there are some discount buyer agents but since commissions are negotiated with the seller directly now I don’t see the reason to work with one of those agents since you aren’t likely to get a rebate back from them. And frankly every discount agent I’ve ever worked with has been the most unprofessional, and difficult agents to work with. Cheap doesn’t mean better!

Doing this now. 2.375 yr1 3.375 yr2 4.375 remainder of the loan. Say I make more payments to the principal would that affect the year 2 payment etc etc. The 4.375 rate is probably as low as rates will get again barring another pandemic so I’ll be stuck at that rate.

Could’ve been a forward commitment by a builder going FHA. in Riverside county some builders legit have 4.99% for some homes bc they bought a pool of mortgages years ago for that area. Probably the lowest I’ve heard of but I wouldn’t chalk it up to being entirely unlikely
