I am first time home buyer , lets say i have 200 K in savings , should I put all that money into an access bond or mebe 150K to i save on paying capital gains . and also what happens if you access money is greater then you outstanding amount ?

@@kamit4986 to purchase more property at better discounted prices, = higher % of built in equity that can be then released for various things, grow the portfolio then sit it out till rates start coming back down (and up in time for the next best time to purchase). i could do be wrong with the strategy. depends on the strategy/the investor of course.

Just remember residential rental is exempt from VAT. Commercial properties this can be done, but not on residential

@propertycornerZA hi I consulted with accountants this is incorrect on residential property the VAT on the purchase price can still be claimed when buying from a developer it is only vat exempt in terms of the rental income not the vat paid on the purchase price itself

Great content. Im looking at rezoning to either multilet. The property i ha e recently purchased is an oldey with a huge plot at the back and the neighbor is also looking to sell. He is widowed and is considering moving to a retirement home. That house also has a plot for a backyard (i mean the yards are huge) My thought process is that if i can successfully acquire the house next door, I can consolidate the two properties. Both properties are currently res1. The area has potential to convert/ rezone. The neighbor to the left had rezoned to a commercial and the property is used as storage for a tile company. The second property to my right (property right to my neighbor) is a multilet with a lot of rooms at the back and next to that property they are using the backyard as an vehicle repair workshop. The erfs are huge in the area. The house diagonally from my property is also a multilet. My question at the moment is trying to find out if want to build a double storey of bachelors flats can i get away with applying for consent use instead of going the whole rezoning journey. Solid advice, I have been doing this for years on my investment properties and it is just like he said! To add my 2 cents, in addition to the above I pay my bonds weekly, renegotiate my interest every 2years, and pay my first Installment a day or 2 after the bond is registered.

@@Ahmed_Mohamed_Cpt It breaks the compound interest cycle and in simple terms has you making pre-payments ahead of your monthly payment due. Rates yes you negotiate with your bank on interest rates every few years, or you can get a new bond if you can get a better rate from another bank but this comes with costs to re-register the new bond, so needs some proper thought and calculations.

Generally they give 30 year loans if you can't afford the 20 year repayment. However, if you can afford it you have the choice to get a 30 year bond. This does not affect the interest rate. On 1 property that I got a 20 year loan on I got an interest rate of prime plus 0.5 basis points. Whereas for a much more expensive property 3 years down the line we got a 30 year bond for 1 basis point below prime. It's all about credit score and affordability.

Seems a bit biased in the selling price argument. Thinking that a 8.5% annual growth rate is achievable or sustainable in a high interest rate environment is crazy.
