I will never buy KL wellness city, because of its odd position and surrounded with plenty of housing nearby. Plus it is nowhere near to any LRT/MRT compared to other nearby development which is TOD. Bukit Jalil has many potentials with its Mranti industrial area which has starting to have active development, big parks, golf course, easy access to highway, nearby puchong, Sunway. Good investment with good exit strategy will be Kinrara area TOD development, with potential development of the cricket field, hopefully will be commercial shoplots will create many value to that area.

1. Comparing walking distances to nearby malls/stations without considering walking conditions 2. Some of the mentioned places do not allow Airbnb - Airbnb yield is a irrelevant metric Homebuyers/investors should never rely on a middleman for due diligence

Capitalist think too much about the cost side, funny how human behaviour is excluded from the equation. Bukit jalil is considered original place for many. All this new develolment never consider what kind of job they provide for potential buyer bcs Ai taking over the job already. Meanwhile original people from bukit jalil still work the same job with abt the same salary. All those fancy golf, hospital and coffee shop wont get customers bcs these peole cant even afford them at the first place. Out of sudden living cost hike for them. Gentrification is what they called it.

Why NO ONE mentioned anything about Tuan 3 Heritage which is located on the SAME road as Savio and The Era? They offer great facilities, great architecture, great workmanship (from Tuan 1 and Tuan 2) with very reasonable price compared with all the condos in this list. If you do not mind Faizul , could you please provide your input regarding Tuan 3 Heritage?

The reason why DPC can sell intially is because support of Kepong buyers and mostly doing own business..which the developer dont want to admit it..well look who is laughing the loudest now. People used to lookdown on that area and its people.

One big point that could hv been miss out was the buying mentality of singapore buyers, as said Singapore buyer may consist not just the true blue Singaporean but many of PR of different nationality and many time these groups are usually the heavy gunner so when convenient of transportation are in place top prime areas especially 5km within Rts or puteri harbour area which are extremely popular with foreigner i believe chances of going to 2k per sq ft is a matter of time. Not forgetting dumb pigeon hole of hdb is all near to sg 1 million . Jb within tier 1 and 2 will be the gold pot otherwise it should be the fastest growing opportunity

If ur unit failed to achieve more than 90% occupancy rate, u are doing Airbnb wrongly… everything in Malaysia is the same, there is the right ways of doing it, and many more other wrong ways of doing it…. This is why the expert in any field will make a good living so easily….

Unfortunately, MV does give decent rental yield. Decent facilities. Just some issues arises due high usage. Well, hope that property management team can address it efficienly. Bottom line....location,location, location. Not bad indeed.
