@@yudhvirsinghsuri Good Quality builders’ rate is about 9-9.5k. Gulshan Avante is an exception since its on Luxury Specifications. Lets see what configuration Ace comes up with. Beherhaal, 11k investment ke liye toh nahi, end use ke liye ek baar ko fir bhi socha jaa sakta hai

Possession is given based on deemed OC like many others. Registry issue is on the verge of closure as a whole for this sector. For now, one must trade only on fully paid up Land Projects & Eureka is one such Product. Good to go !

Greater Noida west also known as Noida extension is a good option to be considered in terms of connectivity, reputed builder presence, good schools nearby, closer to Delhi and equal distance from both IGIA and Jewar Airport.

Shivani Ji, project risky ho sakta hai poora Sector nahi. You are rite, this sector hasnt been liveable from quite long since most Projects were Under Construction. However, there are atleast 4 Possessions expected in this year only. You will witness a massive change in the vibe. Other than Sector 150, 137/143/93/104/107 are good sectors to reside 👍

Just for your information, The picture of Noida Extension has been completely transformed from the last three years. There are so many interesting things there like the whole commercial sector line where there are no residential projects, it gives a truly next level vibes specially at night. It is so hard to get those vibes anywhere. There are so many developers bidding their interests. I have personally seen so many people who shifted their interest from Sector 150 Noida to Noida Extension. I personally visited Noida sector 150 twice but I had no courage to put money there, because the way progress has been made is very slow. I also had intentions for finding property in sector 150, but after visiting the sector and roaming there for a while, I changed my decision.

Sir now bigger area units have just slowed down very badly .. no one is buying 3+ cr and 2500+ area .. why it stopped so drastically ..few of my known to who have paid 10-20% now wants to exit but they were saying they are finding it hard to get away with that .. Builder is ignoring them now and earlier the builder told them that he will buy back or give handsome amount on exit .. why things have changed just after election ?? Any idea

1) Big sized units are very much the need & demand in current market. 2) Exit is easier if u enter at the rite price point. Also, one must be flexible w.r.t booking profit. U cant always sell at max or builder’s price. 3) Builders never commit buy back, ur sales consultant must have. 5) I agree on ur last point, things are not selling left, right & center the way they were till March, 2024. A big chunk of buyers are not accepting the price trend & hence decided to wait. However, prices wont drop, they will rise a bit more & get stagnant to some extent.

good to know about your exact criteria of "under 12K per sqft"..... otherwise ATS village, ATS Pristine, Ace parkways, Omaxe Forest Spa, Parx laurette, Imperial court in sector 128, prateek edifice etc etc are good options as well....
