This is a MASTERCLASS. 100%. As a producer, I think and execute exactly like him, and the last movie I produced was a Netflix Original and Top 10 in 60 countries...I executed exactly like he does in his horror film. I love the way he thinks about the business side of show business. Keep the budget low, and execute at a high level. We did that exactly in TREES OF PEACE and turned a nice profit. The only difference is I did give my director some money upfront, and then a nice back end. What a treat for all filmmakers!!!

The statement that home prices are not inflationary is something that needs to be pushed back on. A discretionary purchase, like sunglasses, is one and done. For housing, your property taxes RISE with home prices and are an ongoing expense. Not to mention the wealth effect of rising prices, which is somewhat akin to the massive stimulus in 2021, which most people agree was inflationary. And finally, higher home prices allow homebuilders to pay higher wages and maintain similar margins on new home builds. This is in effect what has been happening as productivity PER CONSTRUCTION WORKER has undoubtedly gone down. Now we add one more variable: foreign purchasers who are attracted to (gasp) HIGHER home prices and a stronger dollar. Foreign purchases add to the money supply as opposed to a simple domestic transaction. Thinking is underrated.

90% of homeowners with mortgages of 4% or less is an incorrect statistic. Right now it's probably under 60% based on the National Mortgage Database. Apples to apples, about 26% of the population has a mortgage under 4% vs the 38% he indicated. (2/3 homeowners, 2/3 mortgage holders, 3/5 with mortgages 4% or under. The "critical mass" that will cause the lock-in effect to reverse is a lot closer than people think. Also, the household formation numbers as it relates to SFR completions is misleading; ANY housing can absorb new households (pretty ironic since this economist says he's been living in high rises). While SFR completions are down relative to the last cycle peak in 2006, multi-family completions are up significantly (almost 100%). Furthermore, while he is correct about a likely downcycle in housing that will constrain supply, what about that very same downturn in the economy that not only contains inbound immigration, but accelerates outbound immigration? Since natural population growth is stagnating, virtually ALL population growth must come from net immigration. There never is one variable. Housing analysts are pretty linear in their thinking.

At this point, assume there won't be any rate cuts. The stock market is up this year without them. The Fed needs an economic tool for our next existential crisis--pandemic, war, housing collapse, etc.

Inflation from quantitative debt is significant - due to the low productive period during the virus business. The Fed has few tools - one is rates. The rest is policy - energy, immigration, etc. 75% of the new job growth goes to immigrant cheap labor. All are driving the standard of living to the bottom.

The housing market has an average value of $22.5 trillion annually, with $13.0 trillion in household equity. Unfortunately, Wall Street corporations such as Zillow, Tricon Residential Inc., Blackstone Inc., Invitation Homes, and Opendoor Technologies Inc., among others, are making homeownership unaffordable for many people. Their goal is to create a generation of lifetime renters, which would give them control over all the equity.

Yarrow knows very little about elephants or intentionally exaggerates things. 1) Tim and Craig were never the biggest elephants in the world. Tim was just above the African average and Craig just below. 2) "Half elephant, half mammoth"- seriously? ALL mammoths were elephants.

At 27:29 So you both know, it’s not that people age 62 years or older are choosing not to work, it’s that they’re NOT GETTING HIRED! And. they can’t file for unemployment insurance becuase THEY’VE BEEN OUT OF WORK FOR LONGER THAN THEIR ELIGIBILITY. Everyone I know in this age group who want to work CAN’T GET HIRED.

The question worth asking is she a trailblazer for women or a frigid bitter man hater? She is clearly showing bad judgement if she thinks Hillary Clinton should have been President. Hillary has committed what many think is criminal destruction of Government documents, created a secret server, conducted pay to play around the world to fund the ”Clinton Foundation” (Bill and her personal slush fund), etc… If Gloria is a Hillary fan because they share similar plumbing, her judgement is worth much to me…

I would love a conversation about more rural activity. COVID changed the dynamic as is recognized by the changes to urban and near-urban markets. There's a lot of land and development out there that's in secondary and tertiary+ markets and the aforementioned risk profile has changed.
