Income tax departments should check the Land transactions... oh wait -- Builders will get the Land on Development ( This is biggest fraud ) and making benchmark SFT price. KCR, KTR & KHANGRESS got all funds from REALTORS. KCR promised Realtors free lands across ORR & RRR in return to support him financially in Elections. Now it's KHANGRESS time. No Facilities, No quality Check on Builders, No price Cap Control. JUST LOOT LOOT LOOT... In Hyderabad, there is no Traffic rule, No proper Signal, No speed control. People don't stop and don't have a clue from where the vehicle will come and Hit them. SPECIALLY No Pedestrian crossings as NO vehicle stops during RED SIGNAL also... Traffic Police the WORST in the Country... Only concentrate on Collecting & filling their Pockets.

As per this, they are looting profit on land cost, construction cost and again 30% profit it equals almost more than 50% profit...that is the main reason costing more for apartments what I understand

I call high rises as vertical slums... Working couples are brainless and IT adds more dumbness... Inefficient flat to lift ratios, person to club house ratio, and no adequate rains in Hyderabad... Moreover, rampant black money...

In my opinion, no builder acquires a land at current market price and build villas immediately, they aquire it strategically many years back. Next point, since the builder constructs villas in bulk on large land parcel in multiple acres, they get huge construction cost benefits unlike an independent house owner. Next, most of the villa layouts see more number of villas accommodated like row houses in a given land parcel and every villas is charged the same amenities charges, when infact the amenities cost should proportionately go down.

There is the factor of superbuilt up area - 1380 sft is super built up , then the actual carpet area would be 30 % lesser , but the builder charges same rate for the 30% also.

Hyderabad looks like ghost city with somuch devlopment but no souls in them. The areas near ring road, so many construction happening, checked out with sales people there and they are getting 1 or 2 clients in a week for site visit. At this rate god save the devlopers

Sir we made banglore highway 12 years back It will take not more than 18months to do expansion work for every 40 to 60 kms one contactor do the job like that 10 contractors work parallay Per day we can complete 8 kms averrage now new equipments contractors are professional now system changed you can see in 2 years new 12 lane highway will be ready Sir your analysis is very good Murthii

East is neither old hyderabad nor having old city it has been developed hugely even before the west has developed once upon a time even during 2008 crisis area around sainikpuri, as rao nagar ,kushaiguda ,Uppal, nacharam etc were the highest revenue income places . Most of the employed people settled here since ages. The west is only for touchups most of the people working there are living in the east and north of hyderabad hyderabad .

The only draw back to the north east area is lack of proper connectivity to the central city . And having the military area between the central city and north east city suppressed the development and no huge land parcels of govt land present here to establish good companies else this area wood give a good competition and will set a benchmark to all other parts of the city . Still the cherlapally ,nacharam ,mallapur industrial area give a huge blue collar jobs . But white collar job companies can only be counted in finger tips . That's a draw back . Except the connectivity to the central city this part has a good connectivity to all other parts of whole telangana by the orr and the traffic is much better compared to the west . There are no rich local Politicians holding a lare land bank from this area in active politics compared to the west or the south and some part of north so no one are concentrating here else this area is a charm for people who love peaceful living .sainikpuri is next to a mini jublie hills and most of the well settled business men and elite class stay here and do their operations in the west . Once check with in your close circle one or two will be from this area

Very useful information. Really difficult to get properties based on these calculations. I see many quoting 20-30% more than these calculation. Simply sellers are not willing to sell as per these calculations.

I really appreciate his logic to get land there but the real truth is that you will get nothing in return for next 20 years... I invested in 2 plots worth 2.6lakh in 2014 but value of it in today's market is less than 5 lakh... I am really finding hard to sell for good price...

Villa prices in velimela and pati are starting at 13.5k per sft as base price. That is no where near your analyzed price of 9500 per sft. Looks like builders are looting consumers.

Please understand that the word loot is not appropriate here. They are pricing their products based on what they think is it’s market value. There is no compulsion that you have to buy it if you don’t find it worthwhile.
