Hyderabad real-estate was artificially inflated by the TRS sarkar for many years. The stagnation you are witnessing now is the result of the withdrawal effect of the steroids which were regularly injected by the previous government. Price correction need not be correction in absolute prices, but it will certainly happen with inflation adjusted prices. Hyderabad real-estate was a good commodity but was aggressively oversold by TRS at a premium. Prolonged sideways movement is the way the market will correct itself and shed the excess inventory over the coming years.

If govt develops and keeps the growth on track, we say govt inflated prices ? No one is fool to buy just because of artificial hike. They see the development and with a hope they buy. The moment hope is gone, it is collapses. It's not the fault of the one who developed it (previous govt) Even current govt increased govt cost of land, like anyone would do. Why we can't see the prices increasing ? Why amravati did not see the expected hike ? Just think about it dude.

Did you ever visit tellapur, see the road infra and current apartment projects, even flyovers can't solve trafic of tellapur after all apartments handover compelled. I don't know where all you get to know the news😅😅😅. Real estate can't be Inflated artificially. It's purely on demand. People are not fools to buy flats and plots just by hype.The end user is the main one. Please don't make such comments based on your assumptions. Inflated was Amaravati in 2014 by 2015 it fell flat. Now a New Story is Built there and yet no buyers as the prices quoted are like Mumbai prices 😂😂. Hyd Real estate prices is the Cheapest compared to other metros. Please don't comment based on your own assumptions

Avoid real estate for investment (just buy one for your consumption). For investment, you should go for mutual funds which gives better returns than Real estate and less risky and head ache as well

BRS government worked for the boost of real estate.. Builders, politicians and officials gained… common and middle class suffered as the rates have gone up phenomenally… Now there is correction.. It will benefit the common and middle classes.. I welcome these developments

In Hyderabad from 2009 to 2018 there is no increase price in Hyderabad real estate due to YSR died and Telangana agitation and finally got confident on KCR those 9 years stagnation only increased in 2018- 23

Its really good to heard.Hyderabad real estate prices was sky rocketed unnecessary just behind mumbai. Before investing in real estate needs to look into lot of legal works.Whether land or plot in FTL,Lake ,Nala or GO111 or unapproved layouts.Otherwise end customers life long savings will loose.Previous government atleast properly used to do rehabilitation.But now situation is different.

@ Khanna ji,you can google VASUDAIKA SOUTHFIELDS HMDA RERA FINAL approval received..it’s near My home smart city abutting 150 feet road of HMDA master plan 2031.. now there is no appreciation, in future after 10-15 years I think it will give returns.. 2nd plot DTCP APPROVED near to ELECTRONICS SEZ MAHESHWARAM .. Let’s wait an watch what will happen in future 😊😊 I have invested and I will wait Dekhte hai kya hoga !

Since Election happend and BRS Lost , price is stagnant and not letting the prices fall , even car sales they give discounts and reduce prices for older models to clear the inventory, what truly scamming folks are real estate developers , truly really easily the worst sector in India . How many registrations got completed when Rajpushpa bid 100 crores per acre in Kokapet ??? Yes, hydbad market collapsed. Over land prices as per growth of market. Don't comlare Bangalore, Chennai, Mumbai. See malls, softwares , industries and tourists is growing there, where as in hhdbad its negative in all aspects. Moderate connectivity or worst water paroblems which exist now and will be even more worse in the future?? What is the future that you want public to invest in?? There are lot of plots even in hyderabad which were bought 20 yrs back and did not give fixed deposit interest rate also. It doesn't depend on the city. It depends on the location in a town or city. I have seen examples of better returns in small towns compared to hyd. Location and price of entry matters in real estate.

Land is always a better option from an investment point of view. Apartments are a bekar investment. Consider this: 1000 sft 2 BHK apartment could cost roughly between 5,500 to 8000 i.e. 55L tp 80L depending on area. The rent could be 15K to 30k (max) per month. So for a 55L apartment ur earning rent of 18000 per year which is 3.25% returns. For a 80L apartment the return is roughly 4.25% per annum. Now, apartment prices dont appreciate after a period of time. It actually becomes depreciating asset. Consider this, the sft price in areas like Ameerpet is also about 8K. Moreover, after 10 yrs apartments hardly get a decent resale. One will earn more money simply by putting that money in FD or Debt Fund. Or can earn more easily in Hybrid mutual funds. So if one has to invest in real estate Land is best. Apartment is more of an emotional decision than an investment decision. If one has a lot of money, like say 8-10 cr and wants to enjoy a lifestyle then gated apartments are good. Even then it would be a lifestyle decision and not a sound investment decision.

@@gopinathkarangula Like i mentioned after a point in time like say 10+ years, apartment value stagnates or doesnt grow as per other available investment options. The best time is to sell it off within 10 years, holding an apartment beyond it will hardly bear any fruits. E.g In my area, SR Nagar, a 25 year old apartment (1000 sft) is up for sale for 60L. It isnt finding any buyer. He is having to sell at less, plus he wont find buyers at that price. 25yrs is way too old and a newer apartment is available at may be 10-15% extra cost. Who would buy it?? Just run a search on KZbin u will find comments on videos of old apartments. My brother bought a 2BHK in Kondapur 10 yrs back for 45L. Now it may fetch him 90L. U may think wow double, but u can easily double ur money in 6-7 years with a very very conservative mutual fund. Heck even FD doubles in about 12-13 years. Considering inflation, i dont think the flat has appreciated much. Plus a new 2BHk in that area can be easily bought for 90L or may be a crore. Why would anyone buy a 10+ year old apartment?

Hyd don't have equal spread of property rates, only west side is hot for 20+ yrs, rest of Hyd is catching up with princes adjusted to west side rates, even rural rates also going equal ratio, the IT boom at Hitech city causing boom for entire state, i.e like a cascading effect, this is very unrealistic growth because the value of rest of state can't match revenue growth of Hitech city , the investment pattern and the primary asset of wealth became land, in downturn, no one can buy it, only when upside people buy b/c it will grow as long as interest there, if people choose another asset as primary wealth, then this can burst
