The layout and location are fantastic, but the finishes and staging are very bland. Everything is so muted and ultra neutral and the staging is giving 2016. Maybe the worst staging I've seen in a house over $20mil. I don't understand the open garage at all. At the end of the day, it's a spec house with spec finishes and doesn't garner the price tag, even in the BH Flats. The seller needs to take into consideration that whoever buys this house will likely want to change a lot of the finishes to make the house their own. It's been on the market for almost two years now. I'm sure the seller is the developer who built the house and they're incurring carrying costs. They should just drop the price to just under $20mil and get it over with and get it off the books. I think 622 Elm, 718 Walden and 610 Canon are the best houses in the Flats right now although 610 Canon is veryyyy expensive.

Yeah it’s been two years, the market is telling them something isn’t working. There’s a price for everything and they’re not there yet, even considering that ultra luxury takes more time to sell. I like those other homes you named but my favorite in the flats right now is 521 N. Canon which I toured on the channel already (subtle plug but real talk😉). It’s ok, needs some personality. The furniture seems to have been thrown in rather than designed to fit the home. Needs wallpaper, needs warmth….something. For 23 Mil a person shouldn’t have to look at power lines right outside their window. 😂

Yeah I hear you, it’s a really nice home but it’s missing wow factors. The best part was the entry with the beautiful skylight; only moment that takes your breath away. The power lines are def an eye sore they should have done something about 🔌 🤣

It’s really cool that you were able to find a location away from the wildfire that’s spreading across the Pacific Palisades right now. It seems that the fire is only in certain spots of California. I thought it was all across California.

Yeah the house sale has definitely been on the struggle bus, lol! My opinion is that while the view is amazing in certain places (pool, primary bedroom and rooftop), some main areas of the houses don’t directly face the incredible view because the neighbor actually obstructs it. They played with the architecture to try and minimize the impact but it’s still there. With that being said I do believe the price is going to be right soon enough and it’ll sell. I think with this list price it’s in striking distance. What would your take on it be? @@RealJStreet This spa is a 10 over the other one. The other one reminds me of a spa I use to work in. Although it’s warm in tone it looks more like a business model. This one has dedicated spaces for each spa activity and the spaces don’t compete with one another. Also this massage room is way more practical coming from a professional.

@ You nailed it! The jacuzzi surrounded by Agate crystals is not only visually stimulating but they also have metaphysical properties as well. The cherry 🍒 on top is the full glass window connecting you to the outdoors/nature. It’s an immersive experience for sure! 🥰

Another overpriced house because the developer thinks the views will sell it. Cheap interior finishes with 3 different floor types on 3 different floors (those tiles on the main floor are a joke in the ultra luxury). Cheap cabinets everywhere. Good privacy, I’ll give it that.

I think you both have a really good gauge on this. Without direct knowledge it’s hard to say how much the developer is in on this house for but I’d guess with carrying costs over the years included that number is somewhere around $30M. It almost becomes like trying to catch a falling knife. He can wait more years until appreciation catches up with his desired purchase price, or take a potential loss and get out if an offer decent enough presents itself. Timing plays a big factor. For all parties involved I hope they can get it sold in 2025!

Yeah it’s been a rough go of it for this house. The ultra luxury market isn’t as strong as it was when they started building it sadly. What did you think of the entertainment level? The pool area is definitely one of the best in the city! And talk about a cherry on top, that rooftop pool is really special!🍾🥂

Manhatran beach homes are nice but for 10mil u need bigger lot size not like 2500sqft land. In Manhattan hermosa beach 7mil 8mil 10mil houses are on tiny "2.500"sqft lot i know with ocean views close to the beach. But i can't even think of living in a house on 2.500sqft lot after paying 10mil on a house. This 4.000sqft home with nice ocean views close to the beach is on 2.500sqft lot too😅

I totally understand where you’re coming from. Especially if you have a large family this would be too small for comfort. I’m a single guy so for me the beach lifestyle is more important than space. When you can afford a $10M beach house, you likely have other properties that are larger in other areas and that’s my ultimate goal.
