When people realize Alberta has no economy outside of a boom and bust oil industry they'll stop coming or they'll just buy up all the condos and be out of town landlords - especially since there's no rent control which is bonkers insane in the middle of the worst housing crisis in the world. I bought in Edmonton 6 months ago and am moving back to BC and just gonna be another out of town slumlord since I make twice as much in BC for what I do and have been shafted for jobs in favour of Indians who will work for $5 an hour cash. No one wants to pay a decent wage here and everyone is out to rip each other off or hire TFW's they can abuse for peanuts. Don't get me started on the unfunctional local governments and inbred people with insane conspiracy theories. Its worse than Texas, at least they have good food and weather mixed in with their incest

A cooler market leaves more cash flow for homeowners to afford other aspects of life. Even at 1% interest a mortgage on a 700k home is still extremely burdensome for most.

This is a very interesting analysis... However, I am not sure it can predict future behavior because the composition of the buyer population has changed, with a greater proportion coming from outside Alberta, and being part of a different generation with different priorities... I think this will result in condos and city centre seeing more demand and price stability going forward, buyers prefering walkable communities with transit, nice parks and amenities (ie city centre and nearby NW/NE areas) over the lonely NW/SE suburbia... But we will see the data in a few more years.

My brother just signed a 1 bedroom, 900 sq foot lease in Kits for $2500. $2200 in Calgary for the same quality/ age / parking etc. Vancouver is 10x better than Calgary. Vancouver deserves to be worth more than Calgary rent and real estate. Calgary is over bought and there is soooo much rental inventory that is sitting. We will see rents come down the next 6-12 months and with it prices.

Don't forget to tell these people foreclosures are 260% higher In Ontario, so the price correction in Calgary hasn't even begun. Nobody will be moving here anymore at record numbers. I would say this would go into balance market by november and sellers market by January at this rate.

I don't know about foreclosures but insolvency files have nearly double from 2023 to 2024 for a trustee here in Calgary. Unless the competition is not taking clients, I would say bankruptcy files are increasing. I believe AB statitistics has data for bankruptcies, I remember the highest was in 2010 after the crash in 2007.

Interesting analysis with great data to back it up. The summer of 2013 was particularly tough for the inner-city as the flood impacted thousands of properties. Could this event have impacted your conclusion? Wondering if there is anyway to factor out the flood in a future analysis.

Unless Calgary is hit by a giant meteor at some point, house prices are not going to drop 40%. At no point in the history of our city have home prices ever dropped 40%. There is exactly zero chance of house prices in Calgary dropping 40%. Most adults in Calgary with fulltime jobs can afford to own homes. Houses in our city are very affordable relative to other large Canadian cities.

No not at all. I think we will see a potential flat market in the coming year. Some areas will drop and others could hold firm. This is all about will spring or fall be better for sellers / buyers in various product types. Just cause it’s better doesn’t correlate to increasing prices.

We're building a new house (downsizing for retirement) and the builder gave us a window of completion between December and March. We had 2 realtors look at our house. They were $40 grand apart on what they think our house will sell for. We'll no doubt be moving twice. We've been in the same house for 25 years and have accumulated lots of stuff. It's a juggling nightmare. So far 4 trips with my truck to the dump and countless trips to Goodwill.

There are a lot of traditional metrics in the video, but what drives some of those metrics are untraditional. For instance, I think the federal governments push to limit international students is going to have a little effect on this, given they make up a lot of renters and some buyers as well. Canada has over 1 million international students, almost double from 5 years ago, and dropping that back down by a few hundred thousand will have an effect on the national and local real estate market, especially damaging to the Ontario market so we could see a little less trickle down from Ontario buyers for a while. Nevertheless, the Calgary secret is out internationally, demand is growing as people that still have the opportunity to come to Canada have growing ethnic communities here and that are becoming a stronger and stronger magnet, and they are seeing the value of lower cost of living and not being stuck in traffic compared to their alternatives!

I believe the prices will not reduce much. The reason is that elections are coming. If conservatives win, they are interested in exporting liquefied gas to Europe and Asia. It will create lots of decent jobs.
