This is true, but for 7 years between 2014 and 2021 home prices were basically flat according to CREA HPI index. So that would actually be 10 years of growth over 9 years, flat for 7 years and growing like gangbusters for 2 years.

Wahey my neighbourhood made the list, great views up here for sure. Close to memorial, barlow, deer foot. Close to Franklin station too. Everything getting snapped up here and turned into town homes.

Probably none in the next 5 years, these prices are crazy and it will take awhile for wages to come up. Probably the smaller houses will lose the least or have a bit of gain and the high priced houses will probably drop for a bit before rebounding. I would bet you will see some really good opportunities to upgrade in the next 5 years as things start to correct.

There is hardly any inventory right now it is some of the lowest since 2007. In my neighborhood everything sells in a week or less.

To answer your video title. Calgary is going to be flat for the next 10 years. Too much price growth too fast.

I don't see any appreciation, but at least 10-20 percent correction by next year end. No jobs in Calgary, prices are now only 30-40 percent cheaper than GTA, used to be 3 times.

Doesn't matter how much toronto drops there is a still a huge gap between the 2 cities and we have much more people moving to Calgary still bcuz they know it's still a good deal.

When looking at a time span of over a year, it's all just noise. Many don't have mortgages in Canada and sitting on lots of wealth. Calgary remains one of the best places to live in North America. I expect a 15% correction over the next year, but when looking at 5 years from now, I am certain homes will be at least 50% higher than now...lots of Asia money still to come to Canada, and Calgary is top 3 places for this money to move to. This is a great city!

@@ChillDD11 what your saying makes no sense. Because for that to happen rents would go up another 30-40% which would be higher then Vancouver and Toronto which doesn't make any sense. Also wages are to low to support today prices let alone a 50% increase. I agree with a 15% decrease in the next 2 years. But I expect prices to remain flat for the next 10 years. For prices to go up more we need higher wages.

@@didafm Very interesting, I respect your opinion :) The worlds economy is showing huge problems everywhere, and the governments will take the easy way and increase money supply by 50% over the next 5 years to keep kicking the can down the road. Hence wages will have to go up, and assets will continue to win big time as well as result.

@@ChillDD11 you must be in the top 20% of people who are doing very well. But be very careful. The probability for a recession( we are already in one) Is very high. The other 80% of people are holding on for dear life....there is a ceiling to everything before people say enough is enough...it all sounds great when the top 20% of people are doing great but be careful.
