Very sound analysis as usual David. 18 months inventory in an aging condo market, combined with rising HOA fees driven by insurance premiums would give one pause about buying at this time. Seems it might be a good time to simply lease and see how things develop over the next year or two..

These homes are priced so high because they are not meant to be owned by one person or family. Instead, all these overpriced homes are owned by the worlds elite, they share these properties and use them as vacation homes.

Still at 6.15% 30 year. David, we wont see 0.25-0.5% fed rate that it basically was for past 15 years for the most part. Fed wont be in 0-2%, they will keep it in neutral zone of 2-4%, therefore mortgage rates still might be in 5%+ for upcoming few years. 2-4 for them is good because if something breaks they can cut more gradually, same if inflation spikes, they wont need to do these major hikes, just gradual ones.

Great overview as usual, David. Question: If someone wants to purchase one of these homes and make it their primary residence (living in it for 20-30 years) can you talk about what we’re looking at as far as increases to HOA fees, assessments, insurance, etc over that time period? Especially given the geo-technical challenges of the region (sea level, storms, infrastructure). This topic could be an idea for another video.

The truth is that most of the real estate is owned by the military leader. Most of the people are using these properties as “military housing” where all the expenses are paid for by the military leader. That is why prices are so high. That way no one can really afford to own them except one person. These people are basically on call 24/7 and when your out and about, they are too. This is how they keep such good detailed information on what everyone is doing is because everyone is barely working and just watching everyone under a microscope.
