No, buyers are required to enter into their own contract and pay the Buyers Agent Compensation (formerly known as commission). Seller is not going to pay them. They are no longer required to pay for the Buyers Agent Compensation. Now, if a seller wants to contribute a percentage compensation toward the Buyers Agent fee, they can. They would do this to help the buyer out because buyers have a ton of expenses when buying a house. The other big thing is that realtors, brokers and agents including Buyers Agents rarely, if EVER disclose to sellers and buyers that their compensation is negotiable including the option of paying a flat fee or an tear percentage and include services like a Home Inspection Report, Appraisal from a licensed appraiser, staging services, high end quality photos and drone and video, light handyman services in order to make the seller’s home SHINE. All of these services should be offered to every client who is selling their home. Audra Lambert does this in Orange County California and her compensation with full service is 2.5%. For anyone interested watch her videos on KZbin. We need realtors who are willing to invest their money and resources when selling a property and leverage a little extra to cover some of the compensation that sellers will pay to their listing agent.

Hey Will, Since commissions are negotiable, I would like to know if 1% commission percentage is allowed by Exp Realty? Is there a minimum that Exp has?

Great Question…. Yes 1% is allowed you can negotiate based on your business model but i believe there is a minimum to take care of the transaction cost. I don’t have the agent agreement in front of me to give you the exact number. I would definitely watch it though as there is a cost to run your business and competing on price is a race to the bottom. Best of luck to you.

$22,000 Comes out of commission and it’s capped, over $1400 association, $7500 out of commissions and capped for Productivity coach, Mentor another 10% off commission, $70.00 monthly office, and everything else that you need cost money to. Is this normal?

I am a new real estate agent in California and I am so confused. First I was overwhelmed with the capping structure all the different costs thousands and thousands of dollars worth of costs that come out of my commission and I’m just overwhelmed then all of the training they threw it all at you at one time all these apps and calendars and different things and I don’t know what to do with them, I don’t know who’s supposed to show me what where when and how

Reading that now has me overwhelmed….lol. Start with understanding the process from start to finish. I have a video that explains it. Memorize that…. Then start generating leads. You’ll figure out the rest once you have a client.
