Price??
@ironfiresuccess82204 күн бұрын
Hi there! With Highland (as is the case with most builders), there's the price for the floor plan (before all the upgrades shown in the model home), and then there's the price based on the lot size the house is on, and the location of the community. The community where this model home is in Bulverde, TX called Ventana - the 216 plan (on a 70 ft lot) price is from the 740's (before all the upgrades). Highland has two story plans in Ventana on 55ft lots start at $580K-$665K. If you build the 216 floor plan in New Braunfels, TX in a community called Mayfair, the 216 plan starts in the $650s and in $750s (price depending on lot size). Thanks for watching! Much appreciated!

How was the second shelf removed? That’s difficult.
@ironfiresuccess82207 күн бұрын
Hi there! Removing the shelves is a tricky business. I'm going to see how we did this - I'll get back to you in a day or so.
@ironfiresuccess82203 күн бұрын
Hi! Sorry it took a while for us to get back to you. To get the second shelf out, after you take out the first shelf, remove the pegs from the first shelf so they aren't in the way. Then feel under the bottom of the second shelf so you know which side has the notches - only one side of the shelf is sitting on the pegs inside the notches. Pull the shelf up on the side where the notches are, (or use a rubber mallet to tap the shelf up) and at the same time, slide the shelf off the other end where the pegs are inside of the holes in the shelf. You may need to turn the shelf sideways to get it out through the side of the spice rack. If you need more space to turn the shelf to get it out, take the pegs out. I hope this helps you. Thank you for watching!

Hello I have a question about using the VA new construction loan... we own our property outright and are looking to build. My wife's father (my father in law) is a retired Army vet and VA certified builder licensed and insured. Is there anything in the fine print or process that states we are not allowed to have her Dad build our house?
@ironfiresuccess822022 күн бұрын
Hi there! There are VA requirements that the borrower has to meet, and requirements that the builder has to meet. The borrower has to be a Veteran (who qualifies to take out the loan under VA requirements). I don't know of a VA rule that specifically precludes your father-in-law from being your builder, however, If you meet the requirements of being a qualified Veteran to borrow the VA loan, and there is a rule that precludes the builder from being a relative, and an in-law fits their definition of a relative, then that might be a barrier to using your father in law as the builder. After you are deemed qualified to borrow the VA loan, your father-in-law's credentials as the builder will come under scrutiny by the lender. For example, there was a "qualification process" that our lender used to vet our builder. The builder had to submit documentation to our lender to show that the builder met certain standards, (and I would assume met some VA standards). Because our builder was a company that could provide the appropriate financial documentation, and prove that they have a track record of completing homes that passed VA inspection (our lender needed to have a certain level of assurance that they would get their money back) we were able to use that builder. I don't know the scale of your father in law's business, but his ability to pass the lender's scrutiny might be an issue. The best way to know is to locate a lender that will do the VA loan (this is often the hardest part). I hope this is helpful and best of luck!

We got the same tool when we did ours, and it was very helpful. We did all our same doors first, then did all same size drawers, etc so we didn't have to readjust the jig more than necessary. Tightening every time is a good tip. We had it come loose a few times for sure.

Thank you for posting. On my oven when the probe reached the temp and I dismissed the message, the oven did not advance to the next step to sear. Any thoughts?
@ironfiresuccess822027 күн бұрын
Hi Joseph! Thank you for watching and reaching out. I made steak a few times and made other things in this oven where when the oven reaches a certain temperature or step in a process, it alerts like that, and when I hit dismiss, the alert stops but the cooking process continues. However, I haven’t tried opening the oven and removing the probe before dismissing the alert. So maybe that might work for you. Also, although it hasn’t happened while making steak, i have accidentally cancelled cooking processes when I was trying to do something else. I can think of one more thing - maybe there’s a way you can try updating your oven menu? Every now and then when I walk past the oven, I notice there’s a message about an update that has been done, that adds some functionality. This makes me think there may be a way to run an update, in case the problem is that steak mode in your menu isn’t working the way it should. I hope one of these methods helps you.

What size hallways would you recommend? Also, did you use an architect or was this a semi-custom home that was provided by the builder?
@ironfiresuccess82202 ай бұрын
Hi Brad! Depending on the floor plan, I would recommend 4 feet or more. We did a custom build, and worked with an architect. The architect did not mention a standard or recommended hallway width, but I think we started with all hallways at 4 feet in the original plan. Over time, as the floor plan changed, and the square footage of some rooms increased or decreased, the hallways increased or decreased too. Becuase of the floor plan, we have more than one hallway. As a result, we have one hallway that is still 4 feet, another that is about 3 1/2 feet, and another that is somewhere between 3/12 and 4. We didn't think anything of it, until we started bringing furniture, a washing machine and dryer, and a pool table into the house, and wished we kept all the hallways at 4 feet. My cousin built a house and has a floor plan with one main hallway that is 5 feet wide and he has never had a problem with getting anything in or out. Thanks for watching and have a blessed week!

Also, I do not pre-wash my dishes. So that may be why your Eco cycle works well for you. I use cascade powder detergent as recommended by the manufacturer. I only use a tablespoon. I also use some times Costco brand pods.
@ironfiresuccess82202 ай бұрын
Hi Stacey - yes, that might be why. Mo likes the dishes to be rinsed off before they go in the dishwasher, where I'm more of a just put them in and let the dishwasher do the work kind of person. LOL! I might try the Costco pods.
@staceyx86892 ай бұрын
I have purchased this dish drawer and I love it. I am a single person and I love the fact that I can actually wash small loads. I mainly use the small jar unless I am hosting a dinner party or something. I use the medium cycle the most. The Eco cycle I was told would not have the best performance. I think I tried and used it once. I would like to ask, do you run hot water to your kitchen sink first to make sure that the water is the hottest before starting the dishwasher. ?
@ironfiresuccess82202 ай бұрын
Hi Stacey! I am glad to hear you love your dish drawer too! Its so much easier to do small loads than to have to wait to fill up an entire dishwasher. When our grandkids came and we used more dishes, we just ran a load as soon as one drawer filled up, so it worked out fine. I think at one point, I ran both drawers at the same time. I have used the Eco cycle and it does take a looong time but it seemed to do the job well. I don't run the hot water first - I hadn't thought about doing that. However, one of the things we did when we built the house is that we had a hot water recirculator installed so that we can get instant hot water without running the water long. (I think that is what it is called).

This was SO helpful! So many of these types of videos focus on design regrets, or regretting not paying more for something you really wanted, but I love that you focused more on the structural-type regrets that you are likely to overlook unless you are an experienced tradesman (stained concrete showing everything underneath, framed shower doors interfering with the zero-threshold floors, etc.) We are in the middle of our own custom build and the number of choices we have to make is astounding…not just because of the choices themselves but because you have to consider ALL the related details. For example, it’s not just “picking cabinets”, but realizing you need to consider what kind of under cabinet lighting to get that will fit under the lip of your uppers, and how high the washer/dryer shut off valves need to be mounted so that you can easily access them within your laundry cabinet (rather than burying them behind the machines that are surrounded by a frame), or where to mount electrical outlets so they’ll be located inside the desk cabinets so you can power all your various devices out-of-sight…the list goes on, for every choice you have to make. I knew there would be a lot of choices to make during this process, but I really under-appreciated just how many there would be, and how many would be outside of my area of expertise. Building a custom home requires so much attention to detail, and your tips for finding a reliable builder who communicates well and is willing to lead you through these decisions is SO IMPORTANT…thank you for really emphasizing this!!
@ironfiresuccess82202 ай бұрын
Hi Summer! I am so glad that you found this video helpful. We made the video because the level of minutia that you have to decide and are expected to know about is beyond anything that you could ever imagine! Yes to the undercabinet lighting and yes to the washing machine valve placement! Yes, Yes and Yes! I am still stunned about the amount of things that we had to decide without proper guidance from the builder to warn us of the ripple effect of making that decision - like the impact of our garage doors being 7 feet tall when our interior doors are 8 feet tall! How in the world are you supposed to know all that and why would the builder just let us pick things knowing that we didn't know the consequences? I think our builder was more interested in making money than customer service. I hope your experience is more positive and that you come out of it with a lovely home! Thanks for watching!

Hi! So with the one time close there’s is no fees in the beginning only at the end of the construction?
@ironfiresuccess82204 ай бұрын
Hi Gabriella! Great question. The way it was explained to us when we were taking out the loan is that with the VA loan, there will still be some fees that are added into closing costs, (for example, a survey fee, appraisal fee, title policy cost, etc) but the VA puts a cap on how much those fees can be. With a one-time close when building a home on land you own or buy, any $ that you would otherwise pay out of pocket during a two-time close (such as interest payments on the amount the builder draws out) or at the end of the two-time close (fees and other closing costs) are front-loaded into the loan, which increases the total loan amount you are borrowing. If you are like us, and you are building a custom home on land that wasn't already paid off, the pay-off $ for that land is front-loaded into the loan as well. As you can imagine, after adding the closing costs, interest payments and our land pay-off amount to the cost of building our house, it would have significantly increased the total amount of the loan we were borrowing. However, as long as the appraised value of the house was greater (not sure by how much) than the loan amount, then the one-time close would work without a down payment. If the appraised value isn't high enough, then you would have to put some money down. We chose to do the two-time close, and not have any $ except the land pay off $ added to the amount we borrowed, and we paid the interest payments on the $ the builder used as the house was built, and we paid closing costs for the two loans.

Hi there! Because we have textured walls, and we knew the adhesive wouldn’t stick well to our walls, we screwed the velcro to our walls so I know we would have to at least repair those holes. I’m not sure if the adhesive would not damage the wall if we were able to stick it directly on the wall. Sometimes products come off just fine, but after being stuck for some time, it may take your paint and drywall off. I have successfully used some peel and stick wallpaper in an apartment and it came off without damaging the wall. Maybe you can test out this product or some peel and stick wallpapers on a wall where you won’t see it, like the inside of a closet. I am sure you will find something that works with minimal damage! 😊
