Could you provide a general range for home insurance costs on properties valued under $300,000 in Greensboro? It doesn't need to be exact, just an estimate?

My $200k rental property was $730 for 6 months of insurance in neighboring Winston. I’d imagine around there for $300k primary residence seeing as insurance on a primary residence is cheaper

I've been looking at listings online in Greensboro and other areas for condo's and townhouses and none of them ever mention pets. Are pets usually allowed?
@lynetteselbyrealestate
@lynetteselbyrealestate 6 күн бұрын
Thanks for your comment! Pet policies for condos and townhouses in Greensboro and surrounding areas can vary depending on the community or homeowners association (HOA). Some are pet-friendly with specific rules or restrictions, while others may not allow pets at all. It's always a good idea to check the listing details or inquire directly about pet policies. Are you considering purchasing or renting a townhome or condo? I’d be happy to help you navigate the options and find something that fits your needs!

How are the rental prices?
@lynetteselbyrealestate
@lynetteselbyrealestate 6 күн бұрын
Thanks for your question! Rental prices in Greensboro can vary quite a bit depending on factors like the neighborhood, property size, and amenities. On average, rental rates can range from about $900 to $1,500 per month for apartments, with single-family homes typically renting for much more. Of course, this can fluctuate depending on the market and specific locations. Are you currently looking for a rental, or exploring the market for purchasing a home as well? I’d be happy to help guide you through your options!

@lynetteselbyrealestate
@lynetteselbyrealestate Ай бұрын
I completely understand your concerns. It can be frustrating to feel locked into a contract, especially if you’re not fully satisfied with the service you’re receiving. As a buyer, you do have rights and options. For instance, some contracts have clauses that allow you to terminate the agreement under certain conditions. It's always a good idea to discuss any concerns with your realtor upfront and see if they can address your needs more effectively. Remember, your satisfaction should be a top priority, and a good agent will be responsive to that. If you feel stuck, it might be worth consulting with another professional to explore your options.

Thank you for sharing your perspective. I understand that you’ve had some experiences that lead you to feel this way. It’s important to feel confident and in control when buying a home, and representing yourself can be a good option for some. That said, a good buyer's agent should be an advocate who provides value by navigating the complexities of the transaction, negotiating on your behalf, and ensuring that all details are covered. I always strive to offer that level of service to my clients, but I respect your decision to do what’s best for you.

My husband and I visited the Greenboro area this year during the July 4th weekend and had an amazing time. Everything that I have read and heard i agree; ie the people are friendly, economically it is cheaper than other states and cities that we have visited. We also called around to check the rental market and found that it was considerably cheaper than the cities in Florida where we are from. We really like the city, the slow pace traffic, and the cleanliness and quiteness of the city. We stayed at Haynes Bed and Breakfast and it was awesome. I did not see as large population of homelessness as we have in Fl. We were concern about that because it is a problem if Fl. We are seriously considering relocating and would love to know more about the downtown area.

First of all, I love the southern accent! Also, thank you for the information. I’ve seen a lot of unqualified people going to real estate the last few years. They think it’s going to be an easy way to make money. It’s refreshing to see somebody who has the knowledge and qualifications. I have never understood why the seller has had to pay for the buyers agent. Just because the seller walks away with a big bag of money why does that make them liable for your agents commission? It always seemed to me that the buyer should pay their own agent!
@lynetteselbyrealestate
@lynetteselbyrealestate Ай бұрын
Thank you so much for the kind words about my accent! Funny enough, I never thought I had one until I started KZbin and heard myself on video🤣 I’m really glad you enjoyed the video and found the information helpful. The real estate market has definitely seen a lot of changes recently, and I agree-it’s crucial to have knowledgeable professionals guiding the process. Regarding your point about commissions, it’s a great observation. It’s important to note that the seller is never obligated to pay for the buyer's agent. However, it has been common practice for sellers to include compensation for the buyer’s agent because it can attract more potential buyers, making the property more competitive in the market. I completely understand your perspective, and it’s a topic that’s often discussed as the industry continues to evolve. If you have more questions or want to chat further, I’m always here. Many buyers do choose to go the route you mentioned-handling things independently with a title company and/or real estate attorney for closing. However, for some, having a dedicated agent can help navigate the complexities of the transaction and provide added support, especially for those who may not have the time or desire to manage all the details themselves.
