I suppose it’s how you look at the stats as well. Forney grew over 50% from 2020-2023 but a larger town could have a larger overall population growth. Long story short there are a lot of people moving there comparative to other suburbs of Dallas.

I moved to Texas a few years ago and first lived Magnolia and now live downtown. Both are definitely fairly walkable, especially by Texas standards, and have very different vibes. Two things worth knowing if living in one of the walkable areas is what you're looking for: First, drivers still don't like to yield for crosswalks or follow speed limits and redlight/stop sign running is pretty rampant. 7th Street traffic is awful; downtown has lots of 4 lane one-ways that drivers treat like highways; and even on Magnolia drivers like to speed and blow through crosswalks. Second, the walkable areas aren't connected by safe bike routes or walking paths, so while you can live "car-lite" in one of them, you can't really get to the others without driving. For example, downtown and Magnolia are only about a mile apart, but you have to drive if you live in one and want to go to the other. Fort Worth has, at least on paper, really neat plans to develop the urban core with more housing, shops, and better transit, but undoing the damage of decades of poor urban planning is going to take time, and the growing pains with that are quite evidence living down here. I've always wondered what it looked like in the Tower and Montgomery Plaza, so that was an awesome inside scoop to see!

I grew up in the Fort Worth area. Loved it! By the time I was in my 60’s, Fort Worth had sprawled, the traffic became ridiculous and we didn’t like it so much anymore. We moved to small town East Texas. Life is much more sane here. I miss parts of Fort Worth. I miss downtown, the Norhside, the rodeo but not having to take an hour to get across town.

Umm, you have to drive past Westlake, Roanoke, Trophy Club, skirt past Keller, Southlake, Avondale, Farmers Branch to get to Grapevine. The traffic can be a challenge, but 170 “Alliance Gateway Highway” is now open, for reference Cabela’s is at the corner of 35W and 170, so not too far from Haslet which is subdivision after subdivision, most are very nice, and most have HOA’s so brace yourself for that. Uber Eats, Door Dash, etc. Deliver out there so there is that, but Roanoke is the “Unique Food Capital of Texas” which depending on where your looking might be closer than Garden’s Bar & Grill at Westport Pkwy and 35W it’s a sports bar and grill, nothing like Olive Garden, but just north of Haslet at HWY 114 and 35W in Northlake, you have Buccee’s, The Texas Motor Speedway, Olive Garden, Cracker Barrel, Nuke’s <- try the Q chicken sandwich with extra cherry peppers and extra white Q sauce!, Tanger Outlets is thriving and several other fast food spots, there are many more, these are all on the west side of 35W, now Texas Road house, IHOP, Wing Stop, Amano’s (super yum, it’s next to Wing Stop) Rosa’s Cafe, all on the East side of 35W, along with Sonic and Twin Peaks, for reference, Roanoke is just up the road on 114 heading east from 35W. If you head south on 35W from say, Westport Pkwy, you will find loads more shopping and dining in the Keller, Blue Mound corridor, just a few miles away, Longhorn Steak house, Mi Cocina, Chuy’s, Red Robin, HEB, Winco, JCP, Best Buy, Costco, Crumbl, and so much more, this whole area is a great place to raise children, very family friendly, lots to look forward to, the only negative is choosing which side of the train tracks you want to live on, I’m serious as a heart attack, due to all the warehouses for Amazon, Walmart, UPS, FedEx, alliance commercial airport, we have an excessively busy rail system, when I tell you that trains longer than a mile are real, I promise I am telling the truth. Pull up Google earth, find the QT at the corner of HWY 377, and HWY 170, now look at the train tracks that run behind QT, I’ve seen the train staff get on and off using the back parking lot of QT, if you follow those tracks from QT, south across 170, and follow them down to 377 and Westport pkwy, I have seen many trains that start behind the QT, and end PAST Westport. (Now don’t get confused, 377 has lots of different names, genius I know, but Westport, starts at 377 in Fort Worth, just north of Keller, follow it west where it dead ends just past Park Vista Rd. Now draw an imaginary line thru the fields, across 170 at a west north, west angle, to Alta Vista, then near the apartments running parallel to 170 westbound you will see a rickety road with at least one round-about also going west to 35W and beyond, THAT TO is Westport, but get used to it, don’t even get me started on Beach/Alta Vista it’s INSANE! But back to the train, they are long enough to stretch from QT to Keller-Haslet Rd which is the signal light south of Westport at 377. I live off of Keller-Haslet (which in no way will get you to Haslet, it dead ends at one of the Alta Vista’s…) THERE WILL BE DELAYS! Go back to QT and follow that train track, see how it will correlate with the neighborhood you’re looking at, is there a work around. If you catch the train at the wrong time, it’s not unheard of to lose 15 minutes or more, especially if they’re off loading rail cars 😮 The train issue is my biggest regret, if we had been east of the train track I would be much happier.

Horrified to visit Godley and see the tiny chock-a-block homes so close to one another. Never seen anything quite like it. People no longer trust new (flimsy, off-gassing) construction. Had to pass on Godley. Was sweet town far enough away from DFW to make a difference.

Not that I'm aware of. Benson estates only has about a dozen homes going up. There are a few neighborhoods technically in Burleson but Mansfield ISD. You'll find more of those type of communities in Aledo.

When you live in Pecan Plantation your HOA dues includes the emergency helicopter services to any hospital in only a few minutes.

An important safety consideration not implicit within crime statistics is the lethality of roadways and automobile incidents. DFW as a whole has several of the deadliest stretches of interstate in the country with I30, I35, and I20 all generally being fairly unsafe places to drive, especially several of their whacky interchanges in Fort Worth and Dallas. Drivers here are more than willing to risk your life to shave a few seconds off their commute, and traffic enforcement on the highways is inconsistent at best.

I left the suburbia lifestyle next to Microsoft is Seattle for downtown Dallas and it has been awesome! I live in the State Thomas neighborhood of Uptown. With 200 restaurants in walking distance and 15-minute court-side at a Mavericks game, it is world class. I would say, leave the big house behind, with your big cars and simplify your lifestyle. Downtown living in Dallas is Amazing! Oh, yes, I NEVER sit in traffic, I get the reverse commute when I do. I drive less than 1200 miles a year. Oh, and about 35% of the population is 50+. Happy house hunting.

Any plans to make a video dedicated to homes/neighborhoods that are not in master planned communities? Notice that many TX realtors on YT have a ton of in-depth videos on the suburbs but not about the older neighborhoods. What are the pro/cons of these monstrous cookie cutter communities vs older neighborhoods (ie: avoiding MUDS, PUDS, PIDs), especially if living in a great ISD is a non-issue. Also, for those of us from out of state looking in older neighborhoods (Park Hill, Tanglewood, Monticello, Westover Hills, etc.), key for aligning with a well versed realtor who is in the know when it comes to pocket listings.

We just contracted in Robson for a Magnolia, the largest model and are moving from Baltimore (Go Ravens!) primarily because of my wife's family who live in Texas. The Magnolia is 3600 sq. ft. We are going to load it up. Home will be ready next summer. BTW, you only have to be 40+, not 55+ to move into Robson. Not sure if this is new, or has been the deal for a while. But since we just went to contract, I am sure we are correct. I am 74 and my wife is 66. Great video! Liked.

@@JB19504 You can be 40 with no one under 19 in the household, but only 20% of the community can be 40. Not that you and I have to worry about it. We also just signed a contract, but haven’t fully decided on which model. We will decide between the Larkspur and Fresco before we go to the design center. The Magnolia is a nice floor plan, but way too big for us. The Larkspur probably is as well, but we both really like the layout.

The south part of Fort Worth is also growing, Clearfork. Surprised you didn’t mention the Mid-Cities Grapevine/Colleyville/Southlake area, and Keller, both growing and really good school districts.

Many of the areas south of the beloved Frisco area are growing e.g. Midlothian, southern Grand Prairie, Mansfield, etc.

$300-$400k is hard sell, especially if folks are scraping by these days. Not far up the road there are new builds that qualify for 0 down USRDA loans (unless you make too much, etc). NWISD, Keller, etc have stuff in that range with nice schools. Most importantly Texas newcomers should be aware that unless your kids are in sports, vocational, etc programs, Texas has online charter schools and other options so you’re not bound by schools (and high taxes the “good” districts demand)
