I left the suburbia lifestyle next to Microsoft is Seattle for downtown Dallas and it has been awesome! I live in the State Thomas neighborhood of Uptown. With 200 restaurants in walking distance and 15-minute court-side at a Mavericks game, it is world class. I would say, leave the big house behind, with your big cars and simplify your lifestyle. Downtown living in Dallas is Amazing! Oh, yes, I NEVER sit in traffic, I get the reverse commute when I do. I drive less than 1200 miles a year. Oh, and about 35% of the population is 50+. Happy house hunting.

I grew up in the Fort Worth area. Loved it! By the time I was in my 60’s, Fort Worth had sprawled, the traffic became ridiculous and we didn’t like it so much anymore. We moved to small town East Texas. Life is much more sane here. I miss parts of Fort Worth. I miss downtown, the Norhside, the rodeo but not having to take an hour to get across town.

I live in the Park cities and it’s fantastic. Close to downtown, low crime, excellent schools, friendly people and close to great restaurants. I like the interesting homes not cookie cutter.

Great info! Excited about the new Wellington 40 ft lot Highland homes...so close to Alliance and tons of shopping etc. and the Wellington location is beautiful with the feeling of open spaces especially with grazing horses nearby. 😍 The 40 ft lot model is gorgeous! The layout of the home is so open--and the kitchen is to die for!

I have a house boarders ft.worth & Arlington 23 mins to downtown Dallas 16 mins to downtown ft. Worth 1858 sq ft easy to get to almost anywhere in the metroplex. 3bd 2bath 2 car garage.

The south part of Fort Worth is also growing, Clearfork. Surprised you didn’t mention the Mid-Cities Grapevine/Colleyville/Southlake area, and Keller, both growing and really good school districts.

Many of the areas south of the beloved Frisco area are growing e.g. Midlothian, southern Grand Prairie, Mansfield, etc.

Do you guys even live in DFW? Your mapping could be more accurate. 35e runs up thru and northwest of downtown (5oclock to 11 o’clock angle). Loop 12 (becomes several other rds around Dallas) is not a highway. 635 is the inside highway loop that takes longer than George Bush outer loop but it’s free. Need to get from DFW to east of Dallas take rte 20. When you move here get a toll tag ASAP or you’ll be getting fake toll bills for 2 years from all kinds of different ‘toll authorities’ trying to scam you.

After visiting DFW two years in a row and watching the RE market for 6 years, I can say that I like the area. Although, I'm not a huge fan of the road infrastructure. Coming from NJ, traffic is no biggie to me but the way everything is laid out is complex and I've noticed more crashes with more people moving in. Also, roadwork takes forever. The suburbs are mainly young families and 9to5ers. The closer you go to city centers, the more of a mix of lifestyles you'll see. I don't mind the weather and I'd gladly take it over the cold winters and humid summers of NJ. I think most of the higher-end homes and luxury builders are overpriced now because of all of the low-end builders and multi-family investors developing on previous farmland. Not to mention the influx of buyers from 2021-2022. For example, Grand Homes in Rockwall, Mansfield, and McKinney used to be priced in the 500s-700s after upgrades back in late 2020. Now It's closer to the 800k-1m range. If you're looking for a luxury home, I believe the Houston suburbs or out-of-state is a better investment. If not, then there are still plenty of options in DFW and you won't regret living here.

Prosper is definitely a boom town now. My kids go to Prosper ISD and they're almost on par with Frisco ISD. Frisco, Prosper, McKinney and also Celina are great places to live. Home prices have doubled after the pandemic.

If you want to avoid the bad neighborhoods stay out of Dallas/Ft. Worth. This place has been completely over run. The whole place is nothing but zero lot lines, a red light on every corner, the highways are a parking lot. These guys are saying "when there is no traffic" that means 3 AM at 80 mph. Crime is rising, taxes are insane and houses are totally unaffordable. I grew up just south of Ft. Worth population 879. Today, it's 55,000! Texas is no longer Texas. It's just a playground for hipsters.

It’s probably one of the better commutes if you don’t have to take 30. The traffic on 20 and 377 comparatively is pretty good. That will probably change in the next 5-10 years with the amount of growth happening that direction.
