Was rebar required and placed in the footer ? About how many inches of the form are exposed and need to be flashed on the exterior ?

Rebar was placed into the footer. I typically use a 6 inch steel flashing then backfill to keep about 4 inches exposed which gives a nice clean look.

I'm doing the exact system you have here single zone 4 loop, except it's a closed system with an axiom feeder. Have you done any? And do you just cap iff the built in water connection? Also on the domestic cold side do you have a back flow valve? BTW great vids

@granttruckey6270 use the auto feeder much easier to fill the system. Backflow preventer goes on the auto feeder not on the domestic cold.

They break down pretty often in the hotel I work in. But it seems they work great in boiler systems and not individual heat pumps in each room. We replace these actuators at 3 times a week.

Out of curiosity is it possible for the I Joists to support the roof without that middle wall you guys added? Or would it be too much in snowy areas like NY or WA? I imagine the will will help a lot with heavy loads but curious on how necessary it is, I imagine the layout would look fantastic if it was fully open but then again waste of space to some

@Septix yes the main living room and kitchen is full span. The joists are all the same height throughout to keep the roofline the same but some are a "lighter" series that use the laod bearing wall to save some money.

This thing sucks! Not only does it leave burrs but it also bends the last three threads at an angle. W have to use a demurring tool or recut multiple times. We have a used one and a brand new one and it does precisely the same thing. I've tried it flat on the ground but we bought it for making cuts in the air and it does not work. It does cut great but good luck getting a nut on the end you cut with the thing.

@kellytomlinson8781 that's odd. Mine works great 90% of the time. Every so often it does leave a burr at the end but doesn't bend the threads. I assume you changed the dies but if your having the problem on both of them that does seem strange.

The air separator can be placed anywhere, it can even be the lowest component and not have any negative affect. However, its purpose is not to purge the air from the system during startup. Its function is to "scrub" the micro bubbles that remain within the system to assist with long term corrosion, or damage protection.

If I have in floor heat in my garage (in the concrete floor) and I take square footage x(times) 40btu and I come up with 55,680 btu total with 14.5’ high ceiling and in mid Michigan. Walls are 4.5”-5” blown in isolation. I am debating between 90,000 and 120,000btu modulating/condensing boiler , is the 120k over kill? I keep garage at 70 degrees

Wanted to take a minute and thank Jim and write a review. I just finished installing a combi system that I had Jim design for me, I think back in June. The drawing was great, the parts list was perfect and when I finally got it up and running he helped me through some questions and issues specific to my situation. Working perfectly! I built my own place, off grid, high elevation. Had a great plumber who then went crazy with hourly extras after the rough. I couldn’t afford those shenanigans so I took this on, way out over my skis. So, it took a while! But with the plans and the videos I was able to get it in and done successfully. Very very excellent drawings, guidance and assistance. Highly recommend!
