Thank you for both comments! I will refrain from trying to answer why another creator says what he says…not my place. I can tell you that whenever I put out a video that has a more negative tone/title…it gets more views. The housing market has been confusing and frustrating for people wanting there to be a significant downturn. I was in real estate for the last downturn and I can’t for the life of me understand why people would want that to happen again. Florida has issues that need to be addressed…insurance being top of that list.

Great information Melanie. Here's another possible reason the median price is up - because people moving to Tampa from out of state do so because the price of homes where they live is insane, which is why they're relocating. In Los Angeles where I live an average 3 bdrm home basically anywhere is over $1 million. And not coming down. I've seen glorified tool sheds go for $850. So to me $438K for a nice home? I'll take two please!!

Absolutely agree with you! People from my other states can’t believe the prices we have, even now. Plus, the West Coast of Florida is less expensive so we have buyers that come from Miami and are shocked at how low our prices are in comparison. Thank you for watching!

The thing that i loved was the subdivision that built homes on a swamp. It sounds crazy but they were built on elevated on pods,beautiful design, and extremely beautiful landscape very high-end development !!!

In 10 years there will be a horrific fire sale on Florida real estate due to rising sea levels, as every square foot of Florida becomes wet & soggy, with the water table in most of Florida 1-5 feet. People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

I hear that a lot but I think it totally depends on where in Florida you want to move. There are definitely areas that feel overcrowded but it’s all relative to what you’re used to. There are also areas that are very rural, especially in the panhandle and the center of the state (Orlando excluded). Florida has many personalities depending on where you are. Come explore the different cities for a bit and see if any of them feel like home

There are absolutely growing pains With all of these developments, my hope is that smart infrastructure and roads are a priority while in the planning and approval stages. Also hope they focus on adding bike lanes, safe sidewalks, and public transportation

I live in the south shore area and there is a ton of used houses for sale plus new houses available that have not been listed. You have to go to the builders office to get the info. In conclusion, the inventory is larger than we can see on the internet.

I lived in Tampa from 85 to 87 barley recognize the city but my old apartment complex is still there it was new when I moved in paid $300.00 a month for a 1 bedroom sure miss those prices live in a small north Florida town near the Suwannee River now

Some great projects here. One thing no one talks about is water. There is only so much water developers can take from the Florida Aquifer. The thing you don;t what is to have sea water seeping and contaminating your water supply. Sure it rains in Tampa. We did not get much rain over the past year. Many ponds are very low. This also causes sink holes. On the bright side, Tampa should lead in EV charging stations with the development of these projects. EV's work great in warm climates and not so well in cold weather Upstate New York . Thanks for keeping us up to date on these projects.
