I'm building super structures concrete building as a G.C, in the New York City, and Turkish structures are no less than American standards. Some cases are stronger than us. However, you have to buy from reputable companies through your home. Those who claim otherwise they are jealous of the opportunity.

The planned Istanbul canal project is a pie in the sky. It is for the time being a marketing gimmick without a substance. Real estate agents are using it to promote properties with CANAL VIEWS of a Canal that has not yet been built on a project that has not been approved on a route that is not even certain.....I think I made my point....Please do not believe everything you read on media.......

The building standards are the huge issue ... Poor construction strength,.. the foundations are everything if this is compromised it's going to collapse.. best to buy a house outside urban city limits rural.. Build quality when buying is a total nightmare... To many cheap builds and max profit taking has ruined everything. There has to be legal regulated high standards, also limit the hight of apartments.... It's just so scary to buy in Turkey... When they all collapsed it destroyed the Turkish construction credibility forever... I would not touch or even remotely consider buying an apartment in fear it will collapse... The Earthquake situation is horrendous and risks are to much to even consider this. Best to look at Greece, Italy, ... Something rural and away from the huge risks buying in Turkey. ☹️☹️☹️☹️☹️🇬🇧🇬🇧🇬🇧

@@ericgriffin6698 Hi Eric Although there have no doubt been issues with compliance and certainly with poor construction, it is not correct to suggest that this is a country wide standard and that all buildings are poorly built. This certainly is not correct. There are indeed exceptionally good developers who go over and above the call of duty in terms of complying with building regulations. Like with everything else, one needs to take solid advice and work with professionals. In our experience it is when buyers cut corners in order to save pennies that they find themselves in undesirable situations. Take right advice, this is the bottom line. Thanks

All countries and cities have cycles. When UAE was down - Türkiye was up, and now Türkiye is down and UAE is up. Türkiye surely will pick up, and let the interest rates climb down to around 15% and you will see the results. It has taken longer then expected but surely it will bounce back. Türkiye economy in essence is strong but the energy strategy has cost them dearly. Things will Change towards second half of 2025 and will continue to become better provider interest rates comes down.

@@tiyes94golden visa is pointless, doesn’t give any extra points compared to normal business owner visa, the price over the years is pretty much same. More over, your 2 million dirham will be stuck. If you sell any of the properties, you will lose the golden visa. So you are just stuck. UAE will not give a passport even after you live there for 50 years. Telling this all from real life experience.

16:40 Correction here. The concrete sample taken from a building, the 'karot' as it's called, can never ever be taken from a spot where there are rebars. That's why they first scan the area, and make sure they take a sample from between the rebars in a column. Though I am sure in many many many buildings, the proper use of these rebars is questionable, this news item is about the fact that almost buildings in Istanbul built before 2000 were made out of sea sand. Sea sand concrete is weak and it has salt in it and salt erodes iron, therefore a deadly combination, especially when a building ages. Turkiye should focus on seismic isolators, and more and more commercial and residential buildings should be built with them.

Do you want to know what the government should do and the central bank, first of all adress these supply issues by opening into diverse markets making chances of supply chain collapse less likely, secondly interest rates known for handling inflation will not entirely solve it alone, if new production methods are used to reducing production costs, and offering funding for worker training and more into education, workplace efficency can increase, and another minimum wage increase would have to be inacted aswell. Turkiye also have to make its central bank independent from the government it can also be loyal but it has to be smart in its decisions. This can boost consumer confidence and give lira some ground back.

Many thanks for your comment. The prices for properties in Istanbul had adjusted. Due to the rapid increase need for cash in a market that bank interest rates had hiked up to min 50% for few months now, real estate market offers stress deals that comes 20-30% below the market price if not more in some cases.. This bring us to the prices of properties that might still have 2-3% further to drop, but highly unlikely any more drop will affect newly built units which has the highest demand in the market for buy and rent, specially after feb 2023 major earthquake in turkey . Majority of Istanbul’s properties are old and poorly built, adding the continual increase in building materials and labor costs which makes this market and what offers from properties that build after 2016 regulations ideal for capital gains. lets agree that city center righteously priced properties did not loose any value from the capital, if it did, it was from the capital gains yet many had handsome profit untouched.

Rental returns in Kagithane aren't good. It's 3% on my original "lower" purchase price of 2021/2022. My property is managed by Property Turkey. I love you, Cameran, but have to state this fact :) And based on my experiences I endorse your comment on cap appreciation.

However the law to how much to increase on annual rental contracts was modified as of July 2024 The cap increase is determined by the inflation rates and the customer index, which after this modification investors are collecting handsome returns specially in areas like Kagithane
